Special billing forms are quickly and easily accommodated
Billing in accordance with Local Country Tax RegulationsIf you or your tenants/owners wish to include household-related services, employment relationships or handicraft services in the income tax return, these must be shown separately in the operating costs bill.
We identify the proportion of labour costs for you, so that we can allocate these to your tenants or property owners according to the agreed billing and allocation formulae.
Considering heat emission from pipesIf the proportion of unrecorded heat emission from pipes is high, it may be necessary to correct the allocated costs accordingly. This means that some of the users profit from the heat that radiates from the pipes. The costs of this heat, however, are also borne by the remaining users, who thus pay a higher price per metered consumption unit. Using the market agreed balancing procedures on heat emission from pipes, we ensure that the generated heat is allocated more fairly throughout the building.
Billing for renewable energy sourcesThe requirements for measurement equipment have become much more complex with the introduction of combined heat and power plants, solar plants and geothermal power plants. We provide reliable consumption-dependent billing with the help of state-of-the-art measurement equipment. On request, we can plan and implement the installation of the necessary equipment in cooperation with your local installation company. This means that you can place the fitting-out, meter-reading and billing processes securely in the professional hands of specialists.
User groupsIn some buildings, the heat consumption is measured using various different measurements or recording devices. This could be the case, for example, if some of the apartments have under-floor heating, while others have conventional radiators. In such cases data can be separately recorded for each so-called user group. Creating separate user groups for different types of building or building use, or for other practical reasons, may also be prudent. Based on your information regarding the property, we define these user groups for the purpose of consumption- dependent billing.

As an example, more than 80 percent of the 15 million heating systems in Germany are not currently operating with maximum technical efficiency and are thus wasting energy at a rate of more than 30 percent in some cases. In order to prevent this and to make a positive contribution to climate protection, we use our Heating ECG to provide you with a detailed analysis of the performance of fuel-powered heating systems and district heating systems. Advance payments management: act early to avoid back paymentsThe advance payments management facility enables you and your tenants to actively avoid large back payments for operating costs. The ancillary costs accrued to date are compared at both property and user level. The costs that will accumulate up to the end of the billing period can then be forecast on this basis. In Germany: Energy pass – fulfilling the statutory obligation
The consumption-oriented energy passThis states the actual energy consumption per square metre. The corresponding data is determined on the basis of the heating cost bills of the last three years. The results are influenced by the user behaviour of the tenants. We issue the consumption-oriented energy pass.
The demand-oriented energy passIn this case, building envelopes, construction materials and the heating system are analysed. The result is an objective picture of a building‘s energy characteristics and is independent of the behaviour of individual consumers.

There are two versions: the demand-oriented and the consumption-oriented energy pass. In some cases, the building owner can choose between the two, whereas, in other cases, strict conditions dictate which version is required. Both passes are then valid for ten years.

In Germany: Smoke alarms – safety for you and your tenants
The installation and maintenance of smoke alarms is already firmly anchored in the building regulations of many German states. The current status of the devices is shown and archived in the ista web portal. Malfunctions are identified immediately and then rectified automatically by arrangement.

The building regulations of each German state specify the required scope of equipment provision. Optimal protection is achieved if smoke alarms are fitted in all rooms (except kitchens and wet rooms). As a minimum, children’s rooms, bedrooms and escape routes in apartments must be fitted with smoke alarms.

Tenant safety | Drinking water analysis
In Germany: Drinking water analysis - clean water means preventive protection for tenantsOur drinking water is subject to strict checks in accordance with the German Drinking Water Ordinance. It is still possible for health hazards to lurk in the drinking water, however. Legionella, for example, can contaminate water pipe networks and hot water tanks. To reduce the danger of an outbreak of legionnaires‘ disease, the October 2012 edition of the German Drinking Water Ordinance (Trinkwasserverordnung) introduced more stringent regulations. We can help you to fulfil these new requirements.
Is your property affected by the amendments to the Drinking Water Ordinance?
Testing is a requirement for residential properties that meet all of the following criteria:
The property has more than two apartments
At least one apartment is rented out
The property has showers or shower-heads that create a spray mist
There is a central drinking water heating system
The volume of the hot water tank is greater than 400 litres
or
the volume of water in the pipe between the hot water tank and the outlet is greater than 3 litres
