Home Owners Association Committee
(HOAC)
The Home Owners Association Committee (HOAC) would like to welcome you to
Seachange Emerald Lakes. We understand that moving to a new community can be
challenging and we have put together some helpful information to assist you in settling into
the community.
HOAC consists of eight elected Association members that hold monthly meetings to discuss
issues within the community. The HOAC President also has a role of liaison with the Park
Owners. If you have an issue that should be addressed that relates to the community, please
forward your concern to our Committee Secretary
Any issue that relates to your house or surrounds should be directed to the Community
Manager.

The Home Owners Association Committee has created a website that provides a range
of useful resources. The address is http://www.selresidents.club. You will need to register
(create a user-id and password) to gain access. There is also a Private Facebook group

The Buzz. The Buzz is our Association’s bi-monthly newletter distributed via email to all
Associaion members. It combines updates on matters affecting our community with some
general reading and light humour.
Our members are also regularly kept informed of important changes with email updates
from the Association President or Secretary and through Community Notices issued by
the Community Manager.

Country Club Country Club Facilities
At the heart of Seachange Emerald Lakes is the 5-Star Country Club, which includes many
outstanding facilities.
If you would like to book any of the facilities listed below, there is a “Booking” book
located at the HOAC desk in the Country Club Entrance Foyer.
It is the responsibility of each resident to leave all Country Club facilities spotless after use.
The Park Owner has provided all the cleaning supplies and equipment for residents to use
to ensure that the Country Club remains in pristine condition.
The Gallery
This large community space is used for
Association members events such as Christmas,
New Year’s celebrations which are organised by
the Seachange Emerald Lakes HOA Social
SubCommittee. This area can be booked for
private functions with catering equipment for 100
and a fully equipped kitchen.

Teppanyaki BBQ
This BBQ area is next to the outdoor pool and
can be booked by Association members.
Outdoor Pool
The outdoor pool has a wheelchair access ramp.
Ample pool furniture is provided for relaxing.
Indoor Pool
The indoor pool is great for those Association
members who wish to do laps. It is also used for
Aqua Aerobics every week. Pool noodles are
provided for Association members’ water fitness
activities.
Spa/Sauna/Steam/Massage Room
Association members can book a personal
massage in the Bookings book on the HOAC
desk in the entrance hall. There are no bookings
required for the spa and sauna/steam rooms.
Gymnasium

A variety of gym equipment is provided for your
fitness training and Association members are
requested to leave the equipment in a tidy, safe
and hygienic state.
Cinema
A 12 seat cinema with a huge screen and surround
sound is available to be booked by Association
members for showing movies. The cinema also has
Netflix available and any information on impending
special movie showings is generally advised to all
Association members by email.
Library
Due to donations from Association members there
is a vast selection of both fiction and nonfiction
books, DVDs and jigsaw puzzles in the library. All
the items have been documented by hardworking
volunteer Association members.
The Sanctuary
The Sanctuary can be used for meetings or
Association members can book the room for
meetings or special occasions. There is a fully
equipped kitchen adjacent to the room.
Workshop

There is a well-equipped workshop and a
Workshop Activity Group provides an
opportunity for Association members to
undertake individual and community projects.

Art & Craft Studio
Art & Craft classes are held in the studio and
their days and times are listed in the monthly
schedule of Events & Activities.
Tennis Court / Pickle Ball Court
Association members can book the Tennis Court
and Pickle Ball Court. A shelter is provided at the
Tennis Court. Pickle Ball equipment is kept at the
shelter in a storage container. Please provide your
own tennis equipment. There are also BBQ
facilities are at the Tennis Court shelter which can
be booked.
Boule Court
Association members can book the Boule Court.
Boule Ball equipment is kept at the Tennis Court
shelter in a storage container.

Military Veterans’ Group
There is a small memorial in front of the
Clubhouse beside the flag pole. A Military
Veterans Group holds commemoration services
for the Community on ANZAC
Day,
Remembrance Day and Vietnam Veterans Day. If
you have served in the Australian Defence Force,
you are welcome to join the Group. Contact the
Coordinator, David Potter (167).
Suggestions Book A Suggestions book is held by the Community Manager and if you have suggestions for
perhaps a function, event or social activity please email the Community Manager.
Community Notice Boards Three Community Notice Boards and a whiteboard are located at the HOAC desk in the
entrance hall. Two boards and whiteboard are for Association members’ use and the other
for the Community Manager. If you have something that may be of interest to the
Association members, please feel free to advertise on the Association members Notice
Boards.
Information related to Community Activities including Tai Chi, Aqua Aerobics, Trivia
Nights, Golf Lessons etc. are displayed on the Association members Notice Board. There
is also a Digital Information Display Screen in the Gallery that includes details of
upcoming events.
Children at the Country Club Children, under 18 years are not permitted in the Spa, Sauna, Steam Room, Gymnasium or
Indoor Pool. They are permitted access to the toilets in the wet area through the Gym from
the Gallery, Outdoor Pool and BBQ.
Children’s access to other areas of the Country Club, including the Outdoor Pool, is
permitted only with and under the supervision of the Home Owner or an “Authorised
Occupant”.
Name Badges All Association members are issued with a name badge on settlement. Please remember to
wear this badge at every event/function (except Aqua!!!)
Tyre Pump & Water Hose A pump for bike and golf buggy tyres is located outside the Country Club (on the corner
nearest the community garden). A water hose for washing down your car is located at the

end of the tennis court. Please respect these items as they should not be treated roughly and
can be broken.
Visitor Parking / Speed Limit Please ensure your guests or visitors use the Visitor Car Park near the Tennis Court and do
not park on the road or verges. For the safety of all Association members, guests and visitors
please adhere to the 10 km/h speed limit throughout the community. The speed limit also
includes Golf Buggies. SHORT TERM (2 or 5 hour max) visitor parking is also available
at various locations throughout the community roads.
Rubbish Collection Domestic waste bins are placed on the kerbside on Wednesday evening for an early
collection on Thursday morning. Every second week there is a recycle collection alongside
the waste collection.
Pets All dogs must be on a leash at all times and no dogs, other than those approved by the Park
Owner, are permitted in the Park. Owners are responsible for cleaning up after their
dog. Doggy bags are provided at the entrances.
Local Health Facilities Local doctor’s and dentist’s surgeries are located at Emerald Lakes Village and also at
Cocos/Aldi Shopping Centre on Manchester Road – take the Carrara Markets exit from the
Nerang-Broadbeach Road. Pharmacies and Pathology are also located in these two
shopping centres.
There are two public hospitals near Seachange – Gold Coast University Hospital in
Southport and Robina Hospital in Robina. The Gold Coast is well serviced with private
hospitals – the nearest is Pindara Hospital in Benowa,
Emergency Vehicles Queensland Ambulance & Queensland Fire and Rescue: Both of these emergency services
have emergency codes that are used for the entry and exit gate. If you require one of these
services please advise, when placing 000 calls, that the emergency service has a gate code
for this community.
It is imperative that make you make it very clear when requesting one of these services that
you stipulate it is SEACHANGE EMERALD LAKES and which gate to use for your
home.
Please also refer to the Emergency Procedures document which is currently being reviewed
and finalised and soon to be added to the selresidents website.
Public Transport Bus stops for the Translink 745 Bus Service to Nerang Train Station/Pacific Fair Shopping
Centre are located on the service road across the road from the Country Club and near
Nielsens Road traffic lights. Buses travel every 30 minutes in both directions.

The Airport Express Train to Brisbane CBD and the airport leaves from Nerang Station
every 30 minutes. Nerang Station is located on the Nerang-Broadbeach Road near Nerang.
Follow the signage.
Check the Translink Journey Planner for buses and trains departure/arrival times.
Local Shopping Facilities
Woolworths This is the nearest supermarket, located on the Nerang-Broadbeach Road driving towards
Pacific Fair. Take the slip road on the left signposted Carrara Markets after Nielsen Road
lights.
Coco’s Aldi, newsagent, pharmacy, florist, medical, butcher shop and other smaller food shops
are situated on Manchester Street, take the same exit.
Coles Located at Benowa Village on Ross Street. Turn left at Nerang/Broadbeach Road and then
turn right onto Ross Street at next lights. Coles is on the corner of Ross Street and Benowa
Road.
Emerald Lakes Pharmacy
Located at Emerald Lakes Village.
Carrara Markets
Held on the weekends and have fresh food available and many other stalls.
Emerald Lakes Village Market
Held every Thursday after 2pm and have fresh food available and many other stalls.
Q Super Shopping Centre Located on Bermuda Street (Gooding Drive, then turn right off Nerang-Broadbeach Road)
and has an Aldi, Coles, Woolworths, a smaller Bunnings and other retail shops and banks.
Another Bunnings is located in Nerang. Drive towards the M1 on the BroadbeachNerang

Road. Turn left onto Chisolm Road and then right into Pappas Way. Go under the M1 and
Bunnings is on the right. A huge Bunnings is located at Burleigh Heads on Bermuda Street.
Robina Town Centre Ten minutes away, travel along Robina Parkway after the Gooding Drive roundabout and
follow the signs.
Pacific Fair Shopping Centre Ten minutes away along
Gooding Drive/Hooker Boulevard.

