Executive SummaryLennard Commercial Realty (“the Advisors”) have been exclusively retained by their client (“the Vendor”) to coordinate the sale of a development opportunity comprised of 1.867 acres of land located on the west side of Kennedy Road, approximately 200 metres north of 16th Avenue municipally known as 9332 to 9346 Kennedy Road in the City of Markham, Ontario with PIN #030581842 (“the Property”).

To the north are lands currently being developed for 132 townhouse units (Kylemore Yorkton Phase II). To the south is Unionville Montessori Private School. To the east across Kennedy Road is an existing residential low rise development comprised of single and semi-detached dwellings, and townhouses. To the west is an existing low rise development comprised of townhouses and single detached dwellings (Kylemore Yorkton Phase I).

Planning ContextThe Vendor received final council approval in February 2020 for Zoning and Official Plan Amendments to permit the development of a mixed-use condominium building up to 9 storeys in height with an FSI of 3.0, 311 parking spaces and a total GFA of 243,819 SF which includes a commercial retail GFA of 716 SF (FILE No.OP/ZA18-182671 (RC)). A Site Plan was submitted in conjunction with the OPA and ZBA and has been endorsed by Council in principal.

OpportunityThe Advisors, on behalf of the Vendor, are soliciting development and building firms for Agreements of Purchase and Sale. A data room has been prepared, please contact Lennard for access.
