ATTITUDE is everything in 2011! The Economy...consumer confidence....the housing market...unemployment...stress...stress...and more stress! Maybe not! GSAR’s membership is 1,400 strong....that’s 1,400 Central New York residents who can start the chain of chang-ing consumer Attitude, starting with our own! If our membership expects the real estate market to thrive, it has to start with us. Your attitude just may be the biggest determining factor in your career success.

We all have tremendous potential. Each of us has the ability to put our unique hu-man potential into action and to acquire a desired result. But the one thing that de-termines the level of our potential, produces the intensity of our activity and predicts the quality of the result we receive is our attitude. Attitude determines how much of the future we are allowed to see. It decides the size of our dreams and influences, and our determination when we are faced with new challenges. No other person on the earth has dominion over our attitude. People can affect our attitude by teaching us poor thinking habits or unintentionally misinforming us, or providing us with negative sources of influence, but no one can control our attitude unless we voluntarily surrender that control. Who were you in school....the kid who slipped in the lunch room wearing your lunch, running out of the room when the other kids laughed or the kid who stood up and took a bow? Look in the mirror at the end of the day and ask yourself “what was I like to be with today”? If it isn’t a good response...you can change your attitude for tomorrow, you might just modify what would have been a negative outcome! I guarantee the customers and clients you come in contact with will notice your positive ways and possibly take a look at themselves. It’s hard to believe that we made it through the total revamp of our new space and moving the company...but we are settled now and the membership is overjoyed with the outcome! Many of our members are taking advantage of renting our meeting rooms which has added a new layer of member benefit to joining GSAR. Members really seem to have a heightened sense of camaraderie in the new digs which in turn has elevated the overall attitude when members are in the house! My best in 2011,

Meeting with Congresswoman-elect Ann Marie Buerkle

In mid-December, members of the GSAR Board of Directors and the Legislative Committee met with Congresswoman-elect Ann Marie Buerkle. Among the REALTOR® issues discussed were the mortgage interest de-duction, loan limits for FHA, the role of the Federal Govern-ment in housing, and local commercial real estate. Ms. Buerkle took interest not only in the issues themselves, but also in how they will affect our industry. A group of six from GSAR’s leadership team will be sitting on an advisory council to keep her current on local real estate matters. GSAR plans to meet with Congresswoman Buerkle several times in the coming year.

REALTOR.com Profile - Important NoticeFrom REALTOR.com: We’re pleased to report our newly designed Find a REALTOR® search has been extremely popular with buyers and sellers. In fact, this improvement has increased REALTOR® searches via Find a REALTOR® almost 900%.

To protect your valuable profile information and contact details, new security measures are being introduced.

REALTOR.com® will begin requiring all Agents to submit their NRDS ID, or identify themselves as “Not a REALTOR®” when logging into the Control Panel.

By mid-December, if you have not supplied an active NRDS ID in the Control Panel, the data displayed on your Find a REALTOR® profile page will shift to display basic NRDS information (Name, Address & 1 Phone Number).

Furthermore, if you are not a member of the NAR, you will no longer be searchable within the Find a REALTOR® directory.

To submit your NRDS ID to REALTOR.com®, follow the steps outlined below:

1. Login to the Control Panel at: http://solutioncenter.realtor.com/ControlPanel/Login.aspx . If you do not yet have a Control Panel account, you can create one at: http://solutioncenter.real-tor.com/Signup.aspx

2. Once you have logged into the Control Panel, you will be prompted to enter your NRDS ID. Enter your NRDS ID in the text box, and hit “submit”

If you do not know what your NRDS ID is, you can:

• Find you NRDS ID by clicking “Find ID” on the NRDS ID prompt, or access the Realtor.org NRDS ID lookup table directly by going to: https://reg.realtor.org/roreg.nsf/retrieveID?OpenForm

• Check your monthly REALTOR Magazine label your NRDS ID will be printed on the mailing label. Check your NAR membership card, your NRDS ID will be printed there.

• You can call NAR’s Info Central at 800-874-6500 between 8:00 a.m. and 6:00 p.m. Central time, Monday through Friday, and they can assist you in finding your NRDS ID. You will be allowed to skip the NRDS ID prompt 3 times (total) by clicking on the “Ask me Later” link, next to the ‘submit’ but-ton. On the fourth attempt however, you will be required to either submit a NRDS ID, or identify as “Not a REALTOR.”