Gold Coast Botanical Gardens
Gold Coast Regional Botanic Gardens are a must
see.
The Gardens are just 10-minute drive from
Seachange Emerald Lakes on Ashmore Road in Benowa and are set on 31 hectares
overlooking the Gold Coast Hinterland. Fun for everyone includes a stroll on the
boardwalks and bird watching around the lake, a children's playground, delicious organic
coffees, ice cream and snacks at the Friends Centre, or a picnic or barbecue in one of the
many picnic areas. Free guided walks are available, as well as regular school holiday
activities for kids. Free Tai chi classes on Tuesdays and Fridays. (Information taken from

Emerald Lakes Walking/Cycling Paths, Lake Activities & Golf Buggy
Route
There are 13 kilometres of leafy walking and
cycling trails around Emerald Lakes – perfect for
a morning run or walk or for a sunset stroll.
Activities on Emerald Lakes include kayaking,
fishing and bird watching. Fish in the lake include Black Bream (Luderick) Whiting,
Trevally and the occasional Barracuda! All jetties on Emerald Lakes islands can be
accessed across the foot bridge and can be used by all Seachange Association members.
There is a small beach on the lake with picnic facilities about 5 minutes walk along the
lakeside path. Radio controlled yachts race on Wednesday and Saturdays on the lake – the
clubs always welcome new enthusiasts. Dragon Boat racing is held twice a year and is
quite a spectacular event – not to be missed. Hot air balloons can sometimes be spotted
floating across the lake early in the morning.
Please ensure when driving your golf buggy that you keep to the designated golf buggy
route as designated in your site agreement – across the foot bridge, on the roads on the two
islands, through Emerald Lake Village, by the lake and through the tunnel to Emerald Lakes
Golf Club. Please beep your horn loudly when driving through the tunnel to alert
pedestrians and cyclists.
Emerald Lakes Village
It is a short golf buggy drive or 15-minute walk to
Emerald Lakes Village.
There is a Gloria Jeans Coffee Shop, two Deli Cafés, Indian, Greek and Italian restaurants
and Tapas Bar/Restaurant – all with a good reputation.
On Thursdays a Fresh Food Market selling fruit and vegetables, organic meat, organic eggs,
flowers etc., is held from 2pm - 8pm in the village square. Several food vans provide a
variety of international foods for purchase. Live music is provided.

Emerald Lakes Golf Club
It is a golf buggy ride to Emerald Lakes Golf
Club.
The Golf Club has many facilities including a
restaurant, driving range, coaching centre, Pro-shop, mini-golf, tennis courts, and a
Wellness Centre featuring yoga, pilates and massage facilities. Golf lessons are available
for beginners or as a refresher course on Friday and Saturday mornings.
Local Wildlife
You can spot many varieties of birdlife around
Emerald Lakes.
In the Emerald Lakes wetlands, you can enjoy watching egrets and spoonbills. You might
also see Australian pelicans, cormorants, herons, Australian white ibis, a variety of ducks
and moorhens, butcherbirds, cuckoo shrikes, currawong, rainbow lorikeets and blue faced
honeyeaters. Black swans live on the lake and often paddle to the edge. It has been advised
not to feed any of the Emerald Lakes wildlife.
The occasional raptor (fish eagles), swoop down over the lake. Water dragons and lizards
make their home on the edge of the lake.

Seachange Emerald Lakes
Social Sub-Committee
HOAC has appointed a Social Sub-Committee to take responsibility for planning all of the
Association members events at Seachange Emerald Lakes – for example Melbourne Cup,
Christmas celebrations, Australia Day and the weekly Happy Hour in the Gallery. The
Happy Hour is every Friday night at 5:00 in the Gallery for all Association members to
meet and to get to know each other. Special Happy Hours and Fund-Raising Fridays are
also organised including raffles, special themes and other activities. It is usually BYO
beverage and plate of nibbles. All special events are broadcast by email to all members of
the Home Owners’ Association.
The Seachange Emerald Lakes Country Club was officially opened in September 2015 and
since then many resident’s activities have been organised and well attended in this
magnificent facility. An Events & Activities Calendar is distributed each month by email
to keep all Association members up to date.

