Seller InsightNamed after the ancient stone circles that lie at the foot of Dartmoor’s Sittaford Tor, Grey Wethers is a charming property that has been a much-loved family home for the past 35 years. It was built in 1920, but in recent years has undergone a substantial programme of renovation,

which has transformed the property into a spacious and comfortable home that is beautifully presented throughout.

“We moved to Ivybridge four years prior to purchasing Grey Wethers,” says Polly “and I was driving down the road one day and happened to see a sign for a home contents auction. I decided to stop and take a look and I ended up completely falling in love with the house itself. It was in quite a sorry state at the time, but I could see that it had the potential to be the perfect family home.

“Over the years we’ve done all sorts to improve the property including adding an extension. As recently as 18 months ago we built a lovely new kitchen (just one of the things I wish I could take with me) and since then we have had the original house reroofed.”

“The garden is a real pleasure and we are happy to share it with rabbits, squirrels, occasional deer and an abundance of birds. We particularly love spotting buzzards, woodpeckers and pheasants and feeding the many goldfinches that live nearby. It is bordered by very mature trees so it’s very secluded and we love the feel of being in the countryside, yet we have all the shops and amenities of Ivybridge on our doorstep. We have lawned areas to both the front and back and beyond the back lawn we have about half an acre that is given over to mature flowering shrubs, bulbs and wild flowers. Thousands of snowdrops appear every January closely followed by a carpet of daffodils, bluebells, primroses and wild garlic. It’s a stunning sight.”

Favourite rooms: “The conservatory is a beautiful part of the house,” says Polly, “particularly on sunny winter days. It has a wonderful view of the garden and it’s extremely peaceful, so much so that my husband is always sneaking off to read his paper in there.

“This is a wonderful house for entertaining. The dining room and lounge lend themselves so well to get-togethers with family and friends - we especially love it at Christmas time. We’ve also had some great outdoor parties over the years and I know that the grandchildren will really miss their adventures in the garden and playing hide-and-seek.”

What they’ll miss most / why they are leaving: “It is not only my husband and I that will be sad to leave Grey Wethers,” says Polly, “ I know that our whole family will miss it dreadfully. It has been an extremely happy family home for the past thirty-five years, but we now feel the time is right for us to downsize a little and let a new family enjoy all that the house has to offer.”

This detached family home is positioned on the fringes of Ivybridge in the hamlet of Cadleigh and offers excellent access for commuters. Sat on approximately one acre of mature grounds, this extended property has been in the same family for the last 35 years and has been modernised throughout their ownership. The property offers accommodation briefly comprising four bedrooms, two bathrooms and three reception rooms, along with a double garage and ample parking. The residence was originally built for the daughter of the owners of the London department store “Barkers of Kensington” in 1920.

During the time they have lived here, the current owners have made many improvements to the property to include a first floor extension built 18 years ago, accommodating an impressive master bedroom with en suite facilities. The property now offers a wonderful family home with beautiful informal surrounding gardens, making this the perfect upsize, yet still within easy commuting distance for the A38 and local schools.

The property is approached via wooden entrance gates which open onto the tarmacadam driveway. From here there is access to the double garage, with a pathway leading around to the front of the house. Upon entering the property through the porch, a further door leads into the lounge. This triple aspect room is wonderfully light and features a brick built fire place, with a multi fuel burner inset and decorative slate hearth. In front of the largest window, a seat allows you to enjoy the warmth and views of the sunny south facing rear garden. From the rear of the lounge the stairs rise to the first floor, whilst to the left a door leads into the dining room. The dining room offers the perfect place for entertaining and is easily

spacious enough to accommodate a dozen people for dinner. Within the room there is a small cast iron fireplace (not open) and original storage cupboard. The dining room provides access to the garden room and kitchen.

The garden room faces the rear of the property and as per its name, enjoys views of the rear and side garden. With its glass roof and doors leading out to rear, this light and airy room is the perfect place to retreat to read the newspaper or to simply relax and enjoy the garden. The kitchen is positioned to the front of the property in the part of the house which was originally the scullery. The kitchen has recently undergone major refurbishment and now offers modern fitted units with a selection of built-in appliances, to include two under counter single ovens, electric hob and dishwasher. A door leads from here to the front garden. Positioned off the kitchen is a useful utility area, which allows plenty of room for storage and a utility sink. The boiler cupboard and downstairs WC are also positioned off the kitchen and from here there is a door leading to the side garden.

On the first floor, the main hallway provides access to all of the bedrooms, bathroom and separate WC. All of the bedrooms are double in size and three rooms offer a dual aspect, whilst the master bedroom offers a triple aspect. The master bedroom is positioned over the kitchen and provides a very generous bedroom, which enjoys views over the surrounding countryside from each window. The master bedroom benefits from a generously sized en suite and a wall of hand-built wardrobes, deep enough to encompass two hanging rails, with a built-in dressing table and masses of storage room in the cupboards above.

Outside the gardens surround the property on all sides. Located to the front of the property is a lawned area, which also features the original well and a block built storage shed. The garden wraps around the side of the kitchen and leads to a patio and seating area which in turn leads to the remainder of the garden. Approximately half of the garden is laid to lawn, whilst the remainder is given over to wild flowers, bulbs, shrubs and a small wooded area. The garden faces due south and is a haven for wildlife and the perfect garden for children to explore.

We welcome you to view this beautiful and well-loved family home which is a credit to the current owners.
