The ProposalThe property is owned by the Order of The Visitation, an international order who have owned the Monastery since 1959. They have recently relocated to a modernised stable building on the original Estate as the property is now too large for their needs. The vendor is advised by Vixcroft Limited, a property company with experience in the development of listed buildings and landed Estates, which has formulated and guided the approach to Wealden District Council. This has culminated in the council’s formal advice letter, dated the 20 December 2013, which paves the way towards planning permission for the division of Foxhunt Manor and its development as illustrated by the plans prepared by the architects, Stephen Langer Associates. If required by purchasers, Vixcroft Limited is able and willing to manage a detailed planning application process towards grant of full planning permission.

Stephen Langer Associates have prepared illustrative plans for the conversion of the manor house and the construction of two new dwellings and are willing to act for a purchaser in the preparation of the necessary plans to accompany a planning application.

The ArchitectsThe Stephen Langer Associates practice is located nearby in Tunbridge Wells and has more than 30 years experience in the field of traditional buildings, including the conservation/restoration and alteration/extension of listed buildings, conversion of redundant agricultural or industrial structures, new country houses, flats and housing schemes (new or conversion), and in alternative uses for rural buildings. Lot 1 – Foxhunt Manor – indicative floor plan about 13,784 sq ftA magnificent Victorian manor house dating from 1898 and built by Joseph Lucas Junior, a builder who built the property for himself and his family. The property was later sold to the Oakshott family, until 1935 when the Estate was divided and purchased by the Xaverian Brothers, when it was run as a preparatory boarding school. The school closed in 1959 when it was purchased by the Order of The Visitation.

This fine country house has brick elevations with matching coloured mullions, under a tiled roof. The internal joinery is high quality oak with panelled dados and doors, carved friezes and

chimney pieces, fine carved archways and wood panelled ceilings to some rooms, with oak strip floors. The current accommodation is arranged over 4 floors with proposals to provide a fine reception hall, library, drawing room, conservatory, dining room, music room, kitchen, scullery and morning room on the ground floor; a master bedroom suite and 6 further first floor bedrooms; extensive staff accommodation on the second floor; and gymnasium and service areas on the lower ground floor. In addition the architects have designed a Palladian swimming pool hall.

In the 1960’s a substantial addition was built housing a chapel and ancillary rooms and under the current proposal this 60’s building would be taken down and the house restored to its original scale. The demolished area would give justification for the construction of two new dwellings within the grounds.

The property is suitable for adaptation for an equestrian estate.
