LOCATION Penistone is located on the edge of the Peak District National Park, approximately 8 miles to the west of Barnsley, 12 miles to the north of Sheffield and a similar distance to the south of Huddersfield. The site is located on Lairds Way, which is situated off Sheffield Road in a mixed residential and commercial locality, approximately ½ mile from the Town Centre and close to the Railway Station and poviding excellent access via the A628 to M1 J37 (approximately 6 miles).

DESCRIPTION This is a previously developed site, which is of a slightly irregular shape, and is elevated above Sheffield Road, and for the most part is level. An embankment with mature trees screens the site from Sheffield Road. At present, the site is unused and overgrown. The site has an approximate area of 1.48 hectares (3.66 acres) or thereabouts. Vehicular access is via Lairds Way which is an adopted highway. TENURE Freehold with vacant possession.

SERVICES We understand that all usual services are available in Sheffield Road or close by the site. Prospective buyers will need to make their own enquiries as to their capacity and suitability for the proposed development.

PLANNING

The site has the benefit of outline residential planning permission for an indicative scheme of 44 dwellings with 25% affordable units. The planning permission was obtained upon appeal under reference APP / R4408 /A / 13 /2202969 dated 11 February 2014. A copy of the Appeal Decision is available from the sole agents.
