MBV BOARD HIGHLIGHTSBy Peter Cavoto, President

All repairs and damage claims for the storm are incomplete but in process. Pickleball and Tennis courts are useable. The electronic sign is up and functioning with more programing adjustments needed. Thanks to Chris Bukovac, Communications chairman, for her perseverance. Volunteers called many residents who did not register on line for the phone directory to have it as up to date as possible.

The board is working hard to be fiscally responsible and has renegotiated the FSR contract and reviewed the manager’s operational budget along with the Budget and Finance committee. We appreciate their time and commitment to this project. We were able to decrease the percentage of increase but still needed to provide 10% funding to reserves to allow for projects such as Sunset Center, Superstition Center kitchen and the Activity Center. We also needed to keep $10,000 as a contingency to meet our unexpected needs such as the recent storm. There will be a 2.6% increase for our HOA dues in 2018 to $914.

Board decisions can be clear and easy but other times difficult and complicated. Your feedback is valuable. We try hard to listen to all input but must make the best decision for the entire community.

Pickleball has grown in all senior communities. To retain value and meet needs of over 150 residents we need to add courts. The B&G did an analysis in 2014 and revisited those options plus a new option. We are seeking cost estimates for two of the options to help us determine the next course of action.

Jon Wayne Company presented four options for the roofing of the Superstition center. The condensation issue had been evaluated before and bids from four other roofing companies received. The approved proposal is to insulate beams to stop the condensation, to replace the roof with a tan roof, and add insulation. The tile floor in the Superstition will also be replaced.

We could only replace the pool lift chair seat, instead of the whole machine, with work done in-house. Audio Visual repairs will be completed less expensively by residents.

The board approved an Ocotillo Center storage design to allow for better access and storage. The board will be asking Building and Grounds to complete a total campus storage analysis in the future.

We welcome new steering committee members: Dennis Malsom to Budget and Finance and Barb Sebring to Communications. The Board appreciates not only the steering committee members, but also the many volunteers to steering committees for MBV activities. Feel free to contact us at [email protected].

MBV Board Minutes AugustSubmitted by BOD secretary, Pam Ingram

Board meeting called to order by President, Peter Cavoto. Present: Jan Pitts by phone, Janet Swaim, Wayne Walworth and Pam Ingram. All board and committee minutes and reports were approved.

The following items were approved unanimously.2018 Operational budget was approved with a 2.6% increase of $23

with an annual assessment of $914 in HOA fees per home. Shadow Ridge 1 and 2 will also receive a 10% increase with an annual increase of $10 to fund streets.

1. Replacement and remediation of tile in the Superstition Center with new tile installed.

2. Repaired pipe in the wash area of Yucca Blossom. 3. Redo the piping on Crested Saguaro.4. Replace the pool lift seat. 5. Survey Monkey Process that can be used by all committees to gain

immediate resident feedback.6. Repair of Audio Visual speakers in the Superstition Center by AV

committee. Committee is to investigate two previous missing Superstition speakers before purchase.

7. Purchase 10 more matching upright pool chairs.8. Purchase a new computer for MBV manager9. Ocotillo storage design diagram to allow more access and storage. 10. Shadow Ridge II silt removal by Coy landscape. 11. Requested manager to obtain bids for Pickleball courts option A, to

the west of existing court, and option F to be on the present Tennis court 1 and elongate the present pickleball court to become a tennis court 1.

12. Authorize the Investment of MBV funds in CD investments to gain interest income.

13. Steering committee members Dennis Malsom to Budget & Finance Committee and Barb Sebring to Communication Committee approved.

A new tan roof and insulation to address the condensation problem in the Superstition Center, insulation of steel beams and painting of the pipes of the Superstition Center were approved 3 to 2 for $91,000.

Assignments to committees were made as follows:

Planning and Design 2: 1) glass kiln for the fired arts center, 2) tile for the superstition center.

Building and Grounds: 1) Wall paint schedule, 2) Planter and fountain locations and pool décor.

Concern of MountainBrook golf course maintenance and weed control was discussed. Peter and Suzanne will develop an AdHoc committee charter with a limited timeline to address this issue with Larry England as chair.

