Curtain wall invention is a great contribution to mankind with far-reaching effects and creates long term benefits for human and their living places.

Being the envelope of buildings, just like the first

protective layer of human being. A good façade

does not only provide an attractive outlook for the

superstructure and it also gives a safety shelter and

thermal insulation to people. On the contrary, a poor

quality façade may cause a lot of problems and even

lead to irreversible fatal cases. As such, all kinds of

façade works, windows and skylight should be shared

and enjoyed by the public. It should be complimentary

with the superstructures. Therefore, as a member

of the industry, regardless of our role as a designer,

material supplier or subcontractors, we should continue

strengthening our works and commitment. Thus, mere

consideration on the warranty duration period as the

benchmark of design and implementation guideline

should be avoided.

Time flies like an arrow, I had joined the industry

for over thirty years, firstly worked as a designer, then

in valuation, material procurement, subcontracting,

building materials distribution agent, and then to set

up my own manufacturing and fabricating center

all through installation and project management

experience. I deeply felt that curtain wall industry

requires unprecedented professionalism, the breadth

and depth of engineering knowledge and technical

know-how.

Hong Kong curtain wall industry has always been a

top leader in design, project management and safety

areas. We have the most experienced and technical

savvy professionals working in the field, that are highly

respected and looked upon among other peer

competitors from around the world for our dedication,

hard works, sense of responsibility and commitment. I

am proud to be part of the team.

Driven by the fast-growing domestic economy in

the Mainland, the pincer attack from high inflation,

fluctuating exchange rates, political conservatism

and brain-drain impact are common problems in

this challenging era. We need to plan ahead and to

restructure our development strategy, successful cost

control and re-allocation of resources. Personnel and

continuous training should be another area we need

to work on. In view of this, the HKFA together with

the Open University of Hong Kong had organized a

course of Professional Diploma in Façade Engineering

& Management is timely indeed. The course offered

the most comprehensive course materials and well-

experienced instructors from the industry. We hope that

this program can further elevate the overall learning

and practical training for those who are working in or

planning to enter into the curtain wall field.

Our Association is getting stronger and growing

more healthily under the cultivation of the previous

sessions of council committee and presidents. It is my

honor to receive your unmerited affection and elected

me as the new president. Earning the strong support

from our new Vice Presidents Mr. Michael Lee and Mr.

Albert Leung along with other fellow directors, we have

full confidence to lead HKFA and serve our members

with full commitment and integrity.

I heartedly thank for all the voluntary, selfless

support from our council members, consultants, as

well as the tolerance and generosity of our members.

As the faith of HKFA always believes that "People of

the same profession are the same circle of friends, we

improve ourselves through positive competition and to

strive for the industry excellence by learning from each

other. Unity is Strength."

幕牆的發明,是對人類的貢獻,影響之深遠,是無容置疑。

幕牆是建築物的外衣,是人類衣物以外的第一

重保護罩。好的幕牆除卻美侖美奐的外型之外,更

堅負着為人們遮風擋雨,有着恆溫保暖等作用。相

反不好的幕牆,必然會為害不淺,更甚者,會危及

別人生命,財產安全。影響極壞,難以挽回。由此

可見,無論何種幕牆、門窗、天窗等外牆體,都是

共同享用的。應該是與結構共存。所以,作為這個

行業的一員,是設計者也好,供應商也好,承判商

也好,不應以保質期長短作為應用基準,其實是

一項使命、是對生命恆久的承諾,為人為己, 不容有失。

光陰似箭,轉瞬間已入行三十年,打從設

計開始,繼而參與估價,物料採購,分判、建

材經銷代理、再而設廠生產,安裝至工程管理

等全方位的工作體驗中,深深感受到幕牆

行業的專業性和廣泛涵蓋性,涉獵之廣,

着實很多行業不能相比。

香港幕牆,無論在設計上,工程管

理和安全性等都走在世界前列,是

我們的驕傲。我們的資深從業員,

在世界同業中,都有着專業、認

真、勤奮和負責的優良形象,受人

敬重。身為一份子,與有榮焉。

在進入高速發展的國內經

濟,巨輪推動下,高通脹,變幻不

定的匯率,人才流失和保護主義的夾

擊下,業界如何能冷靜面對沖擊,制定

策略。有效地控制成本和資源調配至為關

鍵。人才的培訓更不容忽視。有見及此,協

會與香港公開大學所舉辦的「幕牆工程及管

Coating for Architectural MetalINTRODUCTION

Construction project business has developed

over the world. Airport in the desert withstands sand-

abrasion and UV-attack, power plant in the seashore

resists the erosion of salt spray, different projects face

diversified climate changes; architects and owners

have the responsibility to minimize the impact on the

environment, protect the natural environment, improve

the regional urban environment, and create a healthy

indoor environment for building target. Architectural

coating, especially for metal, needs to be formulated

to deliver the best performance possible within the

limitations dictated by environment and maintenance

forecast. Any coating one is always selecting is proven

quality, durability and reliability.

TYPICAL COATING SYSTEM COMPONENTS Top coat

• Top clear coat is usually optional and can be

applied over any top color coat for added

protection; the total coating system will be 2 or 3

layers.

Primer

• One component of coating system, applied to a

metal surface as a base or sealer.

Pretreatment

• Multi-stage cleaning and pre-treatment system for

aluminum substrate is required to remove organic

and inorganic surface soils, remove residual oxides,

and apply a chemical conversion coating to which

organic coatings will firmly adhere.

Substrate

• Pretreated aluminum panels or extrusions

• When considering the longevity of a coating system, resistance to chalking and fading is mainly evaluated.

