The 2015 President of the Austin Board of REALTORS®, explained, “The Austin- area housing market is the least affordable it has ever been. Solving Austin’s affordability issues is not only dependent upon generating new, affordably- priced housing stock, but also preserving and maintaining Austin’s existing housing stock. The recent Zucker Report is yet another indicator that Austin’s city leadership needs to take significant steps to ensure that all of Austin’s residents live in safe, code-compliant homes and are able to quickly and easily make improvements to those homes.” The ABoR President concluded, “It’s encouraging to see how seriously Austin’s City Council is taking the findings of the Zucker Report. Now that Mayor Adler and Austin’s new City Council members are past their first 100 days in office, the Austin Board of REALTORS® expects quick and decisive action on policies that will put a stop to Austin’s growing housing affordability issues. Austin-area single-family home prices hit an all-time high, while single-family home sales volume set a record for the month of March according to the March 2015 Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®.

The 2015 President of the Austin Board of REALTORS®, explained, “The Austin-area housing market is the least affordable it has ever been. Solving Austin’s affordability issues is not only dependent upon generating new, affordably-priced housing stock, but also preserving and maintaining Austin’s existing housing stock. The recent Zucker Report is yet another indicator that Austin’s city leadership needs to take significant steps to ensure that all of Austin’s residents live in safe, code-compliant homes and are able to quickly and easily make improvements to those homes.”

If you have good credit and a steady income but not much in your savings account, you may want to look into the low-down-payment mortgage options that recently became available. After the 2008 mortgage crisis, down payments rose as lenders became more cautious about who they offered credit to, but now that the economy seems to be making a recovery, the prevalence of low-down-payment loan options is doing the same.

Fannie Mae and Freddie Mac have both recently introduced programs allowing first-time and low-income homebuyers, along with those refinancing their homes, to access loans with down payments of only three percent (3%). Previously, the lowest down payment these lenders offered was five percent (5%). The Fannie Mae program has already been in effect since December, and the Freddie Mac Program, which is targeted at low-income homebuyers in particular, will go into effect in March.

These loan options will be particularly helpful for millennials who have the income to make mortgage payments, but not the amount of savings necessary for a large down payment.

The reintroduction of these loans has been controversial, as some industry experts believe that low down payments contributed to the 2008 crisis, but these loans have much higher screening standards for prospective homebuyers than they have in the past. For example, buyers must provide thorough documentation of their finances and ability to repay the loan; on some programs the minimum credit score is 620; and applicants are required to participate in homeownership and financial education courses before accessing the loan.

A living room likely isn’t topping many home shoppers’ must-have list these days. In fact, some architects say the formal living room – that upscale
