The 3rd Addition buyers will want to submit their plans soon so that the building of your home may begin when OPPD is finished in August. Home Building Starts Many lot owners have submitted their home design plans for review and will start their new homes soon. Brad Marshall, Olsson engineers, must provide your elevation certificate for your lot in Flatwater Lake. Olsson also to provide the as-built final LOMAR-F certificate. Brad’s contact information is 402/202-8360 or [email protected]. The landscaping of the two cul-de-sacs and boulevard will be completed before the Street of Dreams event. The 20’ tall steel sail boat sail sign will be installed in the boulevard in August. The sail is our brand for all three lakes we are planning. We have heard many good ideas and

concerns about Boat Rules and Restrictive

Covenants for the Flatwater community. We

are in the process of having both documents

updated soon. One example is allowing

longer docks on lots with the exception of the

two narrow areas. The bridge will open in

late 2022 or early 2023.

Outboard engines max 250 HP. Maximum boat

and jet ski speed 40 MPH.

The bridge connection on West Valley Street

to connect both Flatwater Lake and Flatwater

Lake Estates will be across from Lots 29

through 31—giving the lake neighborhood an

additional 140 acres of lake.

We may bring a brand new dredge back to

deepen a few high spots. Potentially deepen

FWL in areas that are only 20’ deep. This

brand new dredge can dredge 30’ deep.

FWL lots are beginning to look like a bargain

in today’s market. Prices will be adjusted up.

Many folks are figuring out that a brand new

home in FWL is a bargain compared to

buying a 30- to 50-year-old home on many of

the older lakes and then investing as much

as $200,000 or more to remodel or add an

addition.

The nesting sites may slowdown installation of OPPDelectric service in the 3rdAddition.

Females place theireggs in simpledepressions or scrapesin the sand that are oftenlined with small pebbles.Both adults share theresponsibility ofincubating the eggsthroughout the 27- to 31-day incubation period.Birds are hatching now.