- How Coatings fail?

pigment is a material that changes the color

of reflected or transmitted light as the result of

wavelength-selective absorption. In general,

inorganic pigment is more stable and lasts longer

than organic pigment.

There are many reasons why coatings fail and this can normally be attributed to poor application, environmental

conditions and inept quality assurance practices. Ultra Violet radiation from the Sun is the most serious.

• What are we seeing before or after exposure?

Picture-5 After exposure, resin at the surface degrades and loosens up, the pigment particles imbedded in the resin system also detach, and diffuse reflection of the surface means we can see the decline of gloss.

WHAT WE MEASURE? • Colour Shifts can be measured as:

- L, a, b values

- Derivative measurements

• △E (colour Shift)

• C (Chroma - a measure of colour intensity)

• Gloss Shifts can be measured as:- Using a 60-degree gloss meter- Gloss values shall be within ± 5 units of

specifications

• Surface degradation (Chalk) - Chalking shall be no more than that represented

in specifications by :• No. 8 rating for colorful coating

• No. 6 rating for white color

WHAT CAUSES COLOR FADE?

• Fading is caused when substances in the environment attack the pigment portion of the paint and cause the color to change.

- Acid / alkali attackSome vibrant chemical compounds or groups

of pigments are possible to react with acid and

alkali, color change is caused by the chemical

reaction.

- UV degradation of organic pigments

Organic pigments comprise a large range of

different chemical compounds, which are so

active to be easily destroyed by UV radiation.

- selective erosion of pigmentation

Carry away the finer, lighter pigment particles;

leave behind the larger, heavier pigment

particles in coating system, which leads to color

change.

• Failure in the Pigment System Causes Fading

• The surface viewed after exposure is affected by:

- Resin erosion

- The amount of flatting agent exposed

- The Refractive Index difference between the wetted and the “non-wetted” flatting agent

- Pigment exposed

Chalking is caused by degradation of the resin system at the surface of the finish, due predominantly to ultraviolet (UV) rays.

As the resin system breaks down, resin particles along with imbedded pigment particles lose adhesion and take on a white

appearance.

Picture-8 PVDF is the abbreviation of Polyvinylidene Fluoride in chemistry, the carbon–fluorine bond of PVDF molecule is called the strongest bond in organic chemistry. Its strength is a result of the electronegativity of fluorine imparting partial ionic character through partial charges on the carbon and fluorine atoms. The partial charges shorten and strengthen the bond through favorable coulombic interactions.

PVDF resin-based Coating is the best because carbon-fluorine bond is the strongest in the universe.

Picture-10 Florida Exposure Site – Southern Florida has been a benchmark for outdoor testing of materials’durability. High levels of ultraviolet radiation, humidity and temperature combine to provide a subtropical environment widely specified for outdoor exposure testing.

Cool products last longer

One s imple way to preserve mater ials i s to

refrigerate them. Heat accelerates chemical reactions,

including those responsible for the degradation of

physical, chemical or optical properties. Certain

polymers, such as polyesters, are known to be sensitive

to solar-induced heat build-up and will lose gloss,

color, and physical properties. Cool PVDF coating

series mitigate solar-induced heat build-up and the

destructive events associated with it.

Cool roofs save energy

A cool roof decreases a building's cooling load. In

general, a cool roof is one that does not absorb solar

energy which allows the surface temperature to remain

lower. During the daylight hours, a roof is constantly

subjected to solar energy striking its surface. The term

"Solar Reflectance" is a measure of the amount of solar

energy that is immediately reflected from the surface.

It is not reflected heat, but reflected electromagnetic

energy from the sun. The solar energy that is not

reflected away from the surface is absorbed into the

outer surface of the roof product and is converted into

heat. The heat can be removed by convection as air

flows over the surface, or by conduction through the

roof material into the sheathing below. The energy that

is left can also be re-emitted to the night sky in the form

of infrared energy. That re-emitted energy is referred to

as thermal emission.

技術話廊Cool roofs reduce urban temperatures and air pollution

As vegetation has been replaced by non-reflective

materials, our cities have grown steadily warmer. This

places a heavy demand on peak energy loads, and

creates health risks in non-air conditioned edifices. In

addition, heat generates smog, with its associated

impact on urban res idents ' health. Cool PVDF

coating series contribute to keeping our cities cool by

maximizing the reflectivity of man-made surfaces.

Cool products enhance quality of life

Schools , homes, warehouses , factor ies ,

residential and commercial projects, the concepts

associated with cool roof are universal and can

apply to any part of the world. Any surface

that is exposed to sunny environments can

develop uncomfortable levels of heat. Cool

PVDF coating series work to decrease this heat

build-up and enhance the occupants' quality

of life.

CONCLUSION

With the market increas ing ly

moving toward super-durable coatings,

factory-applied PVDF resin-based coating is able

to provide coverage for the most demanding exterior

sur faces: aluminum curtain-wall components,

windows, skylights, wall panels, column covers,

louvers, grilles, storefronts and etc. Due to the

scientific combination of proper durable inorganic

pigments with photochemically inert PVDF resin

and the performance of Florida exposure test,

the coating system is thermodynamically stable

to represent the aesthetic, sustainable properties

and will stand the test of time in metal construction

industry.

Introduction of Gondola System For Curtain Wall

Nowadays , gondolas are very common in

construction sites and new buildings, especially the

buildings with curtain wall external façade. Although

gondola system is mechanical and electr ical

equipment, it is always classified as one of Architectural

Products.

The word "gondola" is commonly used in Hong

Kong to mean "suspended working platform" which

carries workers, site personnel, or engineers for working

at height during the installation of curtain walls and

windows, window cleaning, external renovation and

decoration of buildings, bridges, chimneys, silos and

other structures, etc. (Labour Department, Code of

Practice for Safe Use and Operation of Suspended

Working Platforms, March 1999).