CNYIS has been working hard for the past couple of years on making sure the data is as accurate as possible and fair to every-one. When you signed up as a Member or an Agent of CNYIS, you agreed to abide by the Multiple Listing Rules and Regula-tions of this Corporation. Entering accurate data and moving your listings through the proper status will help avoid those nasty warning violations that can lead to a fine if not corrected within 5 days. All of our members should do their part to ensure the ac-curacy of the data, for the good of the whole. If everyone stepped up, we would have one great system in place! Thank you for your continued cooperation in this matter.

GSAR CommunicationsCommunicating with our members is one of our most important jobs here at GSAR, also one of the most difficult. We are con-stantly evaluating our communication efforts to make sure they are the most efficient ways to reach all of you.

After our member survey this past summer, we realized that most of our members prefer the weekly e-mailed HotNews as the best method of communication. We love it too because we can track how many people are opening it, and look at what items they are reading and clicking thru to. Therefore, we, along with the Board of Directors, have decided to go down to 3 issues of our printed newsletter in 2011, from 4 issues. We are working on scaling back the printed communications that we do here, as are many, many other associations throughout the country.

The MLXchange Message of the Day is another great way to keep up-to-date with any hot topics, as we keep this updated with any-thing you need to know quickly. It only takes seconds to glance at this daily, so please do.

We are excited to announce our newest communication meth-od...Staff Connection. The GSAR and CNYIS Staff is going to be making rounds to individual offices! We would like to attend of-fice meetings and let all members know about what’s going on at GSAR! From MLS issues, events, education, special messages, and much more!

Update Your Member Record for DirectoryIt’s that time of year! We are going to be putting together our an-nual Membership Directory very shortly, running the roster in the beginning of March. Please make sure your contact information is correct!

It is very simple, go to www.cnyrealtor.com, click on the mem-bers tab. Then, go to “your account” and “your information”. In the directory we print your name, company name, office phone number, office fax number, and e-mail address.

Broker Licensing Course If you are interested in becoming a broker/associate broker, consider enrolling in GSAR’s 45 hour Broker Qualifying course. Classes will be held from 9am to 5pm on Feb. 28, March 2, 4, 7, 8, 11 & 14. The final exam will be on March 16th, 9am-noon.

Register through your account or request a registration form at [email protected]. Please don’t wait until the last min-ute to register. If minimum enrollment is not met by the registra-tion deadline of Feb. 21, the class will be cancelled.

NOTE: If you took the 45 hour salesperson course, you must complete a 30 hour remedial course prior to applying for your broker license. The course is available online at cnyrealtor.com and it can be taken either before or after completion of the 45 hour broker course.

Free Continuing Education CoursesFree CE will continue in 2011, but will be limited to specific courses. The Fair Housing Compliance and Mandatory Ethics courses will be offered at no charge to GSAR members. That is a total of seven hours of free CE that every member should take advantage of. Both courses are mandatory: the DOS requires fair housing training for license renewal* and all NAR members must complete a minimum of 2.5 hours of quadrennial ethics training during the 2009-2012 cycle. * Licensees exempt from the continuing education requirement are also exempt from the fair housing requirement.

Just a reminder…Registrations & CancellationsCourse registrations and cancellations cannot be accepted by phone. Please register online through your account or submit a registration form (available on cnyrealtor.com)

Cancellations: Requests for cancellations must be received in writing NO LATER THAN 72 HOURS PRIOR TO THE CLASS to avoid a penalty. Written cancellation requests received less than 72 hours of the course will be subject to a $25 late cancellation fee. “NO-SHOWS” forfeit entire tuition or, if the class is free, are subject to a $25 penalty.

Countering the CriticsWith challenges on the rise, you may be asked to defend the fundamental value of owning a home.

Home ownership is just another choice in the marketplace, no different from renting—and certainly not worthy of the generous tax benefits currently offered.

That’s an idea that’s been voiced by a chorus of pundits over the past several months. Although they represent a minority of opinion makers, their attacks have driven the NATIONAL ASSO-CIATION OF REALTORS® to amplify its own voice in defense of home ownership and its value to individuals, the communities they live in, and the country.

For more than a year, NAR has been building on its decade-old Public Awareness Campaign advertising with two additional con-sumer plays that focus on home ownership—a consumer Web site, HouseLogic, and a syndicated radio show, “Real Estate To-day.” Both initiatives anticipated a time when REALTORS® might need to join together with consumers in defense of home owners’ rights. That time has come, according to NAR President Vicki Cox Golder.

