Location
In situating the toilet facility, we have considered: Cultural and heritage impacts
the proposed location for the new toilet facility is outside the heritage zone of the homestead precinct as nominated by Heritage Victoria. The footprint for construction of a new building is limited to the eastern section of the site, between the stables and the trees.
The relationship of the new building to the others on site
ensure the proposed toilet facility is distanced from the other buildings, while sitting sympathetically and in relationship with them – the orientation is in line with the nearby stables and roof pitch the same, keeping consistency with the nearest buildings
Visitor movement in the space and zones of activities
activity zones are located between the stables and the coastline, and between the stables and the carpark / entrance road ‘grass area’. The new facility is positioned to maximise its link to areas to be most used by visitors.
Crime Prevention through Environmental Design principles
locate the new facility where visibility to the building, and of the building, can be made from different vantage points to ensure visual links to activity zones, improving safety and minimising the potential of vandalism
The access to the sewer line and services
existing water lines and electricty run in close proximity to the site, and sewer services are located between the stables and the proposed location
Potential future use of the site
ensure the location ‘makes sense’ to potential future plans for the precinct, ease of service to the breadth of site, and allowing flexibility to the site for future elements
any future development of the café building will require the tenant to include toilets within the building. Allowing flexibility to the immediate surroundings (such as outdoor seating)
Design
The following design principles were used to create the concepts
Heritage Victorias guidelines unable to mimic surrounding architecture but should be sympathetic to the surrounding buildings and environment
Includes Crime Prevention through Environmental Design principles
Including maximising visability around the building, simplifying entry / exit to cubicles, incorporating natural ventilation and light into the building,
The building caters for broad use must include an accessible toilet, storage and a minimum number of toilets to accommodate visitation at the site
Building design in aa heritage zone
The toilet facility design aims to be clearly identifable as a new buidling within the precinct, but complimentary to the heritage nature of the surrounding buildings and the setting.
Durability of materials and ease of maintenance Selection of materials to weather the coastal environment and to be low maintenance – eg: proposed materials can be pressure washed in case of graffiti or easily replaced.The modular components allow ease of replacement if damaged, and to scale the building size based on visitation