Seachange Emerald Lakes
Country Club Information
General Air-conditioners turn off after 2 hours. They have a ±2° control range. Fan speed is
controllable. Turn lights & air-con OFF when leaving (e.g. in the gym), plus all items that
don’t need to remain ON. It is expected that any rooms used are left clean after an activity
including where necessary, vacuum, wipe tables, arrange furniture, collect rubbish etc.
Cinema (see also the instruction sheet at the entry door)
Making a booking
To be courteous, record the movie title and annotate with “others invited” unless it’s a
strictly private showing (e.g. too many people already invited).
Picture width/aspect ratio
Use the ‘wide screen’ option on the wall-mounted control panel or on the DVD/Blu-Ray
player’s remote-control unit to widen the picture if needed.
Volume
The default volume for TV viewing is less than that for playing DVDs – try a volume setting
of 14-15 initially for a DVD.
Room lighting effects
Light switches are on the wall at entry; then the small white remote control alters the
lighting effects (e.g. rotate the centre disc to select different colours).
Put the DVD’s remote-control unit back into its charger when finished.
Spa Manually turn ON and then manually turn OFF when finished.
Sauna & Steam Room The sauna’s cycle lasts 30 min and it’s pre-set to 80°; hit the ON/OFF button to toggle
between ON/OFF, and hit the LIGHT button to turn the light ON/OFF. Add water to the
rocks to create more steam. The Steam Room is similar to the sauna but is set to a fixed
49°; you can Pause/Restart the steam (e.g. to exit then re-enter later) through the button
with the standard Pause symbol ( ▌▌) on it.
Caution: Don’t touch the steam nozzle.

Kitchen in The Gallery
Below Sink Dishwasher is for glasses only (about 3 min): Set temperature to 80° or more.
Plug & filter on the floor at the rear must be in place. Insert a tray of glasses and choose
H/M/L to start a wash. De-scaling is automatic but at day’s end, select ‘Drain ’and remove
the plug.
2 x Crockery Dishwashers in the food preparation area take about 4 min (the ‘lightning
’symbol is ON/OFF). Please pre-rinse items manually. De-scaling the dishwasher is
automatic. Settings: ‘1 ’is for a light wash, ‘2 ’for a heavy wash. For these dishwashers,
insert the trays when the bars light up red. Although these dishwashers drain themselves
automatically after a wash, at the end of the day, press the tulip-like symbol for 3 s to drain
them (and remove the grey plug/filter on the floor of the unit to clean it manually).
Microwave Oven has fairly conventional controls.
AV System in The Gallery On the Control Screen over the servery counter, choose ‘Home ’to allow a source to be
selected.
Both for radio and TV, you can select from pre-set channels that are displayed, or use the
UP/DOWN arrows to search for additional channels. (If you want to include a favourite
channel amongst the already pre-set ones, you can ‘SET ’it once you’ve tuned it in.)
Blu-Ray & CD players: There is no remote control; the Blu-Ray player’s ‘Eject ’button is
on top of the unit (2nd from right) but you can pull the front flap down manually, revealing
also a USB input; its stereo socket & cable on top of the unit is for a media player (e.g. an
iPod) to be connected. CD player: this separate unit can also take an iPod/USB input. The
Control Screen see above) allows random play (but no way to navigate between folders on
a USB flash-drive?).
Sockets in the Gallery’s wall near the large TV screen are for PA systems (two 3-pin sockets
for ‘DJ ’inputs such as microphones). A PC’s video/slideshow could be fed into a VGA
socket (no sound) or into an HDMI socket (allowing sound & video) on that wall.
AV Equipment in The Sanctuary TV & mini audio system, plus a Blu-ray player with a USB input.
AV Equipment in The Library Mini-audio system (CD & radio receiver) with a USB input.
AV Equipment in The Gym
Mini-audio system (CD & radio receiver), plus a TV & TV remote.

How to Access the Seachange Emerald Lakes
Residents Website
You should then be asked to complete a User Name and Password to register. A suggestion when
completing the User Name is to use lower case letters and don’t have a space or dot between
letters.