In fact, "gondolas" are the traditional Venetian

rowing boats which have been the chief means of

transportation within Venice and are nowadays for

hire by tourists, whilst a few serve as traghetti (ferries)

over major canals or are in private ownership and

use (Wikipedia, The Free Encyclopedia, April 2007) .

One would ask why to use the word "gondola" to

describe the suspended working platform in Hong

Kong and most of the European countries. Hornby

(1980) explained "gondola" is "long, flat-bottomed boat

with high peaks at each end⋯⋯" (A.S. Hornby, Oxford

Advanced Learner’s Dictionary of Current English,

1980). When one compare the pictures of the gondola

boat (Fig. 1) and the gondola platform (or cradle)

(Fig. 2), it is not difficult to find out the reason as the

same description can also be applied to the gondola

platform (or cradle).

Hornby called the raised two ends of the gondola

boat "high peaks" , whilst in the industry of access

equipments, they called these two ends "stirrups" or

"stirrup post" .

The other thing that people use the word "gondola"

is the cable car, "a gondola lift is a type of aerial lift,

often called a cable car, which consists of a loop

of steel cable that is strung between two stations,

sometimes over intermediate supporting towers. The

cable is driven by a bullwheel in the terminal, which is

connected to an engine or electric motor" (Wikipedia,

The Free Encyclopedia, April 2007).

Suspended working platform is also with the similar

features: "Device is operated by rotating power

generated by motor, whose speed is lowered by

reducer and in turn rotate mechanically processed

drum. Rotating drum then winds up wire rope to lift or

lower cage. Wire rope, having a wire guide system

attached on front of drum, is accurately guided into

drum" (Goldstar, Gondola Technical Data Collection,

June 1988). This is a description about a roof-powered

gondola system. Moreover, another U.S. consultant,

Herzog (1992) explained self-powered platforms are

multi-wrap hoists wind the ropes on a small drum

mounted under the platform.

"Gondola" when used to describe the device

hanging down from the roof of a building to carry

personnel for working at height is usually called

"gondola system" . However, it has many other names;

different countries or different companies or even

different people may call the same thing differently.

The followings are some of the names commonly

found and widely used in the construction field:

Interface of permanent gondolas with building

structure, in general, they can be classified into two

groups: ANCHORED and NON-ANCHORED. Anchored

type is with fixings to the certain structure on roof, whilst

non-anchored type requires the necessary weights for

balancing.

Cooling Reflective for Cool Walls & Cool Roofs

A DEFINITION OF "COOLING" as it applies to SOLAR,

HEAT REFLECTIVE COATINGS, when coatings/paints can

cool buildings and when they may not be enough by

themselves.

Cooling – An action by something which actively

reduces the kinetic or molecular energy (heat) of an

object, person or place. This implies that an action is

occurring upon something already hot or overheated,

which cools it. The reason why this is important is

because there are numerous cooling paint products

appearing on the markets which imply they can cool

down your house or building by themselves. They

can be effective depending upon the house type,

color and its location relative to the sun. Bottom line

is, infrared (IR) pigmented solar reflective coatings

and some cooling paints can get the building to start

"cooling" down if:

1. The house/building gets hot inside from the sun.

2. The house or building stays hot after the sun sets.

If your building has standard non-tinted windows,

little or no insulation, a dark roof, solar reflective cool

coatings on the walls will lessen these temperature

dynamics. However, you wil l have to add some

additional items in order to get optimized cooling of

the building interior.

These addit ions should include a st rategic

combination of the following: A cool roof or cool roof

coating.

A COOL ROOF

One s imple way to preserve mater ials i s to

refrigerate them. Heat accelerates chemical reactions,

including those responsible for the degradation of

physical, chemical or optical properties. Certain

polymers, such as polyesters, are known to be sensitive

to solar-induced heat build-up and will lose gloss,

color, and physical properties. Cool PVDF coating

series mitigate solar-induced heat build-up and the

destructive events associated with it.

Cool roofs save energy

A cool roof decreases a building's cooling load. In

general, a cool roof is one that does not absorb solar

energy which allows the surface temperature to remain

lower. During the daylight hours, a roof is constantly

subjected to solar energy striking its surface. The term

"Solar Reflectance" is a measure of the amount of solar

energy that is immediately reflected from the surface.

It is not reflected heat, but reflected electromagnetic

energy from the sun. The solar energy that is not

reflected away from the surface is absorbed into the

outer surface of the roof product and is converted into

heat. The heat can be removed by convection as air

flows over the surface, or by conduction through the

roof material into the sheathing below. The energy that

is left can also be re-emitted to the night sky in the form

of infrared energy. That re-emitted energy is referred to

as thermal emission.

Cool roofs reduce urban temperatures and air pollution

As vegetation has been replaced by non-reflective

materials, our cities have grown steadily warmer. This

places a heavy demand on peak energy loads, and

creates health risks in non-air conditioned edifices. In

addition, heat generates smog, with its associated

impact on urban res idents ' health. Cool PVDF

coating series contribute to keeping our cities cool by

maximizing the reflectivity of man-made surfaces.

Of Course that, white, elastic and flexible acrylic

roof coating will transform any existing or aluminum

coating as a "cool roof" to reflect the sun's radiation (the

highest radiation "constructed" and other flat/low slope

roof type) measurement total solar reflectance (TSR).

