GENERAL DEMOLITION NOTES: ALL NEW MASONRY WALLS AND INFILL THAT ARE IN CONTINUANCE WITH EXISTING MASONRY WALLS SHALL BE TOOTHED INTO THE EXISTING COURSING TO ACHIEVE A UNIFORM JOINT PATTERN AND MORTAR STRIKE TO MATCH THE EXISTING FIELD VERIFY ALL EXISTING WALL THICKNESSES. IN ALL RENOVATED AREAS OF THE WORK, THE INTENT OF THESE CONTRACT DOCUMENTS IS TO PROVIDE A LEVEL OF QUALITY FOR ALL PATCHED SUBSTRATES AND SURFACES EQUAL TO THAT OF NEW SURFACES, INCLUDING BUT NOT LIMITED TO PLASTER, GYPSUM WALL BOARD AND MASONRY. ALL EXISTING SUBSTRATES AND FINISHES DISTURBED OR INTERRUPTED BY THE WORK SHALL BE REPLACED OR "FILLED IN" TO ACHIEVE UNIFORM COLOR, TEXTURE, PATTERN AND APPEARANCE TO MATCHING ADJACENT SUBSTRATES AND FINISHES. TRANSITIONS BETWEEN EXISTING TO EXISTING AND NEW TO EXISTING SUBSTRATES AND FINISHES SHALL BE ACHIEVED IN STRAIGHT HORIZONTAL AND OR VERTICAL LINES BETWEEN DIFFERENT AND OR NEW SUBSTRATES AND FINISHES. PATCH ALL HOLES IN FLOORS, WALLS, CEILINGS, AND ROOF LEVEL WITH EXISTING ADJACENT SUBSTRATES TO RECEIVE NEW FINISHES AND/OR CONSTRUCTION TO COMPLETE THE WORK. MATCH THE EXISTING ADJACENT SUSTRATES, PATTERNS, TEXTURES AND FINISHES. PATCH, REPAIR OR REPLACE ALL EXISTING FINISHES AND SUBSTRATES DISTURBED DURING CONSTRUCTION OR AS A RESULT OF DEMOLITION OR REMOVAL OF AN ITEM. ALL REPAIR OR REPLACEMENT SHALL MATCH ADJACENT EXISTING AND/OR NEW SUBSTRATES, PATTERNS AND FINISHES. SEE ROOM FINISH SCHEDULE AND SPECIFICATIONS FOR NEW FINISHES. PREPARE EXISTING REMAINING WORK SUBSTRATES TO RECEIVE NEW FINISHES AS INDICATED ON THE ROOM FINISH SCHEDULE AND IN SPECIFICATIONS. SUBSTRATE PREPARATION SHALL BE IN CONFORMANCE WITH THE INSTALLATION REQUIREMENTS OF EACH NEW FINISH. ALL NEW WALLS SHOWN WITH MASONRY HATCHING WITHIN THE EXISTING BUILDING SHALL BE TOOTHED INTO EXISTING MASONRY. MATCH EXISTING COURSING, JOINT PATTERN AND THICKNESS UNLESS NOTED OTHERWISE. AT THE DEMOLITION OF AN EXISTING ITEM, REMOVE ALL TRACES OF THE DEMOLISHED ITEMS COMPONENTS FROM THE SURFACE OF THE REMAINING FLOOR, WALLS, CEILING, AND ROOF. AT THE REMOVED FASTENERS IN ALL EXISTING MASONRY WALLS AND FLOORS, PATCH HOLE WITH GROUT LEVEL WITH EXISTING ADJACENT SUBSTRATES IN ORDER TO RECEIVE NEW FINISHES. AT EXISTING FLOORS: WHERE WALLS ARE SCHEDULED FOR DEMOLITION AND EXTEND TO BELOW THE CONTINUOUS CONCRETE FLOOR SLAB, THE WALL SHALL BE DEMOLISHED TO BELOW THE FLOOR THICKNESS. THE FLOOR SHALL BE PATCHED WITH CONCRETE AND GRANULAR FILL TO MATCH THE EXISTING THICKNESS, PROVIDE NEW VAPOR BARRIER TO THE PATCHED AREA. PATCH FLUSH TO ADJACENT EXISTING ELEVATIONS. APPLY CEMENTITIOUS UNDERLAYMENT TO PRODUCE A UNIFORM SURFACE IN ALL AREAS RECEIVED NEW FINISH AS INDICATED ON ROOM FINISH SCHEDULE. PATCHED JOINTS SHALL NOT TELEGRAPH THRU THE NEW FINISH. AT WALL SURFACES TO BE PAINTED, WHERE PATCHING OCCURS IN THE WORK OF AN EXISTING PAINTED SURFACE, THE PATCHED AREA SHALL BE SPACKLED, FILLED, PRIMED AND INTERMEDIATE PAINT COATS APPLIED PRIOR TO APPLICATION OF FINAL FINISH PAINT