Right now, they spend every weekend driving from their land locked home at Pacific Pines in South East of Brisbane, to Burleigh Heads. They’re desperate to sell and buy a beach house, but after 4 months on the market their house remains unsold. Now Pacific Pines is a tough market, there are almost 160 smart modern 4-bedroom homes on the market, in direct competition with Matt and Regan’s place. And when you look at their home its not hard to see why its been overlooked by buyers. The living areas are cramped, the kitchen and bathroom dated. Then there’s the front yard pool, which puts you on display to the passing traffic, not to mention the scruffy entertaining area hidden around the back. It’s our job to make this house stand out from the crowd and let Matt and Regan realise their dream. THE INTERIOR Matt and Regan’s home looked big from the outside, but once you got inside the open plan living /dining /kitchen area was tiny. The lack of space was not helped by a square of carpet set into the tiles on one side of the room. Its purpose was to define the lounge area, but all it really achieved was to break up the floor and made the space feel even smaller. But lack of living space wasn’t this homes only problem. Despite the fact it was only 10 years old, the internal fixtures looked more like relics from the 80s. The salmon pink kitchen did little to wow buyers and the gold-framed shower screen just screamed dated. Shaynna decided to use her portion of the budget to update the open plan lounge / kitchen / dining area, the bathroom and main bedroom. For once, there was very little painting to be done so we could get straight down to the renovations. We didn’t have the budget to change the kitchen cupboards, but the salmon pink marble bench top and kicker boards had to go. Instead of replacing the bench and boards, professional spray painters from RENOVATE THAT, gave them a brilliant hard wearing faux granite finish. kitchen that didn’t break the bank.

More magic spray paint was applied to the tiles and bath in the main bathroom. The simple white finish looked incredible and with the work guaranteed for 5 years it gave the bathroom a well-needed, yet durable face- lift. The dated gold shower screen was replaced with a newer chrome framed model. Finally the walls were painted in TAUBMANS® Endure Interior, Coffee Cake to give the bathroom a fresh contemporary colour scheme.

The main living area was transformed with a new floating floor from CARPET CALL, in a light blonde wood. By using the same floor throughout the once pokey space looked a lot bigger and new smaller modern furniture from VALIANT HIRE in Brisbane completed the look. To link with the outside pool, Shaynna used splashes of turquoise in the accessories which made a powerful design statement with the white modern furniture. Finally the ugly vertical blinds were banished and replaced with simple cream curtains.

The master bedroom was tidied and dressed with less bulky furniture and new linen, sourced from VALIANT HIRE.

ThE ouTdooR RooMOne of the biggest problems with Matt and Regans home, was it only had one living space. We didn’t have the time or money to build an extension, so Shaynna and Charlie came up with the next best thing - an outdoor room. There was already a roof over the so-called entertaining area at the back of the house, all they needed to do was fill in the sides and make it look like a comfortable living space.

The first job was to cover the ugly concrete floor. Paint wouldn’t have given us the slick look we needed and paving would have blown the budget, so it was time for more spray on surfaces. In just a few hours ON-CRETE applied a polymer finish and two different tones of spray paint to make the floor look like natural stone tiles.

Next, the team constructed a simple wooden frame to create walls. The idea was to split the outdoor room in two. One side would be a living space adjoining the kitchen, the other a dining area that was open to the BBQ and garden. The frames were filled in with fly screens leaving the seating area fully enclosed.

The secret to creating a successful outdoor room was in the furnishings. Charlie planted up some feature pots from POTSONLINE, while Shaynna added extra lighting, wrought iron artwork on the walls and some cane resort style furniture, all from VALIANT HIRE in Brisbane.

The dining area was treated more as an outdoor space, with a couple of large feature pots from POTSONLINE and a contemporary wood outdoor setting.

pACiFiC piNESThE gARdENThe garden provided Charlie with some real challenges. On the plus side it had a very nice swimming pool, but on the down side it was in the front yard, right next to a busy road. The next issue was the entertaining area, which was tucked around the back of the house and there was little to link it to the pool. Neither the main entertaining area nor the pool could be moved, so Charlie had to come up with a visual link to connect the areas together.

He did this by constructing a treated pine deck at the side of the house next to the pool. This gave parents somewhere to sit and watch the kids and not be visible from the road. The deck was finished off with some contemporary outdoor furniture from VALIANT HIRE and some tall pots from POTSONLINE. To carry the visual link through to the back, Charlie used the same treated pine decking, to build a slatted screen in front of the rather untidy bank. This served as a backdrop for the BBQ and both areas were finished in the same Merbau toned stain.

The front yard pool was could have been a real asset, but it had no privacy. It was built up to the same height as the top of the fence, so anyone driving by could see you in all your glory! Building a big screen would have looked ugly from the road, so Charlie opted for a green solution, some mature Weeping Lillipillies (waterhousia floribunda) that were craned into place for an instant solution.

The next job was to tackle the pool surround. The ugly pool equipment was out on show, so Charlie built a matching slatted screen to tie in with the BBQ screen out the back. There was already a very nice hardwood deck on one side of the pool; all it needed was a good clean and some oil. The final job was to move the pavers, which were spread out like stepping-stones into one spot by the pool gate. This visually smartened the area and provided some much needed hardstand for a 2 seater outdoor lounge.
