Nassau and Suffolk counties thatwere recently listed onMLSLI.com. Huntington had 19rentals in this price range, rangingfrom $1,600 for a one-bedroom,one-bathroom apartment in abuilding to $3,600 for a three-bedroom, two-bathroom unit in anewly constructed luxury apart-ment complex.

Huntington is popular for itsdiverse housing options, accessto the waterfront and a walkabledowntown brimming with restau-rants, bars and shops— an areathat locals call Huntington Vil-lage, although it’s unincorporated.“I always say it’s like bringing

Manhattan to Huntington,” saysJoAnn Aronson of SignaturePremier Properties. “The bestthing about it is that everything ishere. You can go out to eat, thengo to a play or watch a comedyact, go down to a bar, go toHeckscher Park. You can walkeverywhere,”Aronson says.

Overall, there were 23 rentalsin Huntington, including apart-ments in houses, units in apart-ment buildings and whole-houserentals. Prices ranged up to$5,500 for a three-bedroom,2½-bathroom town house.

But anumber ofcommuni-ties have anample sup-ply ofrentals thatsuit moreconven-tional wishlists — say, a unit in an ordi-nary apartment complex or asingle-family home in a neigh-borhood where whole-houserentals are not unusual.

OnNorthern Boulevard, a stretch ofluxury retailers known as theMiracleMile includes the AmericanaManhas-set shoppingmall.

A recent search showed thatManhasset’s rental stock includesunits in apartment buildings, apart-ments in houses, condos andwhole-house rentals. Overall, rents hererange from $1,950 for a one-bedroomapartment above a shop to $12,000for a five-bedroom5,000-square-footColonial with five bedrooms.

In addition to individual landlords’ requirements,such as credit and background checks and security deposits,tenants in this community must be approved by the condo man-ager and purchase rental insurance.

On all of Long Island, there areonly 258 rentals in this pricerange scattered throughout

Nassau and Suffolk counties, accord-ing to MSLI.com. Few communitieshave more than a handful of rentalsat this entry-level price, but therewere nine in Patchogue in a recentsearch. Rents ranged from $1,400 amonth for a one-bedroom apart-ment in a house to $1,700 amonth,also for a one-bedroom apartment ina house.

A long-term redevelopment effortin Patchogue has given rise to agrowing downtown scenewithshopping, dining, nightlife, a perform-

ing arts center and an ever-expandinglist of new spots to discover. Recentadditions include a cupcake shop andan oyster bar. The village is also hometo a number of outdoor events andstreet festivals, including the GreatSouth BayMusic Festival at Shore-front Park in Patchogue.

Overall, there were 15 rentals inPatchogue, ranging up to $2,600 for atwo-bedroom condowith two fullbathrooms in a recent search.
