This residential project presentation reflects Hellenic Project’s and Kourtis International’s intention to become
an integral part of the construction industry in Iraq. Since 1996 Hellenic Projects has been developing and
constructing projects in the United States, Albania, Bulgaria, Romania, Germany and Greece, and is part of
a larger group of companies with experience in the commercial, residential and municipal sectors. We are
also specialized in the development and construction of financial institutions, banks and their branch offices.
For the past twenty years, Kourtis International has focused primarily in private and public engi-
neering projects in Greece. It is registered by the Registrations of Greek Receiving Work Enter-
prises (M.E.E.P) and in the Registration of Experienced Constructors (M.E.K) of the MINISTRY OF
ENVIRONMENT PLANNING AND PUBLIC WORKS which undertakes the implementation of all
types of construction: civil engineering, hydraulic projects, highway and road construction, cultural
centers, schools, and all types of public works in Greece. Kourtis International is also a represen-
tative of PEDMEDE (The Panhellenic Association of Engineers and Contractors of Public Works)
in tenders throughout Greece. As a result of the strong construction background that both of our
companies have to offer Hellenic Projects S.A. and Kourtis International have decided to partner
with each other to provide the highest possible standards to the construction industry in Northern
Iraq. The cooperation in Kurdistan between these two strong companies combines their expertise in inter-
national and local construction, engineering and business know-how. Our capacity to intertwine our skills
and capabilities insures that together we will make the most of the profitable investment environment that
Kurdistan has to offer.

Masterplan: Aerial View(Total Land Size: 65,000 sq.m / 26 donum)
Masterplan Concept:The Greek Village Apartment Complex is situated on 65,000sq.m of land, 60% of which is liveable space, and 40% of which is public space. The plan is orga-nized around a grid and is broken up by roads and green pathways. An ancillary building that houses retail, maintenace, administration, and a reception area has been included. We have also incorpo-rated a school building with a dedicated park space just beind it. The total num-ber of apartment units included in the design is 792, 156 of which are 140sq.m, 468 of which are 100 - 110 sq.m apart-ments. This ratio will allow the devel-opment to support a broad economic demographic.

Building ConceptThese two renderings show the basic apartment block and the manner in which they get repeated to form the broader masterplan. The floor-plans have been considered carefully in order to ensure that all of the residences receive ample daylighting, as well as balcony access. The Greek Village Apartment Complex utilizes a straightforward and flexible design that can be adapted to satisfy local environmental and social-conditions.

Apartment Block: Green Pathway
Green PathwayA crucial element of our proposal is the green pathway which acts as a pedestrian access point as well as a public recreation area. The adjacent buildings shield the paths from direct sun-light and keep them cool in the warmer seasons. Apart from providing public space the paths play a fundamental role in the overal design of the apartment units. The paths act as an at-traction about which the apartments located at the rear of the apartment blocks can be oriented. What would otherwise be a forgotten alleyway now becomes a rich community center. Bedrooms are located on the side of the paths to maintain pri-vacy, and shield residents from noise pollution coming from the main roads. The apartments are also lit via windows located at their path-facing sides.

Apartment DescriptionThis apartment unit is the largest of the three options provided in the Greek Village Apartment Complex. It features four bedrooms, three bathrooms, and a large, 40 sq.m living room. Adjacent to the primary living room are the kitchen and family rooms, which can be sec-tioned off to provide more privacy. The 140 sq.m units are all oriented towards the green pathways that divide the apartment blocks. They therefore get the maximum amount of privacy pos-sible. In addition, the narrow layout optimizes daylighting, and ensures that every room is well lit.

Apartment DescriptionThis unit type is approximately 110 sq.m, and is situ-ated at the corners of the apartment blocks. It has three bedrooms, two bathrooms, and 30 sq.m main living room. A second living room is located next to the kitchen and functions as a more private family gather-ing space. The two large balconies provide a comfort-able outdoor space and also help to naturally light the bedrooms and common spaces.

Apartment DescriptionThis apartment unit is the smallest of the three types offered. Its has two bedrooms, two bathrooms, and two living rooms. The house can be segregated to isolate the two living rooms and preserve privacy. The layout is designed to maximize daylighting by providing direct and indirect light to all of the rooms. This particular variation extends to both the front and the back of the build-ing, offering residents a diversity of views to the outside. The large bal-conies, located at both ends of the building, contribute to this diverse experience of the outdoors.
