Basics In Establishing A Laundry

WHERE CAN COMMON LAUN-DRY ROOMS BE ESTABLISHED?

Multi-housing residences in eitherlow or high rise apartment com-plexes, residence halls, condo-miniums, military housing, collegeresidence halls, guest services andin-unit apartments.

WHY VENDED EQUIPMENT?

The high cost of operating multi-housing residential facilitiesmakes the common laundry areaparticularly attractive. Dependingupon the arrangement made witha laundry service company—com-monly called a Route Operatorwhich supplies the equipment—the cost of operating a laundrycan be completely offset and can,under certain arrangements withthe Route Operator, return aportion of the income obtainedfrom the laundry equipment to anowner or manager of the housingfacility.

WHO INSTALLS & MAINTAINSTHE EQUIPMENT?

The building management canretain the services of a SpeedQueen Route Operator. In thisarrangement the Route Operatorprovides, installs and maintainsthe equipment in the facility athis/her expense. The RouteOperator will, under certainarrangements, return a percentage of the equipmentincome to management. Lease-purchase arrangementsare sometimes availablethrough the Route Operator.

WHAT ABOUT ENERGY CONSUMPTION?

Speed Queen equipment has beendesigned for energy conservation.All Speed Queen frontload wash-ers have qualified for the EnergyStar rating by exceeding theDepartment ofEnergy ModifiedEnergy Factor(MEF) standard.

Our heavy duty commercial wash-ers are available in vertical(toploading) and horizontal axisfrontload models. These washershave special energy settings onsome models which lowers waterconsumption and are equippedwith cold water rinse to reducehot water costs. These washers

are designed with industry-lead-ing high speed extract speeds of710 and 1000 RPMs on toploadand frontload washers. This maxi-mizes moisture removal for fasterdrying and less expense to theproperty.

HOW MUCH EQUIPMENT?

In planning and designing a laun-dry facility for multi-housing use,it is important to keep in mindthe characteristics of the peoplewho will occupy the building.

The type of multi-housing build-ing will dictate whether the laun-dry equipment should be concen-trated into one centralized area orsmaller rooms spread throughoutthe property. It is important thatthe room(s) are planned withproper facilities for electric andgas hook-ups, water supply anddrainage, as well as proper make-up air and dryer ventilation.

The following pages present our suggestions for the producttypes and amount of Speed Queenequipment required for sizingmulti-housing properties. Specificsituations demand the expertiseof a qualified Route Operator sothe proper equipment in the prop-er mix is provided for the resi-dents convenience.

Laundry Room Layouts

CENTRALIZED LAUNDRY ROOMS

(High-Rise Buildings with apart-ments, condos, coops)

The equipment can be concentratedin a convenient central area locatedin the building. The larger spacerequirement can expand the ser-vices to residents with variablesized washer-extractors with biggerload capacities, expanded vendingconcessions, folding tables, andcomfortable waiting areas similarto on-street coin laundries. Forhigh-rise buildings with a centrallaundry room, one washer anddryer set is recommended forevery 20 living units.

DE-CENTRALIZED LAUNDRY ROOMS

(High-Rise or Low Rise Buildingswith apartments, condos, coops)

For planned communities, de-centralized laundry rooms orsmall laundry areas with matchingwashers and dryers are the mostcommon. Usually these establish-ments are amenity oriented, offer-ing folding tables and vendingmachines for the tenant's conve-nience. One washer and one dryeris recommended for every 8 to 12living units.

ON-FLOOR LAUNDRY ROOMS

(Low Rise or Garden-StyleBuildings)

For garden apartments, matchingwasher and dryer pairs are themost customer convenient layout.One washer and one dryer isrecommended for every 8 to 12apartment units.

Centralized laundry rooms withcommercial top or frontload wash-ers and matching dryers for militarypersonnel. Non-metered (free start)equipment is usually required bymilitary. One washer and one dryeris recommended for every 20 mil-itary personnel.

COLLEGE RESIDENCE HALLS

Centralized laundry rooms are con-veniently located in residence hallswith top or frontload washers andmatching dryers. For student resi-dence halls one washer and onedryer is recommended for every30 to 40 students.

IN-APARTMENT

For ultimate customer convenience,placement of laundry units is with-in the apartment, with top orfrontload washer and matchingdryer. One washer and one dryer isrecommended per unit.

Installation Suggestions & Equipment Specifications

1. Determine the size of thelaundry room by allowing a mini-mum of 25 square feet (2.25 m2)per machine.

2. At least one floor drain shouldbe provided in each laundry.

3. Wash tubs not required.However, if they are installed,provide adequate space for them.Such space shall be in addition to that recommended for eachmachine.

4. Locate dryers on outside wallssince long ducts increase installa-tion cost and are less effective forproper venting.

5. For proper operation, it isimportant to locate the dryer in anarea that has an ample amount ofmake-up air to replace the amountexhausted by the dryer. Energy efficient multi-housing facilitieswith low air infiltration ratesshould be equipped with an airexchanger that can accommodateon-demand make-up air. Thesedevices can be obtained throughyour building contractor or buildingmaterial suppliers.

6. Tumbler make-up air must bebrought into the room to replaceair being exhausted. Tumblersrequire fresh outside make-up air.

