1 . S T R U C T U R E
The building is a mix of structural frames with
concrete floors.
A bank of three lifts serve the office between
first and fourth floor level, sited within an area
of steel frame.
There are two main stair and services cores formed
of reinforced concrete walls, columns and slabs,
constructed as part of the original building.
Stairs are reinforced concrete.
The substructure is a combination of reinforced
concrete foundations and piled foundations with
reinforced concrete pilecaps.
An access ramp from street level provides vehicular
access to the basement car park.
Load capacities
The office floors are designed for a superimposed
load of 3.0kN/m2 plus partition load of 1.0kN/m2.
The recent atrium and fourth floor void infills are
designed for the same.

Powder coated double glazed aluminium windows with
smoke evacuation opening lights to all elevations.
External façade composed of insulated aluminium
panels combined with powder coated double
glazed aluminium windows with smoke evacuation
opening lights. Degree of solar shading provided by
aluminium brise soleil integrated to external façade.

WC fittings
Large format Domus Magnum floor tiles on fixed
raised floor and feature wall finishes with combination
of porcelain wall tiling (to match floor) and expanded
metal lathe wall panels. Cubicles consist of recycled
oak slat panelling with solid white RAL 9016 frameless
glass doors and porcelain tile duct panelling.
The ceiling has a painted plasterboard soffit with
exposed services and expanded metal lathe feature
raft. The wash hand basins are bespoke individual
white Corian with dedicated paper towel dispensers
and mirrors. The WC pans are white and wall hung.
The lighting is flat panel LED lighting below a metal
lathe soffit and suspended linear LED lighting along
metal lathe panelling.
Basement showers
6 unisex self contained shower rooms incorporating
wash hand basin facility. This includes 3 cubicles with
integral WC facility, with 1 of these being a fully MIP
compliant changing facility.
The finishes consist of vinyl sheet flooring, porcelain
tile wall finishes, wall mounted basins and resin
stone shower trays with glass screens. 72 lockers
are provided.
Bicycle parking provision
79 bicycle positions within secure basement area.

systems to suit the new facilities and provided with
