The requirements of the Residential Design Codes (R-Codes) apply to all lotsIn the DAP area unless otherwise varied below or illustrated within the DAP.
GENERAL PROVISIONS
Boundary Walls
1. Incicative boundary wall locations have been shown on the DAP(length and height of boundary walls to be as per the R- Coderequirements).
Access
1. All lots with access to rear Ianerraysshall oMal nvehlcUaaccess fromthe lanewayonly.
Felling Orientation
1. The design of dwellings shall include a primary/front style elevationorientated in the direction of the arrow/s shown on the DAP. TheprimaryTront style elevation shall consist of at least one major openingoverlooking the primary street and where applicable POS and/or asecondary meet.
2. Dwellings (with the exception of Lot405) should be designed so primaryindoor living areas (e.g. living rooms - dining areas - kitchens) and aprivate useable outdoor area (e.g. verandah, pergola, patio or an outdoorliving area) accessible from a habitable room are on the north side of thedwelling. These indoor and outdoor areas shall be positioned so they areopen to winter sun but protected from summer sun with sufficient eavesor other shade structures. In instances where the front of the lot isonentatecito the north, outdoor living areas as required bythe RCodesdo not necessarily need to be within front setback areas.
3. The outdoor living areas (as required by the R-Codes) of those lotsabutting POS areas shall be positioned to ovedookthe POS area, asindcated in the DAP
Fencing
t. Uniform estate fencing abutting public open space shal l not bemoditied without the prior written approval of the City and shall bemaintained as visually permeable.
2. Fencing along a secondary street frontage shall be visually permeableabove 12m for at leasttwo thirds of its length (fencing needs to take into consideration Provision No.1 under Building Orientation above - i.e.a visually permeable section needs to be in front of applicable majoropenings overlooking a secondary street).
Letter Boxes
1. All letter boxes shall address the primary street.
Other Pro\isions
1. Front verandahs, pergolas, patios orthe like attile front of a dwellingshall be constructed as an integral part of dwel l Ing and be constructedin the same materials as the dwelling.
