Terms and conditions1. Acceptance onto easymover is at the discretion of George Wimpey. Unfortunately we are unable to take properties on easymover if they are outside Scotland.

2. If for whatever reason your property is not accepted by George Wimpey onto easymover your reservation fee will be refunded in full.

3. Should you decide not to proceed with easymover upon receipt of the valuation of your existing property your reservation fee is non-refundable.

4. We are unable to accept any property onto easymover which has been altered, or is of non-standard construction without the appropriate supporting documentation (e.g. building warrants).

5. We cannot accept any property where the seller attempts to influence the estate agents regarding the valuation of their property. The easymover will be cancelled with immediate effect should the seller be obstructive to viewers.

6. Two estate agents* will value your property. George Wimpey will instruct an independent valuation of your property. The valuation of your property will be passed to our easymover advisors who will then discuss with you the best strategy to sell your property. Your property must be presented in clean and marketable order.

7. You must agree to accommodate all appropriate appointments within five days of signing the temporary reservation form. In signing the easymover terms and conditions you are agreeing to allow us to pass your contact details onto the third parties mentioned.

8. Before easymover can proceed, a satisfactory realistic selling price must be agreed. The selling price will be based on the results of the valuation and survey. Should the instance arise where there is a discrepancy between the valuations, the price will be based on the independent survey instructed by us. All valuations will be based on a sales period of six weeks.

9. You must agree to your property being marketed by your chosen agent with immediate effect (usually seven to ten days from reservation). If your property requires work before it can be marketed we will be unable to take your property on easymover.

10. If there is a delay in putting your property in the market due to reasons not associated to George Wimpey we will have no choice but to terminate the easymover, your paid reservation fee will be forfeited.

11. Your nominated estate agent will market your property for a period of six weeks. The progress of your sale will be reviewed on a weekly basis. If the initial selling price is not fixed i.e. offers over, and after three weeks no firm interest has been received we will offer advice on the best way to generate interest, this could mean reviewing the price of your property. There may be some instances when we believe it would be beneficial to start marketing a property at a fixed price. Again, we will advise you on the best option. It is important to emphasise that you must be realistic in your expectations when selling your property.

12. Should the situation arise that you receive an offer lower than your expectations but the offer is deemed reasonable by the estate agent, we urge you to seriously consider the offer. We will discuss all offers with you. If an offer is rejected where it is deemed to be a reasonable offer, the easymover agreement may be terminated and all costs associated will be borne by you.

13. When positive interest is shown or a firm offer received the easymover time frames may be extended in order to secure the sale of your existing home. This is at the discretion of George Wimpey.

14. A conditional missive will be sent to your solicitor by our legal department, this must be signed and returned to us within 14 days of reserving. By signing a conditional missive you are not legally bound to your proposed purchase from George Wimpey until a buyer has been found for your home and has concluded a missive on your property.

15. Once an offer has been agreed on your existing property and a missive is concluded, you will automatically be committed to the purchase of the George Wimpey property.

16. If a buyer has not been found for your property after an initial six weeks, and up to a maximum of 12 weeks then George Wimpey will cover all advertising and administration costs providing a conditional missive is in place.

17. Your reservation is deemed as temporary whilst your current property remains unsold. George Wimpey will continue to market this plot for sale until you receive a temporary hold on your existing property. Should the situation arise that the plot is sold, your reservation will be moved to another plot on the development.

18. Should you cancel easymover before the end of the maximum term (12 weeks) you are responsible for all costs with your agreement.

Why does George Wimpey offer this type of scheme?

Easymover allows us to monitor the progress of your sale by keeping in regular contact with you and your

nominated estate agent. Having George Wimpey involved in the selling process of your current property,

allows you to maximise our experience and knowledge to typically sell your property in around 6 weeks.

This will minimise any stress or worry and get you on the move to your new George Wimpey home.

When am I committed to the final purchase of my chosen George Wimpey Property?

Once a buyer has been found for your existing property and they conclude a missive to purchase your property.

What happens if I do not want to use your recommended estate agents?

We work closely with a number of estate agents across Scotland that, from our experience, are best-positioned to

market your property. If you decide you do not want to proceed with one of our nominated estate agents, we will

be unable to accept your property on the easymover scheme.

How do I find out the valuation of my property?

