CONDOMINIUM SALES BEL AIR - HOLMBY HILLS

In Bel Air - Holmby Hills there were 7 single family home sales in December 2015, down from 14 in December 2014 and a

similar performance from the 7 sales closed last month. The average list price for single family home sales in December

2015 was $8,340,486 compared to $3,208,286 for December 2014, representing a 160% increase. For the three-month

period from October to December 2015, the average list price was 25% higher than the same period of the prior year.

Average sales price for December 2015 was $7,133,214, compared to that of October through December 2015, which was

$4,278,776. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Bel

Air - Holmby Hills saw a 46% increase in average sale price, and a 135% increase compared to same month of the prior

year.

DECEMBER MARKET OVERVIEW

BEVERLY CENTER - MIRACLE MILE

In Beverly Center - Miracle Mile there were 12 single family home sales in December 2015, up from 9 in December 2014 and a 20% decrease from the 15 sales closed last month. The average list price for single family home sales in December 2015 was $1,265,083 compared to $1,565,606 for December 2014, representing a 19% decrease. For the three-month period from October to December 2015, the average list price was 5% higher than the same period of the prior year. Average sales price for December 2015 was $1,273,270, compared to that of October through December 2015, which was $1,628,627. These results indicate that the sale price is trending down. Comparing December 2015 to November 2015, Beverly Center - Miracle Mile saw a 27% decrease in average sale price, and a 20% decrease compared to same month of the prior year.

DECEMBER MARKET OVERVIEW

BEVERLY HILLS

In Beverly Hills there were 15 single family home sales in December 2015, up from 11 in December 2014 and a 114% increase from the 7 sales closed last month. The average list price for single family home sales in December 2015 was $9,387,467 compared to $12,851,455 for December 2014, representing a 27% decrease. For the three-month period from October to December 2015, the average list price was 8% lower than the same period of the prior year. Average sales price for December 2015 was $8,541,407, compared to that of October through December 2015, which was $6,632,176. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Beverly Hills saw a 75% increase in average sale price, but a 23% decrease compared to same month of the prior year.

DECEMBER MARKET OVERVIEW

BEVERLY HILLS POST OFFICE

In Beverly Hills Post Office there were 12 single family home sales in December 2015, down from 14 in December 2014 and

a 8% decrease from the 13 sales closed last month. The average list price for single family home sales in December 2015

was $2,829,367 compared to $6,462,214 for December 2014, representing a 56% decrease. For the three-month period

from October to December 2015, the average list price was 4% lower than the same period of the prior year. Average sales

price for December 2015 was $2,779,083, compared to that of October through December 2015, which was $3,920,095.

These results indicate that the sale price is trending down. Comparing December 2015 to November 2015, Beverly Hills

Post Office saw a 9% decrease in average sale price, and a 53% decrease compared to same month of the prior year.

DECEMBER MARKET OVERVIEWIn Culver City there were 25 single family home sales in December 2015, up from 18 in December 2014 and a 79% increase from the 14 sales closed last month. The average list price for single family home sales in December 2015 was $1,104,612 compared to $895,353 for December 2014, representing a 23% increase. For the three-month period from October to December 2015, the average list price was 17% higher than the same period of the prior year. Average sales price for December 2015 was $1,093,960, compared to that of October through December 2015, which was $1,079,747. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Culver City saw a 3% increase in average sale price, and a 21% increase compared to same month of the prior year.

DECEMBER MARKET OVERVIEWIn Downtown L.A. there were 28 condominium sales in December 2015, down from 42 in December 2014 and a 18% decrease from the 34 sales closed last month. The average list price for condo sales in December 2015 was $642,893 almost matching $624,590 for December 2014. For the three-month period from October to December 2015, the average list price was 5% higher than the same period of the prior year. Average sales price for December 2015 was $632,107, compared to that of October through December 2015, which was $643,072. These results indicate that the sale price is trending down. Comparing December 2015 to November 2015, Downtown L.A. saw a 6% decrease in average sale price, but a 3% increase compared to same month of the prior year.

DECEMBER MARKET OVERVIEWIn Malibu there were 19 single family home sales in December 2015, up from 16 in December 2014 and a 46% increase from the 13 sales closed last month. The average list price for single family home sales in December 2015 was $4,558,105 compared to $2,997,063 for December 2014, representing a 52% increase. For the three-month period from October to December 2015, the average list price was 29% higher than the same period of the prior year. Average sales price for December 2015 was $4,225,479, compared to that of October through December 2015, which was $3,495,172. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Malibu saw a 22% increase in average sale price, and a 50% increase compared to same month of the prior year.

The average list price for condo sales in December 2015 was $560,207 compared to $428,400 for December 2014, representing a 31% increase. For the three-month period from October to December 2015, the average list price was 36% higher than the same period of the prior year. Average sales price for December 2015 was $565,286, compared to that of October through December 2015, which was $634,967. These results indicate that the sale price is trending down. Comparing December 2015 to November 2015, Playa Del Rey saw a 9% decrease in average sale price, but a 35% increase compared to same month of the prior year.

DECEMBER MARKET OVERVIEWIn Sunset Strip - Hollywood Hills West there were 41 single family home sales in December 2015, up from 37 in December 2014 and a 14% increase from the 36 sales closed last month. The average list price for single family home sales in December 2015 was $2,313,400 compared to $2,675,216 for December 2014, representing a 14% decrease. For the three-month period from October to December 2015, the average list price was 13% lower than the same period of the prior year. Average sales price for December 2015 was $2,184,647, compared to that of October through December 2015, which was $2,135,022. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Sunset Strip - Hollywood Hills West saw a 7% increase in average sale price, but a 15% decrease compared to same month of the prior year.

DECEMBER MARKET OVERVIEWIn West Hollywood Vicinity there were 24 condominium sales in December 2015, down from 25 in December 2014 and a 14% decrease from the 28 sales closed last month. The average list price for condo sales in December 2015 was $927,660 compared to $715,372 for December 2014, representing a 30% increase. For the three-month period from October to December 2015, the average list price was 17% higher than the same period of the prior year. Average sales price for December 2015 was $875,590, compared to that of October through December 2015, which was $766,607. These results indicate that the sale price is trending up.
