1. DIRECTIONS
Travelling from the roundabout in Holt take the Norwich Road and turn right signposted Hunworth. Proceed through Hunworth and after approximately two miles you will reach the village of Briston. At the crossroads turn right onto the Fakenham Road for approximately 1 mile, proceeding into the village of Melton Constable. Upon leaving the village take the next left onto Melton Road (signposted Hindolveston and Foulsham) after approximately 1 mile will be a right hand turning signposted ‘Dairy Farm, Melton Park’ continue past this and you will find the barns on your left hand side.

3. TENURE AND POSSESSION
The site is offered for sale Freehold with vacant possession upon completion.
4. AGRICULTURAL BUILDINGS
The existing building located in the north east corner of the site will remain in situ and is included in the sale.
5. EASEMENTS, COVENANTS & RIGHTS OF WAY
The property is being sold subject to and with the benefit of all easements, rights of way, privileges, covenants etc, that may affect the same whether mentioned herein or not. In particular there is a private water main which crosses through the site.
The vendor will retain a Right of Way over a section of the shared drive to Units 1, 2 and 4 for access to the adjoining meadows as shown hatched brown on the site plan.

6. BOUNDARY OBLIGATIONS
Within 6 weeks of completion the purchaser will erect and thereafter maintain suitable boundary fences/walls where appropriate as per the approved plans and planning consent. The purchaser will erect new boundary fences between points A to B and also between points C to D to E to include a 16’ wide galvanised stock gate for access into the vendors retained meadows. The Purchaser will be required to fell and clear away the tree on the north side of the old building in the north east corner of the site as shown on the site plan.