Minimum requirement:Single Tumblers - 144 sq. in. opening to the outside.

Stack Tumblers - 288 sq. in. opening to the outside.

7. Provide sufficient lighting,preferably fluorescent.

GENERAL ROOM INFORMATION

One dryer for each single load(topload or frontload) washer is the recommended product balance.One stacked dryer, or one 25-lb.RouteMasterTM tumbler will accommodate two topload orfrontload washers. A stacked tum-bler will accommodate for 4topload washers.

Electrical Requirements

1. Each washer is designed to beoperated on an individual three-wire grounded, 120 volt, 60 Hzelectrical circuit protected by a 15or 20 amp fuse, equivalent fusetronor circuit breaker. No. 12 wire recommended for electrical connection or as required by localcodes.

2. All receptacles shall be equippedfor a three prong grounded plug.

Plumbing Requirements

1. Water supply faucets must fitstandard 3/4" (19.1 mm) femalehose couplings.

2. Hot water facilities should havethe capability of maintaining aconstant water temperature ofbetween 120º-140ºF for frontloadwashers and 140º-150ºF for toploadwashers.

3. Maintain cold water tempera-ture at not less than 35ºF (1.6ºC).

4. Washer will operate under avariety of sufficient water pressureconditions; however, a constantwater pressure of 30 psi must bemaintained.

5. Drain each washer into a minimum 2" (50.8 mm) diameterby 3' tall cast iron, PVC or copperstandpipe.

Electrical Requirements

1. (Electric Models) Provide separate circuits from the mainpanel to each dryer. Each dryerhas its own terminal block thatmust be connected to a separatebranch three-wire, 120/240 or120/208 volt, 60 Hz, single phasecircuit using at least No. 10 copperwire and fused at 30 amps; agrounded neutral wire must beprovided. Do not connect dryers to110, 115 or 120 volt circuits.

2. (Electric Models) If branch circuit to electric dryers is 15 ft.(4572 mm) or less in length, use UL approved No. 10 copper wire, or as required by local codes. Ifover 15 ft. (4572 mm), use No. 8 UL approved copper wire, or asrequired by local codes.

3. (Gas Models) Each gas dryer is designed to be operated on an individual three-wire grounded 120 volt, 60 Hz. electrical circuit protected by a 15 amp fuse, equiv-alent fusetron or circuit breaker.(See specifications)

4. (Gas Models) Plug each dryer'spower cord into a grounded 3-slotwall receptacle on a separate

circuit. Do not operate other appliances on the same circuitwhen dryer is operating.

5. (Electric and Gas Models) Alldryer installations should conformto the latest edition of the NationalElectrical Code, NFPA 70, and suchlocal requirements as might apply.

Gas Requirements(also see Figure 1 below)

1. The gas dryer installation mustconform with the latest edition ofAmerican National Standard Z223.1(NFPA 54) National Fuel Gas Code.

2. Size of main gas supply unitwill depend on number of dryerunits connected. Consult localgas utility.

3. Where bottled gas (L.P.) is used, follow the specifications ofthe local gas company. A special conversion kit for L.P. is required.Consult your Speed Queen RouteOperator for details.

Venting Requirements for Singleand Multi-Dryer Installations

1. The gas dryer installation shouldcomply with the latest edition ofthe National Fuel Gas Code, Z223.1(NFPA 54).

5. The exhaust duct should not bebuilt into the wall. If laundries aredistributed in multi-story buildings,the duct size at the first floorshould be at least 4" (102 mm) andshould be increased in size 1" (25.4mm) per floor to a maximum of 12"(305 mm). For the installation ofseveral dryers where a main collec-tor duct is used, see illustration forproper angle of air flow. Dryerexhaust duct should enter mainduct at an angle of no more than30º pointing in the direction of theairflow. Ducts entering the mainduct from opposite sides should bestaggered so as not to oppose eachother. Provisions should be madefor periodic lint removal and clean-ing of the main collector duct.

6. If several dryers are exhaustedinto a main collector duct, it isessential that ductwork be adequate in size and properly constructed for efficient operation.Provisions for make-up air must beprovided. Each dryer exhaustsapproximately 220 cubic feet*(6.1 m3) of air per minute. * Measured at point of exit from the dryer.

7. The main collector duct shouldbe sized according to specifications

presented in the chart on the right.The outside of the main ductshould have a weather hood (withhinged damper) installed to preventpassage of weather elements,insects, dust and dirt into the dryer.

Electrical Requirements

1. Provide separate circuits fromthe main panel to each tumbler.The 120 volt, 60 hertz, single phaseunits require an individual three-wire, grounded, 120 volt, 60 Hzelectrical circuit protected by a 15amp fusetron or circuit breaker.The 208 volt or 240 volt, 60 Hz,single phase units require a three-wire plus ground circuit (two hotleads, a neutral and a ground).Each circuit must be protected witha two-pole, 10 amp circuit breaker.

2. All tumbler units must begrounded in accordance with thelatest edition of the NationalElectrical Code, NFPA 70, and localcodes and ordinances.

Gas Requirements

1. Install a 1-1/2" (38.1 mm) maingas line for the laundry room for upto 10 tumblers.
