LocationThe site is located in Barrhead, a town lying 8 miles to the south west of Glasgow and within the Local Authority area of East Renfrewshire situated between the towns of Paisley and Newton Mearns. The town has a population of approximately 17,000 residents and is a popular commuter town into Glasgow, due to its strong transport connections to the City Centre.

Regular bus services are also available on Paisley Road, whilst access to the motorway network is available via junction 3 of the M77, located 3 miles to the east of the site at Darnley.

Cross Arthurlie Primary School lies in close proximity to the site, on the west side of Paisley Road and Barrhead Secondary School is located approximately 1.5 miles from the site. Gleniffer Braes Country Park and Ferenze Golf Club are also within walking distance of the site.

DescriptionThe site comprises a brownfield site which is situated within an established residential cul de sac and extends to approximately 1.11 Hectares (2.74 acres).

The land available for sale comprises a former industrial facility and yard, however we would highlight that the existing buildings on site will be cleared by the Vendor and the site will be remediated prior to concluding a sale.

The site is currently secure, with two accesses provided to both the south eastern corner of the site and to the western boundary. The surrounding location is predominantly residential in nature, although there are some commercial uses, with Norwood Carehome situated adjacent to the eastern boundary of the site, together with Shanks Bowling Club.

PlanningThe site is covered by the East Renfrewshire Council Local Plan and a detailed planning application has been submitted by the Vendor for the erection of 35 dwelling houses with associated roads and drainage (Planning Ref: 2018/0186/TP). The site will therefore be sold with the benefit of Planning Permission being obtained. In line with Local Planning Policy, affordable housing provision is required on site at a rate of 25% of the development (8 units). The Section 75 agreement has been agreed.

Interested parties should enter into their own discussions with East Renfrewshire Planning Department, however the site is being sold with the benefit of the existing consent.