However, the need to be able to use such cool colors

than white finish roof coating, as the general need to

paint the walls, with different colors illustrate another

real value, what is possible infrared colors (colored)

paint. They span a wide range of optimal cooling

efficiency of the infrared colors of paint coatings. Why

can only whiter as the roof color is inappropriate due

to several reasons:

1. Cool / white top coated roofs can reflect adversely

toward overlooking or uphill neighbors; and

2. Airline pilots can be negatively impacted by such

reflections for the same reason at particular angles

to the sun.

3. Many white topcoat products discolor with dirt and

cannot be cleaned.

The "cool colors" option will be very useful in these

cases and will be efficient relative to the sun's heat, but

not blind adjacent tenants or those down the block.

Cool IR beiges, grays and tans are available that have

solar reflectance within 11% to 15% of the efficiency

of a white. IR pigments allow for other colors as well as

darker ones, that will still far out-perform the non-cool

roof, standard choices (tar & gravel, modified bitumen,

capsheet, shingles, etc., standard pigmented acrylics).

The full range of solar reflective wall and roof

coating colors translates into the ability to have cool

beiges, tans, grays, greens, reds, blues, mauves, browns

and terracotta today. Only very vivid colors in greens,

yellows and reds have limitations on how efficient the

non-fade, IR pigment technology can make them. In

general, Total Solar Reflectance will range from 0.32

(32%) to over 0.70 (70%) efficiency, depending the

selected color. Whites average over .80 in Total Solar

Reflectance. This a huge opportunity for painters,

waterproofers and roofers to jump into a huge, new

market with this category of environmentally friendly

coatings also help cool down the planet and reduce

carbon footprint by lowering building energy usage.

EVEN COLOR BLACK

Even if the color black, now has a cool roof coating

where solar panel arrays and other design factors can

make a black coating useful. A well-designed "cool"

black coating by using this technique: at 20 degrees

cooler surface than any black roof repair material

or traditional tar black coating, and get an amazing

scores at 0.32 total solar reflectance. Most people will

not use this technique, but it has illustrated this point.

Remember, the depth of the color will always

determine just how efficient the IR coating can be

expected to perform. However, thickness (millage)

must also be sufficient with at least 5 mils in acrylic

and 15 mils in elastomeric to be effective long term.

Compared to a standard latex paint in a light color

or even the darker earth tones, as is becoming more

popular - color for color, the solar reflective pigmented

coating products will be 15 to 50 degrees cooler. That

translates to immediate and ongoing a/c electric

bill savings for years to come.

CONCLUSION

Schools, homes, warehouses, factories, residential

and commercial projects, the concepts associated

with cool roof are universal and can apply to any part

of the world. Any surface that is exposed to sunny

environments can develop uncomfortable levels of

heat. Cool PVDF coating series work to decrease this

heat build-up and enhance the occupants' quality of

life.

Volatile Organic CompoundWhat is a VOC?

vapor i ze at s tandard

room temperatures. There

are millions of organic compounds that fall into this

category, with methane, formaldehyde and acetone

among the most prevalent and well-known VOCs.

These compounds are produced through natural

biological processes as well as through chemical

reactions in manufacturing and industry. The term

VOC may be defined differently depending on the

country or region, with some agencies using very broad

classification systems and others focusing only on the

most common VOCs.

Volatile organic compounds may be found in

products such as gasoline, refrigerants, adhesives and

solvents. When a VOC is exposed to the air at room

temperature, it undergoes a chemical reaction that

leads to a process known as off gassing. During off

gassing, substances within the VOC are released into

the atmosphere in the form of a gas. This gas can

often have adverse effects on the environment, and

has been linked to increase greenhouse gas levels,

smog, and ozone depletion.

Whi le VOC off gass ing is a problem for the

environment, it can have an even greater effect on

the air quality within a building. Most common building

materials, including paints, stain; sealants, flooring,

furniture, and cabinets contain VOCs. Because of the

high VOC content within a building, the air quality

inside is often two to five times as bad indoors as it

is outside. For a newly constructed space, the air

quality indoors can be up to 1,000 times as bad as

it is outdoors. This is due to the relatively high VOC

concentrations found in new products that are just

beginning the off gassing process.

High levels of VOC concentration have been linked

to respiratory conditions, asthma, and other illnesses.

This is particularly a problem for children or people

with compromised immune systems. The terms "sick

building syndrome" is often used to describe a building

with poor indoor air quality, much of which can be

attributed to high VOC concentration levels. As the

green building movement grows, more and more

manufacturers are reducing or eliminating VOCs from

their products.

What is Zero VOC?

The term Zero VOC is short for zero volatile organic

compounds and refers mainly to certain types of

building materials. It is most commonly used to refer

to paints, paint strippers and other solvents, as these

are considered to be among the largest sources of

indoor volatile organic compounds. The use of the

word zero does not mean the complete absence of

such compounds but rather a level per liter that meets

government established minimum standards.

VOC can occur both naturally and from synthetic

materials. Most regulations setting Zero VOC standards

refer to synthetic materials. In the United States, a

paint product can be referred to as Zero VOC if it has

amounts of volatile organic compounds at or below

5 grams per liter of paint. Adding color pigment to

Zero VOC paint can increase the amount of volatile

organic compounds to as much as 10 grams per liter;

it is considered a far safer alternative to non-Zero

VOC paints. A wide variety of commercially available

paints are labeled by the manufacturers as Zero

VOC. Flat latex, semi-gloss, acrylic and enamel paints

are a few of the varieties of paint types included.

Both interior and exterior paints can be Zero VOC.

Interest in reducing volatile organic compounds

grew with concerns over air quality, particularly indoor

air quality. The solvents in paint, which are necessary 22

產業探討for color pigment to adhere to the painted surface,

are a major source of volatile organic compounds. To

develop Zero VOC paints, manufacturers have shifted

to water-based solvents as opposed to solvents based

on acetones, ethyl acetates and glycol ethers.

