buying a house has always been an important and considered decision, typically being a family’s largest investment. Knowing that strong, reliable products have been, or are to be used in its construction provides buyers with confidence in their purchasing or building decision. with the aftermath of the “leaky homes Syndrome” and earthquakes, clients are increasingly interested in the specification of components such as frames and trusses.
The use of steel framing continues to increase in many overseas countries and in particular, Australia, which has solid and increasing growth rates of steel framed residential homes. Steel framing in residential construction is by no means a new concept. It is widely accepted that steel frames are high strength, termite, rodent, borer and dry-rot proof. They are also dimensionally stable and
will not twist, shrink, warp, split or rot. As a country with a long history and natural wealth of wood products for residential construction, steel framing has lived in the shadow of timber framing until more recent times. With the advent of dwindling timber supplies, escalating costs and increased lobbying
for alternative construction materials based on health and safety issues, ZOG Steel Framing is now clearly the choice for the future.
Golden Homes and Goldstar Homes, New Zealand owned and operated companies, have invested 5 years in research and development for the use of ZOG Steel Framing in New Zealand prior to offering the product to the market. This commitment has required a substantial investment, including the establishment of

heAlThY homeSIncreasing concern is being raised over timber preservatives which have varying levels of toxicity, making it vital to take suitable health and safety precautions when handling and working with freshly treated timber and there are increasing concerns over the dumping of toxic waste.
With ZOG Steel Frames and trusses, the builder does not need to handle chemically treated products. To the homeowner, ZOG Steel has a low allergenic nature, providing an immediate environment that is as free from chemicals as possible. Treated timber as a construction product also raises issues of “off-gassing” and the harm that this can cause under internal environment quality (IEQ) standards. ZOG Steel Frames are also 100% recyclable.
fiRe ReSiSTAnceSteel frames do not ignite, propagate or add fuel to a fire. Golden Homes and Goldstar Homes utilise premium 13mm Ultraline Plus on ceilings and 10mm Ultraline on walls throughout their houses as a standard specification. Ultraline has similar fire resistance characteristics to Fyreline. Substituting combustible framing and using non- or low- combustible materials, such as Ultraline will assist in reducing the consequences of uncontrolled fire. Remember, ZOG Steel Frames will not ignite and do not burn. When fire resistance is a critical consideration in construction, ZOG Steel Framing provides a great solution.
expAnSion / conTRAcTionWith the use of ESI sheet, ZOG Steel Framing expansion and contraction rates are negligible due to minimal direct heat transfer to the frame even in hot weather. Furthermore
ZOG Steel Framing possesses a compatible expansion coefficient with that of Ultraline plasterboard, thereby minimising the incidence of cracking.
condenSATionThe most simply realised measurement of humidity (amount of water vapour in the air) is the temperature at which water vapour first condenses. This temperature is known as the “Dew-Point”. The engineered ZOG Steel Frame system has an ESI sheet thermal break and hence remains above dew-point. Timber does not require a thermal break and may fall below dew-point. Without a thermal break, timber frames will condensate at higher temperatures than ZOG Steel Frames. Any moisture on timber can start deterioration which can continue even after it dries. When any moisture on steel dries, the steel will not rust.
conSTRucTionDuring periods of wet weather or during winter months the moisture level in timber frames can become too high and internal wall lining cannot be commenced until the moisture levels drop sufficiently. ZOG Steel Frames do not suffer from this inconvenience so construction times are often significantly reduced.
As ZOG Steel Frames are so dimensionally straight, trades people find there is no need for packing to compensate for non-linear dimensions as is often the case with timber framing. Internal lining tradespeople prefer ZOG Steel Framing because of its straightness and accuracy. Specialist sub-contractors can install bathrooms and kitchens more easily and at a lower cost for the same reasons.
The dimensionally stable properties of ZOG Steel Framing assists in providing a very high standard of internal finish that will last, as ZOG Steel Framing will not warp, twist, or shrink after installation.
noiSe TRAnSmiSSionWhile ZOG Steel Framing may have higher noise transmission characteristics than that of timber frames, there will be less shrinkage or cracking noise due to frame settlement. With Ultraline as standard Golden Homes and Goldstar Homes specification (having noise transmission characteristics similar to Noiseline), noise transmission from ZOG Steel Frames will not be any greater than timber framing paired with standard lining products.
elecTRicAl SAfeTYZOG Steel Frames are electrically safe because the frames are earthed. When exposed to a live wire, they will create a short and trip the residual current safety device, however, a broken or pierced wire in a timber frame can remain live and current leakage can cause troublesome faults, fire risks and personal injury.
duRAbiliTY And wARRAnTYZOG Steel Frames and trusses are coated to protect them from rusting which is a “surface” condition. Cut edges of ZOG Steel does not need additional treatment due to sacrificial properties of the coating. ZOG Steel comes with a 50 year durability warranty from New Zealand Steel.

climATe - Golden Homes have pioneered double glazing, introducing it as a standard feature some 8 years ago. Today we are again leading the building industry with thermally improved aluminium frames becoming a standard feature in our homes, this compliments the overall thermal performance and comfort level of the entire home. Our minimum insulation is R 3.6 ceilings and R 2.6 walls.
eARThQuAKeS - Tested independently in Australia, the steel frame and bricks successfully exceeded 9 on the richter scale. ZOG’s patented bottom plate anchors were 100% successful in the recent Christchurch earthquakes.
windS - ZOG Steel has a minimum requirement to pass high winds. All window frames are attached directly to the ZOG Steel Frames and therefore will not blow out in extreme winds.
fiReS - ZOG Steel is now engineered to be used for our roof battens.
Snow - ZOG Steel is now engineered to pass .5kpa snow loading.
hAilSToRmS - After Sydney’s concrete tile roof flood problem Golden Homes and Goldstar Homes only use Gerard steel tiles.

As an accredited licence holder you receive a certificate for your house from Residential Warranties Limited once you have signed an unaltered building contract which covers the following:
• Loss of deposit up to $40,000.00 inc GST
• Non-completion or abandonment of the dwelling up to $60,000.00 inc GST
• Repair and replace any defective work within 60 (sixty) days of
completion of dwelling and...
• Up to $20,000.00 inc GST for any major structural defects that occur within
ten years of signing the contract
• Maximum aggregate loss. $110,000.00