COATS. APPLY FINAL FINISH PAINT COATS OVER THE ENTIRE WALL SURFACE CONTAINING THE PATCH. WHERE PAINTING IS LIMITED TO PATCH, THE WORK AREA SHALL INCLUDE THE SURFACE FROM THE JOINT AT THE WALL / FLOOR INTERSECTION TO THE JOINT AT THE WALL / CEILING INTERSECTION. IT SHALL EXTEND HORIZONTALLY FROM LEFT SIDE OF THE PATCH TO RIGHT SIDE OF THE PATCH AND SHALL INCLUDE THE ENTIRE PATCH. PROVIDE ADDITIONAL SPACKLING AND PAINT COATS UNTIL THE PATCH AREAS BLEND COMPLETELY WITH THE EXISTING ADJACENT WALL SURFACE. PATCHES AT CEILINGS SHALL BE TREATED IN SAME FASHION AS DESCRIBED ABOVE. AT ALL CERAMIC TILE AREAS TO BE PATCHED / REPAIRED THE FOLLOWING WORK SHALL OCCUR AT DEMOLISHED ITEMS AND DAMAGED AREAS, FILL ALL HOLES IN EXISTING CERAMIC WALL AND FLOOR TILE THAT ARE UP TO 1" DIAMETER WITH A COLOR EPOXY GROUT TO MATCH THE EXISTING CERAMIC TILE COLOR. REMOVE AND REPLACE EXISTING ADJACENT AROUND AREAS WHERE HOLES EXCEED 1" DIAMETER. REPLACE WITH NEW TILES THAT MATCH AS CLOSELY AS POSSIBLE TO EXISTING TILES . MATCH PATTERN, SIZE, SHAPE, COLOR, TEXTUREAND COMPOSITION. FINAL SELECTION OF TILE TO BE INSTALLED SHALL BE BY THE ARCHITECT AND OWNERS REPRESENTATIVE. FOLLOWING ANY DEMOLITION AND / OR REMOVAL, PATCH AND REPAIR ALL EXISTING DISTURBED SUBSTRATES AND FINISHES TO MATCH EXISTING SUBSTRATES AND FINISHES, OR PREPARE EXISTING ADJACENT CONSTRUCTION TO ACCOMODATE NEW CONSTRUCTION AND SCHEDULED FINISHES. GENERAL ALTERATION / RENOVATION NOTES: DASHED LINES INDICATE GENERAL EXISTING CONSTRUCTION TO BE REMOVED. GENERAL CONTRACTOR IS RESPONSIBLE FOR FIELD VERIFYING ALL EXISTING CONDITIONS RELATING TO THE DEMOLITION REQUIRED FOR INSTALLATION OF NEW CONSTRUCTION SHOWN ELSEWHERE ON DRAWINGS. SEE CIVIL, STRUCTURAL, MECHANICAL, ELECTRICAL, PLUMBING DRAWINGS FOR OTHER DEMOLITION WORK REQUIRED. ALL ITEMS DESIGNATED TO BE REUSED AS PART OF NEW CONSTRUCTION SHALL BE MAINTAINED IN A REUSABLE CONDITION AND STORED ON SITE BY CONTRACTOR IN A CLEAN, DRY LOCATION UNTIL INSTALLATION. ALL REMAINING ITEMS AND MATERIALS DEEMED TO BE TRASH SHALL BE DISPOSED OF PROPERLY BY LAW, OFF SITE BY THE RESPONSIBLE CONTRACTOR. EXISTING CONDITIONS AS THEY APPEAR IN THESE CONTRACT DOCUMENTS MAY VARY WITH ACTUAL CONDITIONS BECAUSE OF ITEMS REMOVED BY THE OWNER'S STAFF. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR ALL PATCHING AND REPAIR WORK AS A RESULT OF THE OWNER'S REMOVAL OF SUCH ITEMS. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFICATION OF ALL EXISTING BUILDING DIMENSIONS AND CONDITIONS, INCLUDING FINISHES AND MATERIALS, SYSTEMS SHOWN AND DESIGNATED AS EXISTING TO REMAIN ON CONTRACT DRAWINGS PRIOR TO STARTING DEMOLITION AND CONSTRUCTION. NOTIFY ARCHITECT OF ANY AND ALL DISCREPANCIES IN INFORMATION INDICATED ON CONTRACT DRAWINGS PRIOR TO STARTING OF DEMOLITION AND CONSTRUCTION. VERIFICATION AND COORDINATION OF CLEARANCES REQUIRED FOR ALL NEW WORK BY ALL AND ANY ASSOCIATED CONFLICT RESOLUTION SHALL BE THE RESPONSIBILITY OF THE GENERAL CONTRACTOR. DEMOLITION WORK SHOWN ON THE DEMOLITION CONTRACT DRAWINGS SHALL BE FOR THE BUILDING RECEIVING MAJOR DEMOLITION WORK, AND DOES NOT REPRESENT THE DEMOLITION FOR THE PROJECT IN ITS ENTIRETY. REFER TO CONTRACT DRAWINGS FOR ADDITIONAL DEMOLITION WORK REQUIRED BY OTHER SUB CONTRACTORS. OTHER SUB CONTRACTORS DEMOLITION WORK SHALL BE COORDINATED BY THE GENERAL CONTRACTOR WITH REGARDS TO BUT NOT LIMITED TO SCHEDULE AND SEQUENCE. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFICATION OF ALL DEMOLITION CONDITIONS RELATED TO ANY ACCEPTED ALTERNATE BIDS. INCLUDING FINISHES AND MATERIALS, SYSTEMS SHOWN AND DESIGNATED AS EXISTING OR NEW ON THE CONTRACT DRAWINGS PRIOR TO STARTING OF DEMOLITION AND CONSTRUCTION. ANY DISCREPANCIES IN INFORMATION INDICATED ON CONTRACT DRAWINGS SHALL BE DIRECTED IN WRITING TO THE ATTENTION OF THE ARCHITECT PRIOR TO STARTING OF DEMOLITION AND CONSTRUCTION. THE OWNER RESERVES THE RIGHT TO SALVAGE AND REMOVE ANY EXISTING ITEMS BEFORE OR DURING DEMOLITION WORK. THE GENERAL CONTACTOR IS RESPONSIBLE FOR ALL TEMPORARY MEASURES REQUIRED TO MAINTAIN THE STRUCTURAL INTEGRITY OF THE BUILDING AFTER ANY DEMOLITION WHICH RENDERS ANY PART OF THE BUILDING STRUCTURALLY UNSTABLE. NO DEMOLITION SHALL OCCUR WHICH LEAVES THE BUILDING INTERIOR WITHOUT WEATHER PROTECTION. ALL DEMOLITION OF EXTERIOR SURFACES SHALL BE FOLLOWED IMMEDIATELY BY PROTECTIVE CONSTRUCTION. GENERAL CONTRACTOR SHALL INSURE THAT TEMPORARY PROTECTION FROM WEATHER IS PROVIDED AND INSTALLED AT ALL EXPOSED OPENINGS. GENERAL CONTRACTOR SHALL TAKE ALL POSSIBLE PRECAUTIONS AGAINST DAMAGING ANY EXISTING CONSTRUCTION THAT IS TO REMAIN. ALL DAMAGES CAUSED BY THE OPERATIONS OF THIS CONTRACT SHALL BE REPAIRED AT THAT CONTRACTORS EXPENSE TO THE COMPLETE SATISFACTION OF THE OWNER. PRIOR TO COMMENCING ANY EXCAVATION, THE GENERAL CONTRACTOR SHALL NOTIFY ALL UTILITY COMPANIES AND / OR MUNICIPAL AUTHORITIES. TYPICAL EXISTING FOUNDATIONS REMOVAL - REMOVE ALL EXISTING FOUNDATIONS TO ACCOMODATE INSTALLATION OF NEW FOUNDATIONS OR ANY NEW CONSTRUCTION. SHOWN ELSEWHERE ON DRAWINGS. GENERAL CONTRACTOR SHALL BE AWARE THAT THE EXISTING BUILDING WILL BE OCCUPIED AND IN USE DURING THE CONTRACT SCHEDULE. ALL CONTRACTORS SHALL CONDUCT THEIR OPERATIONS SO THAT THERE WILL BE MINIMAL INTERFERENCE WITH THE CONTINUED OPERATIONS OF THE ADJACENT SPACES AND SITE AREAS. ANY INTERFERNCE OR INCONVENIENCE WITH THE CONTINUED OPERATION OF THE FACILITY SHALL BE REVIEWED WITH THE ARCHITECT AND THE OWNER PRIOR TO APPROVAL. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR INSURING THE STRUCTURAL STABILITY OF THE EXISTING STRUCTURE IN THE AREAS INVOLVING NEW WORK AND FOR PROTECTING THE EXISTING STRUCTURE FROM DAMAGE DURING THE COURSE OF THE WORK. THIS SHALL INCLUDE SUPPLYING AND INSTALLING LINTELS, SHORING, BULKHEADS AND ANY OTHER ITEMS NECESSARY FOR THE PROTECTION AND STABILITY OF THE BUILDING. NO WORK THAT WILL JEOPARDIZE THE STRUCTURAL INTEGRITY OF THE BUILDING SHALL BE DONE WITHOUT CONSULTING THE STRUCTURAL ENGINEER AND THE ARCHITECT.