What are VOC Regulations?

For the sake of protection, many countries have

established VOC regulations to deal with issues such as

emissions and disposal.

These regulations tend to vary greatly from one

country to another. Part of the reason for this is because

each nation usually has its own regulatory definition. In

the United States, many of the VOC regulations are set

by the Environmental Protection Agency (EPA). States,

however, can set their own definitions and develop

their own additional VOC regulations.

One type of VOC regulations are limits on the

amount that can be used in various products, such as

paints and architectural coatings. Come VOC limits

fall under the federal Clean Air Act because of their

potential to cause or contribute to excessive ozone

levels which violate the National Ambient Air Quality

Standards. Ozone is an environmental pollutant that

contributes to smog.

To address the reg ional smog

problem, the HKSAR Government

is working closely with Guangdong

provincial Government to reduce

emission in the Pearl River Delta region.

In April 2002, the two Governments

reached a consensus to reduce, on

best effort, the regional emissions

of sulphur dioxide, nitrogen oxides,

respirable suspended particulates and

VOCs to 40%, 20%, 55% and 55% below

1997 levels respectively by 2010.

To achieve the VOC reduction

target, the HKSAR Government has:

required the recovery of petrol vapour released •

during petrol unloading and refueling at local

petrol stations;

tightened emissions standards of motor vehicles in •

line with the European Union; and

enacted the VOC regulation, with effect from April •

2007 under the Air Pollution Control Ordinance,

which places control on the VOC content in

architectural paints, print inks and six selected

consumer products (i.e. air fresheners, hairsprays,

multi-purpose lubricants, f loor was strippers,

insecticides and insect repellents), and requires

emission reduction devices to be installed on

certain printing machines.

How can I help reduce adding VOCs to the air?

A VOC, or volatile organic compound, is emitted

as gas from certain liquids or solids. Some of the most

common products that contain VOCs are paints,

finishes, dyes, and varnishes. They play a role in the

deterioration of the ozone layer. Fortunately, there are

things that can be done to reduce VOC emissions.

Avoid using aerosol consumer products that 1.

often use VOCs as their propellants. Non-aerosol

consumer products are usually in pump, solid,

liquid, gel, or roll-on forms.

Replace solvent-based paints with water-based 2.

paints. If solvent-based products cannot be

avoided, apply them with hand brushes or rollers

instead of sprayers to reduce the use of thinners

(which are almost 100% VOCs). This also minimizes

overspray and wastage.

Avoid buying paints with labels indicating that 3.

their VOC contents will exceed the future limits

prescribed by the law.

Avoid using VOC-containing products such as 4.

organic cleaning solvents and ask suppliers or

stores for non-VOC or low-VOC alternatives, or

products with a green label (e.g. awarded by the

Green Council).

Conclusion

Many governments around the world are taking

action to reduce VOC emissions. For example, the

Canadian Government and the Canadian Minister

of the Environment announced in September 2009

that the country would being drafting regulations to

reduce VOCs in the environment. In December 2009,

world leaders united to fight climate change and

the reduction of VOCs was also on the international

agenda.

VOC emission reduction must occur on a large

scale. Both manufacturers as well as every day people

can take steps to reduce VOC emissions and limit

the harm volatile organic compounds cause to the

environment and climate.

News台北101全球最高綠色大廈獲LEED白金認證

樓高508米的台北101大樓耗資約1,620萬港元引入節能系統,成功獲得國際綠色建築認證LEED白金級殊榮,成為全球最高綠色大廈。國際專家明言,綠色認證已是世界甲級寫字樓必備條件,而本港至少有28樓宇項目正申請LEED認證。

被喻為 L E E D之父的 R o b e r t Watson接受訪問時表示,建築物佔整體能源耗用量40%至45%,是汽車和貨車的兩倍,建築物拆卸造成的固體廢料佔整體四成,對環境影響尤其重大,「現時若大樓不能取得綠色認證,便不能符合甲級標準。」美國多達八成(以面積計)新建甲級寫字樓獲LEED認證,北京和上海的相關比率亦達六成。但西門子樓宇自動化部門主管Hubert Keiber坦言,中國不少發展商仍只着眼如何用最少錢建好樓宇出售,不願投資節能系統。

要符合綠色建築認證,必須在選址的可持續性、水電節能、建築物料選用和資源循環再用、室內環境質素達標。

台北101是繼美國環保署外,第二幢面積逾2萬平方米獲LEED(全幢大樓管理)白金級認證的建築物。

本港大廈多申領 BEAM

本港已獲LEED認證的樓宇項目共有10個,另有28個項目亦正申請認證中,但全部均是個別單位申請,兩大甲級寫字樓國際金融中心( IFC)和國際貿易中心( ICC)均沒有申請此認證,反之是領取本港主流的BEAM綠色建築認證。美國綠建築協會主席Mark MacCracken承認,LEED在本港流行程度不及BEAM,但全球綠色建築認證系統多達20個,目標同為建設更環保建築。

澳門建築工人薪酬續跌

澳門統計暨普查局資料顯示,2 0 1 1年第2季總體建築工人的平均日薪按季下跌10%,為547元(澳門元,下同);其中專業及半專業技工的日薪(562元)下跌10.1%,而一般工人的(356元)則上升1.1%。按職業劃分,電機工人(555元)與扎鐵工人(604元)的日薪分別按季下跌24.5%及11%;而水喉工人(616元)與模板工人(609元)則上升3.5%及2.7%。扣除通貨膨脹影響後,2011年第2季的總體建築工人實質薪金指數按季下跌7.1%。