“NAR has been hard at work countering negative claims about home ownership in the national media for some time,” Golder said in an Oct. 5 podcast to NAR members. “Unfortunately, our efforts at the national level can only go so far. That’s why we are asking you, America’s REALTORS®, to help us mount a grass-roots campaign to explain to consumers why home ownership matters.”

NAR’s “Home Ownership Matters” campaign, launched in late September, has three primary aims:

•Present facts about home ownership’s benefits to the U.S. econ-omy and society. •Preserve federal home ownership incentives, such as the mort-gage interest deduction, while championing sensible reforms for the FHA and the secondary mortgage market. •Help the public understand the value proposition of responsible, sustainable home ownership.

NAR Chief Economist, Lawrence Yun, writing for the September issue of REALTOR® Magazine, said those who want to eliminate government incentives for home ownership fail to recognize sev-eral important facts.

Fundamentally, the critics say, home owners are getting an unfair subsidy and one that benefits only the rich. In reality, government data show that home owners already pay 80–90 percent of the income tax in the United States, Yun wrote, and almost two-thirds of those who take the deduction are middle-income earners.

Eliminating the deduc-tion would also be asking these taxpayers to “brace for a 15 percent drop in home values,” Yun said. “That’s how much we can expect values to fall as buyers discount the value of the deduction in their purchase offers.”

REALTORS® attending the association’s Con-ference & Expo in New Orleans Nov. 5–8 will re-ceive talking points and “Home Ownership Matters” buttons to help them make the case for home ownership and raise aware-ness. In addition, NAR has assembled resources at REALTOR.org/homeownership, including commentaries and research that you can use to respond to your customers’ concerns.

“Real estate practitioners haven’t generally had to defend the very idea of home ownership,” says NAR Vice President of Pub-lic Affairs and Consumer Media Pamela Geurds Kabati. “But as we head into 2011 with continued economic uncertainty, we want to make sure our members are prepared to champion this funda-mental piece of the American dream.”

Did You Know: Net Worth, Home Owners vs. Renters

•• In the past 12 years, the net worth of the typical home owner has ranged between 31 and 46 times that of the net worth of the typical renter.

•• Home owner equity is a substantial component of home owner wealth. The Federal Reserve’s Survey of Consumer Finances, conducted once every three years, provides a snapshot of fam-ily income and net worth along with basic demographic details and more detailed information on where families keep the wealth they have accumulated.

•• The most recent survey, concluded in 2007, offers a picture of the situation before home price declines and the tumbling equi-ties market hit household balance sheets. At that time, median home owners had well over $200,000 in net worth or 46 times that of the median renter who had just over $5,000. Furthermore, $200,000 was the median value of owners’ homes.

•• Looking at aggregate data, the National Association of Real-tors® estimated the impact for renter and home owner house-holds through mid-2010 taking home price and stock market per-formance into account. The result suggests that despite declines in equity and housing markets, homeowners have a net worth orders of magnitude greater than renters.

•• How has the recovery of the stock market and a sluggish housing market affected owners and renters? For the first time ever, the Federal Reserve resurveyed the 2007 participants in 2009 to directly measure how the crisis and recession affected their finances. These results are expected later this year.

Did You Know: Annual Rent Increases Make Home Ownership a Good Investment According to the Consumer Price Index, tracked by the Bureau of Labor and Statistics (BLS), prices for the rent of a primary residence have increased at an average rate of a little more than 3 percent per year for the last ten years. The table below shows monthly, annual, and total rent over ten years assuming a 3 per-cent annual increase.

•• By contrast, a home buyer who locks in a thirty-year mortgage will have fixed mortgage payments. Buyers locking in a mort-gage rate now have fixed payments at record low rates.

•• Of course, an average increase indicates what’s typical, but not every year will be typical. In 2009, when the prices of all items decreased by 0.4 percent, prices for the rent of a primary residence increased 2.3 percent across the US. The typical in-crease in all prices over the last ten years was 2.5 percent.

•• 2010 looks to be another atypical year. All prices in the year ending September 2010 were up 1.1 percent while the price of rents in the same period rose 0.2 percent.

•• Consumer Price Inflation data is released by the BLS every month near the middle of the month. NAR tracks this and other inflations series in Inflation Watch, posted on Research’s Face-book Page.
