Play Fields Category [3]• The play fields are in poor condition due to gophers and

compacted soils.

Play Structures Category [3]• Kinder play structure has sand at its base. The main play

structure has fibar at its base. Rubberized surfacing is desired at all play structures.

• Expansion of the Kinder play area is desired.• Improvements to the hardcourts and main playground is

included in the project list for Summer 2017.

LandscapeCategory [1]• Site landscaping is minimal. Landscaped edges at

outdoor dining area are in good condition. New planting areas are included in the project list for Summer 2017.

Irrigation Category [-]• The Facilities Department requested self-regulating

controllers at all sites.• Irrigation improvements are desired at the playfields.• A new irrigation controller is desired at the school garden.

Fencing & Gates Category [-]• 6-foot chainlink fencing occurs at the site perimeter and

the Kinder play area. Not all access gates have panic hardware.

• Chainlink fencing is used at the school frontage and perimeters of campus. Gates have panic hardware.

• Gates and fences at the school frontage are in good condition.

• Administration would like fencing to secure the buildings.

upgrades to the building envelope is desired.

Paint Category [0]• All building exteriors were recently repainted.• Repainting of hallway interiors is recommended by the

Facilities Department.

Door / Frames / LocksCategory [5]• Door systems are warped and in poor condition,

replacement to metal doors with panic hardware is desired.

WindowsCategory [5]• Windows are single pane glass and are original to the

building

RoofCategory [-]• The roof was replaced at the MPR and two main classroom

wings in 2016.

ADA ComplianceCategory [-]• Classroom thresholds along the creek edge may require

further study for accessibility.

InteriorOverall Rating: Category [-]• Increased natural light is desired within the classrooms.• Administration has new casework in the staff kitchen.• Most spaces have glue-up ceiling tiles, carpet with VCT

at wet areas, and wood panel walls. Interior finishes are dated and casework is antiquated.

Food ServiceCategory [1]• The Food Service program is run by the Parents’ Club

at this site. The Kitchen at the MPR is in fair condition. Additional storage is needed.

RestroomsCategory [4]• Restrooms received minor modernization in 2015 which

included tile and partitions.• Staff restroom at Admin needs to be expanded and

modernized.• Additional staff restrooms are needed.

These existing condition assessments were developed from input gained from focused interviews with the OUSD Facilities and Maintenance personnel. Online surveys were then distributed to all principals, followed-up by an in-person interview and site walk to view and document existing conditions. These assessments represent a snapshot in time, during June of 2017.

Each school site’s assessment begins with a report representing the state of each school site at the time of the school site survey. The Facility Condition Assessment includes representative photographs showing the existing conditions at each school site.

currently play on the main playground.• Shared community spaces (MPR, Library) are small. The

site would like to add a central hub.• Interior hallways are utilized as pull-out/collaborative

spaces.

Each site’s Facility Condition Assessment is comprised of:

School InformationIncludes information about the school facility such as address, year constructed/modernized, site size, and modular classroom counts.

Principal PrioritiesEach principal was asked to provide his/her top three priorities for the school. These vary from maintenance items to transformative changes to facilities to better help the implementation of current or desired programs.

Program Support Needs“I wish I had...”This represents comments that were heard during Principal and other stakeholder engagements regarding a perceived disconnect between programs or functions and the facilities they are housed within.

Functionality of Space“How space is used today”This section documents notable uses of spaces, where the facility used may not be ideal for the use it houses.

Condition AssessmentIncludes a description of building and grounds concerns identified by District Facilities and Maintenance staff, the survey completed by the Principal, and LPA’s observations during the site visits.

Interior and Exterior PhotographsIncludes representative photographs of the facility and site during LPA’s site observation in June of 2017.

• The Facilities Department desires new split systems at the roof for air conditioning.

• A refresh of wireless technology hardware is currently in process. Re-cabling is planned to follow the refresh.

• The Director of Technology would like to move toward one wireless access point per classroom with capacity to expand to the outdoor spaces.