Your easymover advisor will discuss the independent valuations with you in order to set a realistic selling price

for your property.

1 Once you have chosen your new home from George Wimpey our Sales Executive will ask you to

complete the following:

• An easymover schedule - this is where you provide us with the details of your existing property

• The ‘Be Sure’ checklist - this document incorporates all the relevant details associated with your

selected plot and development

• A reservation form

• An easymover Agreement, this is the terms and conditions of our easymover scheme

FINAL STEPSOF SALEThroughout the period of the sale, your easymover advisor will be available every step of the way to ensure that your move is as easy as possible.

2 The Sales Executive will pass your details to our easymover advisors who will call you within two days of your

reservation of a new George Wimpey home. Your contact details will be forwarded onto the nominated

estate agents and independent financial advisors. George Wimpey will also instruct an independent survey

of your property.

3 Once your property has been valued the estate agents will discuss the valuations with our easymover advisors.

It is the responsibility of our easymover advisor to discuss the valuations with you. Our easymover advisors

will also discuss the best strategy to market your property to best effect. You are under no obligation to accept

our proposal.

4 In most cases and whenever possible, your nominated easymover advisor will visit you at home to go

through all the necessary details.

5 If you agree to proceed with easymover, the sale of your property will commence immediately.

The good news is we will pay the estate agent’s set-up fee, £500 towards advertising your property along

with the estate agent’s fees upon securing a sale and £500 towards legal fees. Plus we’ll offer free

independent financial advice, essentially saving you thousands of pounds.

6 As part of the easymover agreement you will be contacted by an independent financial advisor who

is there to ensure that your mortgage and financial requirements are met satisfactorily. It is a condition

of the sale that you discuss how you plan to finance the purchase of your new home. If you do not use

the service of the independent financial advisors, you must provide proof of how you intend to finance

the purchase of your new home.

7 Throughout the period of the sale, your easymover advisor will be available every step of the way

to ensure that your move is as easy as possible.

What happens if I am unhappy with the valuation?

You are under no obligation to accept the valuations offered. However, if you do not wish to take advantage of

the easymover scheme but want to proceed with the purchase of the George Wimpey home you will need to

re-reserve and sign a missive within 16 days. You will then be responsible for selling your own property.

How do I know the valuation on my property is correct?

George Wimpey has no involvement in the valuation of your property. The two independent estate agents

assigned to your property will conduct a professional valuation to be carried out on your current home.

This is the same process that you’d undertake to put your home on the market for sale.

What happens if I get an offer for my property that I am unhappy with?

All we ask is that you seriously consider any offer, within reason, made on your property. If the offer is deemed

as an acceptable offer by the estate agent we would strongly advise you to accept.

What happens to my reserved George Wimpey home whilst my existing property is being marketedon easymover?

We will continue to market the George Wimpey property keeping you advised of any interest. We will, however,

not take another easymover reservation on this plot whilst we are marketing your existing property.

What happens if someone else is interested in the plot I have reserved?

We will contact you to discuss all the options available.

Why do I have to put my house on the market straightaway?

This is in order to allow maximum marketing time of your property and to secure your chosen plot.

What happens if the buyer of my existing home has an entry date earlier than the entry date to theGeorge Wimpey property?

Unfortunately, this can sometimes happen, as it does when selling your own property without easymover.

It will be your responsibility to arrange alternative accommodation and storage.

What happens if the buyer of my existing home has an entry date later than the entry date to theGeorge Wimpey property?

In some instances we may ask you to move in earlier. If this is the case, we will discuss the ways in which

George Wimpey may be able to assist you to make this move.

Will George Wimpey cover rent or storage if I have to move out of my current property early?

The easymover scheme does not cover rent or storage costs. It is a scheme to assist you with the sale of

your existing property where our obligation is to meet the costs relating to the sale, but is limited to estate

agents fees, advertising fees, set up costs and a contribution to legal fees.

What do we have to pay George Wimpey if our current property does not sell?

There are no costs to pay providing you have adhered to the terms and conditions of our easymover

scheme. A copy of these are on the reverse of this leaflet.

If my property does not sell, is my reservation fee refundable?

Under the terms and conditions of a reservation, easymover or otherwise, your reservation fee is

non - refundable. Your reservation fee is transferable to another George Wimpey property provided you

re-reserve within 12 months of your original reservation.