在建築材料價格方面,鋼材價格升勢放緩,2011年第2季螺紋圓鋼的平均價格按季微升0.7%,為每公噸5821元;混凝土的平均價格上升8.4%,每立方米為348元。

業內人士指出,建築工人的薪酬持續下跌的主要原因是,無論公共工程還是私人工程,工程量都未明顯增加,專業技術工人的需求放緩所致;而建築材料一般從內地輸入,受近期人民幣持續升值等因素影響,輸澳建材價格水漲船高。

廣東人造板甲醛超標近6倍

廣東省工商局委託國家建築材料質量監督檢驗中心,對流通領域的人造板質量進行了監督抽查,樣本分別在韶關市、佛山市、東莞市、珠海市、清遠市和中山市抽取,共抽檢了包含5大類產品的129個樣品,其中99個樣品合格,佔樣品總數的76.7%,有30個樣品不合格,佔樣品總數的23.3%。

尤其引人注目的是甲醛釋放量超標情況嚴重,在3 0個不合格樣品之中,21個甲醛超標,佔不合格總數量的70%;其中無在商品上標識的商品20款,佔比95.2%。

甲醛釋放量超標最嚴重的樣品達51.4/mg/100g,是標準限量值(9.0/mg/100g)的5.7倍。監測過程還發現,多數現場銷售的人造板均沒有標註生產企業名稱、等級、甲醛釋放量限量等標識。

紐約世貿遺址新大樓趕工

營造商2011年8月初表示,紐約世貿大樓遺址上的新建築物,會比原先倒塌的雙子星大樓更先進和嘆為觀止。

遺 址 最 後 會 有 4 棟 高樓,外貌與原來的雙子星大樓截然不同。完工後,1號大樓高1,776英尺(540公尺),比雙子星大樓還高,1,776是象徵美國獨立的1776年。

建造業對模板工需求殷切今年招聘二千人

建造業議會訓練學院與模板商會,在九龍灣建造業訓練中心,合辦招聘日,招聘一百四十名模板工。模板商會主席顧愉勤說,行內對模板工需求迫切,他預計2012年需要招聘二千名新人,由於模板工的工種辛苦,年輕人不願意入行,為吸引新血,部分職位在訓練期間,提供每月五千元津貼。

模板工負責製作大廈樓房的柱、樑及牆身等模板,訓練期由一個月至半年不等,完成訓練後,最高起薪點有一萬元。

丹拿山長者屋 入住身家須千萬

丹拿山長者屋項目發展,已拖拖拉拉近10年,但房協及地政總署經過長達近兩年時間,最近才就項目補地價安排,展開最後商討階段。

地政總署及房協均證實,雙方正商討丹拿山項目的補地價安排,但現時未有任何決定。消息指,港府是以同區土地及樓宇成交價,評定丹拿山長者屋項目的補地價金額,目標呎價近一萬元;據28

業內要聞了解,經一番商討後,港府願調低若干幅度的地價,並考慮房協已付若干比率地價的做法。不過,由於項目已拖延多時,設計作出若干改動及建築材料費上漲影響,建造成本亦相應上升,加上補地價下調後仍屬甚高的水平,估計能負擔租住費的長者須坐擁的資產,要由原來逾500萬元增至近1,000萬元。

新居屋首批2,500伙 定址新界6地

2016、17年率先落成的2,500個新居屋單位,將會坐落在沙田、大窩口、青衣和元朗6幅地皮,餘下的新居屋土地則要透過收地或改變用途才能使用的土地。發展局長林鄭月娥表示,政府目標年產4萬單位中,已包括5,000新居屋,若新居屋因經濟環境而退市,不會增加私人樓宇土地供應以填補這數目。

6幅居屋土地中,已清拆的大窩口工廠大廈和元朗東頭地皮,本為政府計劃推出招標的限呎地,因這兩幅地可興建較多單位,發展局遂撥予運輸及房屋局建新居屋。鄭汝樺表示,首批6塊地皮均已訂為住宅用途,已要求房屋署加快規劃程序,趕及讓市民在2014年申請。然而,其他可能用作新居屋的地皮,大部分位於擴展市區和新界,且將來必須通過改變用途或收地,才能用於興建新居屋。

120億建高架列車貫九龍東 將售9地

施政報告建議將啟德、九龍灣及觀塘兩個傳統工業區,釋出逾11.4公頃官地改建成商業地標,重建改造為「九龍東」商業區,發展成僅次於中環的香港第二核心商業區(CBD 2),預料其級數難媲美中環金融區,但可成為香港第二個核心。發展局長林鄭月娥表示,其中會興建造價120億元、全長9公里的環保單軌列車,貫穿整個社區,連接觀塘、啟德和九龍灣3個港鐵站,2023年通車。林鄭月娥又說,政府要捕捉啟德的機遇,為本港供應更多甲級寫字樓,為加強區內的運輸連接和改善休憩空間,發展局將提出多項基建配合。

2023年通車每車兩卡載250人

政府建議興建造價120億元的單軌列車,以港鐵觀塘站及九龍灣站作起/終點,連接啟德新發展區,全長9公里。12個站包括啟德郵輪碼頭、都會公園、沙中線啟德站等。局方指初步計劃每車有兩卡,總載客量為250人,列車每2分鐘一班,估計2023年通車,到2031年,每日乘客流量可達20萬人次。

列車初步採高架設計,配合區內架空港鐵,成為區內特色。但林太說,系統會否由港鐵營運仍言之尚早,現時要就設計廣泛諮詢。另外,政府會在九龍東海濱建11公里長的走廊,並美化觀塘碼頭區作藝術用途,加強地區「人氣」。

