Project SavingsGoldman Sachs' 30 Hudson Street

The project's light-colored pavement reduces its contribution to the urban heat-island effect, and its minimal exterior lighting reduces light pollution.

A storm water collection and retention system provides site irrigation and cooling-tower makeup water. Combined with low-flow fixtures, these strategies save about 4.2 million gallons of water per year.

More than 60% of all wood used for the project, and 100% of the interior wood, was certified to Forest Stewardship Council standards. All of the regularly occupied spaces have access to daylight and views to the outdoors. The building also features educational signage that explains the building's green attributes.

Environmental Aspects

a ground-source heat pump makes a significant contribution to minimizing the consumption of fossil fuels

Ground source heat pumps use a buried ground loop which transfers heat from the ground into a building to provide space heating and, in some cases, to pre-heat domestic hot water. As well as ground source heat pumps, air source and water source heat pumps are also available.

Page 18: Green building rating system seminar

Project Savings 1400 Fifth Avenue Residential Building

The building's close proximity to public transportation,

the presence of bicycle storage areas, the networked living units complete with (low-cost) broadband access, and the fully equipped onsite business center limit environmental impacts related to transportation.

Both structural components, such as steel joists, and finished surfaces, such as carpeting, include recycled content where feasible.

FSC-(Forest Stewards Council) certified cabinets and bamboo flooring reduce the project's damage to forests.

high-efficiency air filters assist in maintaining healthy indoor spaces.

Variable-frequency drives on pumps,,

day lighting, and efficient electric lighting reduce electricity consumption.

Low-flow toilets and faucets conserve water, and a

parking area "paved" with a porous, sod-covered matrix allows storm water to infiltrate the soil.

Page 19: Green building rating system seminar

How to Officially State a Building to Be Recognized As a Green Building?

In 1999 U.S Green Building

Council introduced the LEED rating

system

(Leadership in Energy and

Environmental Design)

Page 20: Green building rating system seminar

What was LEED Meant For?

It is a internationally accepted bench mark

For the : - Design

- Construction

-Operation

Of a high performance green building.

Page 21: Green building rating system seminar

LEED Certificate is Possible

Leed Certificate process is not easy process on the other hand The LEED Rating System is flexible, not a ‘one-sized fits all’ approach

There are a few prerequisites all projects must meet in the Rating System, and beyond that project teams can choose which credits to pursue based on their environmental and performance goals as long as they meet the minimum threshold for certification

It is not only about design.

It needs cooperative and coordinated work between all project team parties including:

- Owner.

- Design Team.

- Construction Team , Project & Site management.

- Commissioning Authority if provided.

- Operation, Maintenance & Measurement team.

Page 22: Green building rating system seminar

Lakes Park Office Complex

To reduce heat gain from Florida’s harsh sun, there are no windows on the east and west sides of the office building.

Windows on the south side of the building are shaded by a roof overhang.

The extensive use of insulated, double-pane, impact-resistant windows on the north side brings in natural light.

Page 62: Green building rating system seminar

The project uses day lighting

combined with daylight

sensors that automatically

adjust when artificial lighting

is not needed.

Fluorescent lights

supplement the natural

lighting and gradually

brighten when clouds block

the sun.

Lakes Park Office Complex

Page 63: Green building rating system seminar

While moisture can create problems for buildings Florida, which can sometimes receive an average of 54 inches of rainfall in a year, gutters and downspouts channel the rain from the roof into a 28,000-gallon underground cistern.

Filters remove debris from the stored rainwater. The collected water is used to flush the low-flow toilets and irrigate the drought-tolerant landscaping.

Lakes Park Office Complex

Page 64: Green building rating system seminar

Instead of traditionally

dumping the heat to the

outside air, a more

efficient geothermal air-

conditioning system is

used that pumps cool

groundwater through a

heat exchanger to cool

the building

Lakes Park Office Complex

Page 65: Green building rating system seminar

The project also features a small-scale photovoltaic sys-tem that converts sunlight striking the roof into electricity.

Nontoxic paints, floorings, composite woods, adhesives, sealants, and other materials were chosen to promote a healthier indoor air quality.

The buildings’ exterior walls, made from pre cast panels of lightweight autoclaved aerated concrete, are full of air pockets that provide better insulation. The buildings’ insulated rating is more than double what is used in standard construction.