For those of us who have been away from MBV, the 1959 song ‘See You in September’ by The Happenings will be a phrase used by many as we think about, pack up and start returning to our Arizona homes. Year-round residents and early birds will be on hand to meet and greet friends and neighbors all around the campus. With so many stories and photos of summer adventures to share, there will certainly be a steady ‘buzz’ on the streets.

Our first dance of the season is themed Fright Night and is only weeks away, so mark your calendars to attend on Friday, October 27. For those who like to get into the ‘frightening fun’ of the evening, it is never too early to start thinking about a costume. Be sure you get your tickets from the activity office when you arrive, as Outside the Line, the #1 Favorite Band from last year, will be on hand and the evening is sure to be a sellout. At this time of year, Bryan Adams’ song ‘Coming Home’ comes to mind and we look forward to seeing you soon.

A Memorial Service will be held for Gordon Ryckman on

October 14th at the United Methodist Church at 2:00 pm

Some advice during the Monsoon season

Senior MobilityThis is something that happened at an assisted living center.

The people who lived there have small apartments but they all eat at a central cafeteria. One morning one of the residents didn’t show up for breakfast so my wife went upstairs and knocked on his door to see if everything was OK. She could hear him through the door and he said that he was running late and would be down shortly so she went back to the dining area.

An hour later he still hadn’t arrived so she went back up towards his room and she found him on the stairs. He was coming down the stairs but was having a hard time. He had a death grip on the hand rail and seemed to have trouble getting his legs to work right. She told him she was going to call an ambulance but he told her no, he wasn’t in any pain and just wanted to have his breakfast. So, she helped him the rest of the way down the stairs and he had his breakfast.

When he tried to return to his room he was completely unable to get up even the first step so they called an ambulance for him. A couple hours later she called the hospital to see how he was doing. The receptionist there said he was fine, he just had both of his legs in one leg of his boxer shorts.

I am sending this to my children so that they don’t sell the house before they know all the facts.

Be wise when someone rings your doorbellReceived from a MBV resident. Our doorbell was rung by a young man dressed very casually who spoke quickly and informed us that he was in the neighborhood and noticed our house number on the curb was faded. He stated that he represented a group of former soldiers who were trying to find jobs for ex-soldiers who had re-cently left the service after being in Afghanistan. When asked about the name of the group, their business telephone number, a brochure and his ID, he declined to give us any information. He also did not give a price. When we firmly declined his offer because we needed more information, he quickly turned away and ran to his car.

Fall is in the air and we hope to see everyone back in AZ sooner rather than later. A short HOA meeting was held 8/24/17 to meet our new home owner’s association, Associa representative Charlene Gum. All of us at MountainBrook Village are deeply concerned about those affected by Hurricane Harvey and the unprecedented flooding the storm has brought to Texas. Those impacted by the storm will continue to remain in our thoughts and prayers.

September is National Preparedness Month. It is very easy and important to take simple steps to prepare for emergencies in your homes, businesses, and schools. Think first about the basics of survival—fresh water, food, clean air and warmth, according to the U.S. Department of Homeland Security’s Ready Campaign.

Here are some items recommended for a basic emergency supply kit:Water, one gallon of water per person per day for at least three days, for

drinking and sanitation Food, at least a three-day supply of non-perishable food Battery-powered or hand crank radio and a NOAA Weather Radio with

tone alert and extra batteries for eachFlashlight and extra batteries First aid kit Whistle to signal for help Dust mask, to help filter contaminated air and plastic sheeting and duct

tape to shelter-in-place Moist towelettes, garbage bags and plastic ties for personal sanitation Wrench or pliers to turn off utilities Can opener for food (if kit contains canned food)

Local maps You might consider adding these additional items:Prescription medications and glasses Infant formula and diapers Food and extra water for your pet Important family documents such as copies of insurance policies,

identification and bank account records in a waterproof, portable container Cash or traveler’s checks and change Emergency reference material such as a first aid book or similar

information from www.ready.gov Sleeping bag or warm blanket for each personComplete change of clothing including a long-sleeved shirt, long

pants, and sturdy shoes. Consider additional clothing if you live in a cold-weather climate.

Household chlorine bleach and medicine dropper. When diluted nine parts to one part water and bleach can be used as a disinfectant. Or in an emergency, you can use it to treat water by using 16 drops of regular household liquid bleach per gallon of water. Do not use scented, color safe or bleaches with added cleaners.