林鄭月娥又稱,啟德政府大樓可望在2014年落成,由現有的灣仔3座政府大樓率先進駐,包括旺角的貿易署、具區域要求的勞工處和社署,以及灣仔現時3座政府大樓的部門等。未來政府會出售區內9幅官地,及重建海濱道廢物轉運站和驗車中心等,增加商業土地供應。測量師預計區內商業用地收益可達300億元。

會德豐40億首奪紅磡商業地

位於紅磡紅鸞道臨海商業地,於去年六月底以二十一億三千九百萬元被勾出,政府隨即推出市場,並於 7月底截標,8月初極速公布招標結果,由首度涉獵紅磡區商業項目的會德豐以進取價四十億二千八百萬元奪得,樓面呎價達六千八百二十七元,超出市場預期上限,更較勾地價高逾八成八。

會德豐是次力壓長實、新地、信和及嘉里四家發展商。初步計算,總投資額六十五億至七十億元,落成物業除了寫字樓外,亦有部分零售樓面,惟未決定兩者比例,亦未落實出租或出售,惟相信市場對該類型物業極具需求。

該地皮北鄰為長實住宅項目,西側則為長實系內海灣軒和海韻軒等酒店,雖然地皮高度限制只為七十五米(主水平以上)比長實住宅用地一百米(主水平以上)低,故預期兩個項目,在外觀上將呈梯級式設計。

會所街噸重幕牆墮街壓扁車

中環會所街前麗嘉酒店重建地盤,一塊一噸重玻璃幕牆1月9日在高空吊運途中,疑因捆綁之威吔無法承受重量突然斷開;玻璃幕牆撞向下層,如拋物綫型由十二樓墮街,先擊中地面,再反彈擊中一輛七人車,將車頭壓至扁平,警方事後拘捕兩名涉案工人。

事發地盤正興建中國建設銀行總部及寫字樓,已建至約二十層高,並由底層向上裝設玻璃幕牆;該等玻璃幕牆每塊四米長、兩米半濶及五十五公分厚,連同框邊重量達一噸。

事發時約有十多名工人在地盤工作,其中一名工人負責利用手動起重機,將一幅巨型玻璃幕牆,由十樓吊上十二樓安裝,另一 人 則 協 助 「 睇位」;當由威吔捆綁的玻璃幕牆升起之際,威吔突然斷開,玻璃幕牆凌空墮下,先擊中下層外牆,然後以拋物綫型由十二樓飛墮地面。

理工大學機械工程學系工程師盧覺強指出,重一噸玻璃幕牆從十二樓飛墮地面,時速為九十六公里,需時二點七秒;而撞向地面撞擊力約有九噸,但反彈擊向七人車時因着地卸去大部分力,約為一噸,如果車上有人亦足以造成致命傷。

Sheltered : Two Visions of Canopy Design榮獲第二十三屆香港印製大獎最佳出版意念獎

遠東環球新委任行政總裁

遠東環球集團有限公司於 2011 年 8 月 30 日正式委任高焯堅先生出任行政總裁及執行董事職務,接替已辭任的郭仰光先生。高先生擁有超過 20 年工料測量及合約管理經驗。自一九九六年三月加盟遠東環球,負責業務發展、投標、合約管理及其他相關營運職務。高先生為香港測量師學會會員,並為註冊專業測量師。于一九八七年獲英國格拉

摩根大學工料測量學學士學位,並於一九九八年獲英國胡佛漢頓大學頒授法學學士學位。

由本屆副會長李明威先生及理事蔡有宏先生聯合編撰的 Sheltered: Two Visions of Canopy Design 榮獲第二十三屆香港印製大獎 – 最佳出版意念獎。評審團一致評定 Sheltered: Two Visions of Canopy Design 是 23 件角逐獎項中最優秀的作品,被選為冠軍乃實至名歸。

本書以建築物的簷篷設計為主題,一方面介紹簷篷的種類,在建築學上

的特點和作用。透過實體工程個案,從建築學的學理上加以剖析特色簷

篷設計之特點。另一方面,從視覺效果,設計的藝術特色,引領讀者欣

賞簷篷設計。不同的簷篷外觀、用途、所用物料的比例和協調性等,以

建造工程的角度深入淺出加以分析。

隨書更附有一詞彙表,詳細羅列了140 餘個有關簷篷的專用名詞,並附以中文譯名及簡單解說,對讀者尤以外行人士,在了解書中內容有一

定的幫助。

團體會員任何香港政府認可之中外公私機構,從事外牆工程相關之研發、設計、製造、安裝、測試、設備或材料供應、推廣,並達到本會規定的基本規模和條件,且贊同本會宗旨者,經本會理事會審核通過,並繳納會費後,成為團體會員。團體會員可推派一位代表,行使會員權利。 團體會員的基本規模和條件:

幕牆公司:必須為香港註冊機構,並具備ISO認可資格,年營業額達港幣三仟萬圓或以上。

門窗公司:必須為香港註冊機構,並具備ISO認可資格,年營業額達港幣壹仟萬圓或以上。

顧問公司:必須為香港註冊機構,在行業內具備良好聲望,僱員人數達十名或以上。

設計公司及建築師樓:必須為香港註冊機構,在行業內具備良好聲望,僱員人數達十名或以上。

建築公司:需具備ISO認可資格,年營業額達港幣三仟萬圓或以上。

測試公司:需符合“香港實驗所認可計劃”之“認可實驗所名冊”內或同等的認可資格。

安裝分判公司:必須為香港註冊機構,年營業額達港幣三佰萬圓或以上,無拖欠工人工資、中途毀約及其他不良記錄。

材料/設備供應商:需具備ISO認可資格,年營業額達港幣三佰萬圓或以上。

個人會員任何人士年滿十八歲,從事外牆研發、設計、製造、安裝、測試、設備或材料供應、推廣或相關業務,達到本會訂立之基本條件,並贊同本會宗旨及願意遵守會章,均可申請加入本會。其申請須經理事會審核及通過,並依會章之規定繳交會費,即可成為個人會員。

