To provide this service, Johnson Controls will: Overall Management Manage operate and continuously improve the full scope of
services. Review the quality, effectiveness, efficiency and value of all
the above services quarterly to ensure that the output meets the requirements.
Undertake formal reporting to the client on a Monthly and Quarterly basis via regular meetings and written reports.
Communicate scope and performance of Johnson Controls services and encourage customer feedback
Maintain a professional and courteous manner with customers and suppliers at all times
Source expertise on the client’s behalf as required Manage expenditure within the agreed annual budget and
provide accurate and timely reporting to demonstrate this Authorise supplier invoices in a timely manner Maintain records of all charges accurately and keep files in
order. Oversee all major projects and Consultancy carried out by
Johnson Controls on site Utilise Heads of Service capability in order to assist in re-
tendering Produce an annual Strategic Office Plan in keeping with the
Client’s business aims, for the Client’s approval.
To a performance level that ensures that: Any significant operational issues raised by the Client are
actioned to agreed timeframe Continuous improvement is demonstrated by JCL and
recorded in the quarterly performance review Actions are completed within the agreed time frames Suppliers agreed invoices paid by due date Reporting is timely and accurate No JCL induced changes of key staff are made without
three months notice Audit programmes are completed to schedule Update key personnel succession plan quarterly JCL to demonstrate the continued delivery of best value
services to the Client utilising the International Performance Database for benchmarking, Heads of Service and Re-engineering Team.
The Strategic Office plan will be submitted for approval by 30th Sept annually.
The Customer Business Plan will be developed and reviewed between July and Sept for approval by 30th Sept annually.

All site staff comply with site safety, health and environmental procedures.
Measured by: Issue and complaints log maintained – no complaints
escalated. No major JCL induced issues with suppliers and own staff
that would potentially damage the Clients reputation, or impact services

– Subcontract Costs % MARK UP: coste de servicios subcontratados por JC GWS, con caracter fijo.
– Extra’s Costs % MARK UP : coste de servicios extraordinarios.

Es un modelo de Guaranteed Maximum Price: precio máximo garantizado, con acuerdo de compartir ahorros entre JC y su cliente con las siguientes caracterísiticas:
– Contrato OPEN BOOK: política de libros abiertos.
– Matriz descendente de precios.
– Se llega a un acuerdo de ahorro porcentual anual Cliente y JC GWS. Caso 3M: se tiene en cuenta fase Due Dilligence del proceso de licitación.
– Los ahorros sobre el GMP deben ser compartidos entre cliente y JC GWS en un 50-50. Se realiza conciliación compensatoria al final de cada período contractual (anual)
– Importante el estudio previo en due dilligence de elementos incluidos (SCOPE) / excluidos (OUT OF SCOPE) de la matriz de GMP.
– En servicios out of scope, porcentaje acordado a aplicar sobre coste.

El Gestor diariamente anulará estos avisos en el sistema de gestión.

•Una vez establecidas las funciones, el dimensionamiento, y los diferentes perfiles necesarios, se definen los Acuerdos de Niveles de Servicio (ANS). En base a su grado de cumplimiento, se aplican penalizaciones o bonificaciones sobre la facturación anual.
Hasta la fecha, el equipo de Johnson Controls ha conseguido:
•Empresas de outsourcing FM mejor valorada por el cliente.•Meryt Award Fy09 Employee Ingenuity and customer satisfaction.•Pasado 2 auditorias internas de Cumplimiento Normativo del cliente. •Pasado 21 auditorias externas del cliente•Todos los Edificios Corporativos que JC GWS gestiona, han sido certificados con la ISO 14001. •Bonificaciones contractuales por cumplimiento de los Acuerdos de Nivel de Servicio.
Acuerdos de nivel de servicio (ANS)
•Para cumplir con las necesidades internas del cliente y con la mejora continua del servicio prestado, Johnson Controls ha desarrollado protocolos, manuales técnicos y herramientas de gestión en red a medida, que facilitan la explotación de la información, aseguran el cumplimiento de la normativa interna del cliente, y garantizan la adaptabilidad de los procedimientos a sus necesidades, que varían a lo largo del tiempo.
Entre estas actuaciones se encuentran:
