I-6 Heavy Industrial District
Purpose and Intent :
The I-6 Distr ict is establ ished to provide areas for heavy industr ial act ivit ies with minimum performance standards where the uses may require that some noise, vibrat ion & other environmental pol lutants must be tolerated, & where the traff ic to & f rom the distr ict may be intensive. This distr ict is intended for use by the largest manufacturing operations, heavy equipment, construct ion & fuel yards, major transportat ion terminals & other basic industr ial act ivit ies required in an urban economy.

Article 10 - Accessory Service Uses
Permitted Accessory Service Uses:
2. Accessory to a pr incipal use of off ices, industr ial establishments, or inst itut ional bui ldings in the C-1, C-2, C-3, C-4, I-1, I-2, I-3, I-4, I-5 and I-6 Distr icts:
A. Business service and supply service establ ishments.
B. Child care centers.
C. Eating establ ishments.
D. Garment cleaning establ ishments.
E. Health clubs, spas, sauna and steam baths, swimming pools, tennis courts and other such similar faci l i t ies.
F. Personal service establ ishments.
G. Prescr ipt ion establ ishments and the sell ing of pharmaceut ical suppl ies.
H. Quick-service food stores, l imited to the C-3, C-4 and I-4 Distr icts.
I . A dwell ing unit for a watchman, custodian, proprietor or owner and his/her family whose employment or business is direct ly related to the principal use.

Use Limitations:
1. Accessory service uses shal l be or iented to cater primari ly to the residents or employees of the principal use with which they are associated.
2. With the except ion of those uses set forth in Par. 4 below, al l accessory service uses shal l be located in the same bui lding as the principal use.
4. Drive-in f inancial inst itut ions, fast food restaurants and quick -service food stores in the I-5 and I-6 Distr icts may be located in a f reestanding building; provided, however, that such uses shal l not have frontage or direct access to a street def ined in the adopted comprehensive plan as a major or minor arterial, and such uses shal l be an integral design element of a site plan for an industr ial bui lding or bui lding complex containing not less than 30,000 square feet of gross f loor area.
5. The aggregate gross f loor area of all accessory service uses shall not exceed f if teen (15) percent of the total gross f loor area of the mult iple family dwell ing development, off ice or industr ial bui lding or park, as shown on a site plan.