個人會員會籍,按下列標準分類:

資深會員:外牆行業、商界、學術界、政府部門及公共機構的高級行政人員,具最少十年相關工作經驗;本行業專家或對促進本會目標有貢獻的人士,至少有一年會齡。經理事會批准,可授予資深會員資格。在特別情況下,經理事會批准,可豁免會齡限制,理事會有酌情權和最終決定權。

會員:持有相關學科學士學位或專業資格的人士,具最少三年的外牆行業相關工作經驗;或持有相關學科副學士學位或同等資格的人士,具備最少六年的外牆行業相關工作經驗。

區外會員:持有相關學科學士學位或專業資格的區外人士,具最少三年的外牆行業相關工作經驗;或持有相關學科副學士學位或同等資格的人士,具最少六年的外牆行業相關工作經驗。唯區外會員並沒有投票權。

名譽會銜:對社會或外牆行業有卓越貢獻或曾向本會提供出色服務的人士或機構負責人,會被理事會邀請,授予名譽會銜,以表彰其對協會的貢獻,以及在行業中的地位。每屆任期兩年,無須繳付會費。

會員權利:

- 免費收取會員通訊- 優先參加本會活動 - 加入本會功能組別 - 享有本會的投票權、選舉權及被選權

會員守則:

- 尊重本會的宗旨及會規,抱忠誠精神;- 積極參與、支持及協助推動本會活動,熱心分擔所委派的 義務。- 未得理事會許可,不得擅用本會名義,參與外界任何活動 或進行募捐。- 須支持會務經費。會費由理事會釐定,於入會或續會時繳 交。- 如發現會員有損害本會聲譽或利益之行為,本會有權開除 其會籍,所繳會費,概不予退還。

RequirementsCorporate MembershipAny local or overseas private or public companies recognized by the Hong Kong Government, engaged in façade-related business, including research and studies, design, production, installation, commissioning and testing, material/equipment supply, promotion or relevant businesses fulfilling the basic requirements and conditions set by the Association. The company should agree with and confirm to follow the Association Mission and Charter. With the approval of the Committee and membership fee paid, the company can then become the Corporate Member of the Association.Corporate members can assign a representative to execute their rights in the Association

The followings are the basic requirements and conditions for corporate members:

Curtain Wall/Façade Company: Must be registered company in Hong Kong with ISO certification. Annual turnover must not be less than HK$30 million.

Window & Door Company: Must be registered company in Hong Kong with ISO certification. Annual turnover must not be less than HK$10 million.

Consultant: Must be registered company in Hong Kong with not less than 10 employees and have good reputation in the industry.

Architectural & Design Firm: Must be registered company in Hong Kong with not less than 10 employees and have good reputation in the industry.

Construction Company: Must be ISO certified with annual turnover of not less than HK$30 million

Testing Company: Must be listed laboratory of Hong Kong Laboratory Accreditation Scheme (HKLAS) or equivalent.

Installation Sub-contractor: Must be registered company in Hong Kong with annual turnover not less than HK$3 million. Must not have undesirable record regarding salary delay or contract violation, etc.

Material/Equipment Supplier: Must be ISO certified with annual turnover of not less than HK$3 million. Individual MembershipAny person aged over 18, engaging in façade-related business, including research and studies, design, production, installation, commissioning and testing, material/equipment supply, promotion or relevant businesses fulfilling the basic requirements and conditions set by the Association. Applicant should agree with and confirm to follow the Association Mission and Charter. With the approval of the Committee and membership fee paid, the Applicant can then become the Individual Member of the Association.

According to the classification, there are four categories of individual member:

Fellow Member: Any senior executive engaging in commercial, academic, government or public organization in relevant industry with not less than 10 years of working experience. Fellow member should be expert of the industry or person who contributed to the promotion of the Association’s Mission with holding a membership not less than 1 year. Under special circumstances, the Council has the discretionary right to exempt the condition of having 1 year of membership and reserve the final decision for such exemption.

Full Member: Holder of bachelor degree of relevant sciences or professional credentials, with not less than 3 years of relevant working experience; or holder of associate degrees with relevant sciences or equivalent to not less than 6 years of relevant working experience.

Overseas Member: Overseas person holding bachelor degree of relevant sciences or professional credentials with not less than 3 years of relevant working experience; or holding associate degrees with relevant sciences or equivalent to not less than 6 years of relevant working experience. Overseas member do not hold the voting right in the Association.

Honorary Committee: The Association will invite individuals or representatives of organization, who have significant contribution to the industry and/or have outstanding services to the Association, to join the Honorary Committee to honor their contribution and status in the industry. The tenure will be last for 2 years and no membership fee is required.

Membership Benefits:- To receive FREE copy of Hong Kong Façade Association Journal- To have priority in enrollment of activities organized by the Association- To join the functional committee- To enjoy the rights of vote, election and being elected

Membership Rules & Regulations- Respect the Mission and Charter of the Association - Strive to support any activities held and to share the duties being designated by the Association- Strictly prohibited to conduct all kinds of activities or to solicit for donation under the name of Hong Kong Façade Association unless prior approval to be obtained from the Association.- Annual membership fee should be made upon first approval of admission and prior to the expiry date of membership every year.- The Association reserves all rights to disqualify any members whose behavior has ruined the reputation of the Association.
