GUIDE This Inventory and Schedule report is for the protection of both the tenant and the landlord, and to provide a detailed report of the property and its contents at the time of the inspection. It has been compiled by an independent assessor to give an accurate record of the property’s internal and external condition, and its contents. This should not be used as a structural survey report. The date of inspection will be clearly specified, and the photographs presented in the report are electronically date stamped on the encoding should they be relied upon in future. The report will give a general description of items, and not value costing or detailed descriptions as in the case of precious materials or specific types of material. Please be advised that items left in lofts, cellars, locked rooms or inaccessible places have not been noted in the inventory and are the sole responsibility of the landlord. Where inventories are compiled with tenants in situ and it is deemed difficult for us to differentiate between that belonging to the landlord or the tenant, then the report may contain inaccuracies for which we cannot be held responsible. SAFETY DISCLAIMER This inventory only relates to the property contents, fixtures, fittings and furniture. It is no guarantee that the property has passed the relevant safety inspections as required by law. These will be issued by your agent or landlord separately. FURNITURE & FIRE (FIRE SAFETY) REGULATIONS 1993 Any furniture that comes under the above category will be marked clearly on the item. If this is not, then it will be the agent or landlords prerogative to have this removed or dealt with accordingly. If there are not labels to view on the furniture then they will be marked with “None Compliant”. This does not however mean that they do not comply with the law, but means that no appropriate label has been seen. SMOKE DETECTORS It is the tenant’s responsibility to inspect the smoke detectors fitted in the property at regular intervals to ensure that they are in full working order as per the manufacturer’s instructions. This will sometimes mean replacing a battery, and regular testing. LIGHT BULBS All light bulbs working unless otherwise stated on the report. CHECK OUT INSPECTION AT THE END OF THIS TENANCY For this inspection, it is essential that all items be returned to their respective locations as shown on the original inventory before the final checkout inspection is due. Failure to do this may incur costs for additional time in location of items. Any items damaged or missing will be repaired or replaced as necessary and the relevant deduction off the Deposit as required and notified. Tenants are given a period of 7 days from receiving the Schedule of condition to notify Grant Residential or your landlord in writing of any amendments they deem necessary. Should any such notification fail to be delivered within this period, it will be assumed that it is accepted by the tenant as a true reflection of the property at the start of the tenancy.

CLEANING If cookers, oven, hobs and extractors are new or have been professionally cleaned prior to the commencement of the tenancy, the outgoing tenant agrees to meet the cost of having them professionally cleaned on vacation. CARPETS If the carpets are new or have been professionally cleaned prior to occupation, the outgoing tenant will be responsible for meeting the cost of having them cleaned on vacation. REFUSE Please us the bins provided by your local authority and recycle wherever possible – if you have boxes to dispose of, please rip these up and insert these into the respective recycle receptacle. Any larger items will require disposing of at the local tip. CONDENSATION AND DAMP Damp can affect any homes, and generally the most common cause of damp is poor air circulation and closed windows. Since most properties are now double glazed, there has been an increased reporting of damp within properties. A common reason is because although Double Glazing is designed to reduce noise pollution and heat escape, the other side effect is moist air being unable to escape also. The most common signs of damp can present symptoms such as the following: “black spot” – Black spots appearing on wallpaper and painted surfaces Fungal growth Peeling wallpaper Common areas are radiators, windows and doors. Which is where it is either very cold, or goes from hot to cold often. HOW TO COMBAT DAMP: It is imperative that the property has air flowing through it. Leave a window open in a room to the front and the rear for as long as possible at least once a day, and leave doors ajar to allow the air to circulate. If you have an expelair in the kitchen and bathroom, ensure that they are operational before cooking or using the bathroom. Never dry washing on the radiators. Airbricks should be left accessible without furniture put up against it, and properties with air vents should be left open where appropriate. Any patches of spot or fungal growth should be treated with a fungicidal solution or a weak bleach solution and the wall should be allowed to dry out thoroughly before any redecoration is carried out. De-humidifying machines are available to rent or buy. They extract moisture from the air and can be beneficial in most extreme cases. In the event of damp appearing, please inform your agent or landlord to ensure that quick remedy or advice can be given. GAS SAFETY CHECK Once per year your landlord is legally obliged to conduct a Gas Safety Inspection with a GAS SAFE registered engineer. Your landlord
or agent will contact you before this is due.

Guidance on Legionnaires’ Disease for tenants and residents of rented domestic accommodation
Domestic hot and cold water systems can provide an environment where Legionella bacteria can grow. This can cause Legionnaires’ Disease which is a potentially fatal form of pneumonia caused by inhalation of small droplets of contaminated water containing Legionella bacteria. This advice sheet gives tips for residents of rented domestic accommodation such as houses, bungalows and flats in small blocks.
Most importantly, make sure that: Hot water in the system remains hot
Cold water is kept cold
The water is kept circulated In particular, it is important that you – Do not interfere with the settings on your boiler or hot water system. The hot water should be set so that the water is heated up to at least 60°C.
TEL YOUR LANDLORD IF:
The cold water is still running warm after you have initially run off any water which may have accumulated in the pipes. It should not be above 20°C. There are any problems, debris or discolouration in the water.
The boiler or hot water tank are not working properly, particularly if the water is not coming out of the taps at a sufficiently high temperature. It should come out at a temperature of 50°C after it has run for a minute at the latest. WHERE SHOWERS ARE FITTED – If they are used only occasionally then flush them through by running them for at least two minutes every week. Keep out of the way whilst this is being done as far as possible.
Clean the shower head periodically, descale and disinfect it. This should be done at least every six months. VACANT PROPERTY: Where a property is left vacant for any time, e.g. student accommodation over the summer holidays, make sure that when it is occupied again at the outset both hot and cold water systems are flushed through by running all outlets for at least 2 minutes.
Legally, it is your landlord’s responsibility to take precautions to prevent Legionella being present in the hot or cold water system but tenants and residents also have an important part to play in taking these simple and practical
precautions. You are responsible for the use of your property and no liability can be expected from tenants not taking these steps.
