P rivate residences consume lots of energy. The Energy Information Administration says that Ameri-

cans are increasing their electricity consumption at home, with some homes even using more energy than small businesses.

The EIA says that on average a home uses between 936 and 1,000 kilowatt-hours of electric-ity each month. There is also a heavy reliance on natural gas, one of the primary fuels used to heat homes. On average homes use 100 million BTU for heating and cooking needs per year.

Thousands of dollars are spent every year on home heating, cooling and electricity needs, but there are many different ways to conserve energy. This includes using alternative

energy sources that may be better for the planet and more cost-effective for the average homeowner.

Homeowners interested in making any other changes for energy savings can sign up to have an energy audit. Conducted through a utility provider or a third-party organization, energy audits assess many things in the home. Appliances are examined, as are insu-lation and the types of windows and doors used in the home and an inspec-tor will check the home for drafts.

Hom-eowners who want the pro-cess of selling their home to go smoothly can improve the property’s curb appeal in a number of ways, many of which don’t necessitate a substantial home improve-ment budget.

Clean up.

The most effective way to improve curb appeal is to clean up the property. Many homeowners are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property. Make sure all hedges are trimmed and remove weeds, sticks and other de-bris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer’s eye.

Get an “edge” on other sellers.

Edging is another easy and effective way to im-prove curb appeal. Edge driveways, sidewalks and

other walkways around the property, removing or trimming anything that is hanging over the driveway or walkways. If the bound-ary between your driveway and lawn is not distinct, consider installing edging materials such as stone or bricks. N oise in a home is a problem that can affect just about anyone. Noise can occur inside or be the product

of noisy situations outside of the home. Eventually these sounds can try a hom-eowner’s patience, but there are various ways to cope with noise.Use sound-dampening furnish-

ings. There are many benefits to having hardwood flooring throughout a home, including its beauty. But hardwood floor-ing could reflect sound waves and cause them to echo around the house. Area rugs will do some to muffle the sound, but carpeting is a good method of sound insulation. The carpeting and the pad-

ding underneath will absorb sounds, including footfalls on floors above. Change windows. If sounds

are coming from outside, it might be worth the investment to upgrade windows, although this can prove costly. Many homeowners with outdoor noise issues install triple-paned

windows, which reduce sound and also provide significant energy savings. Install door sweeps. A door sweep is

not only effective at preventing drafts, but sweeps can prevent sounds from com-ing in as well. Check where drywall ends. Most dry-

wall is not installed flush with the floor surface. Remove the base molding and you might find an inch gap from the floor where sound can escape. You can reduce noise by using a spray foam insulation in this area and then replacing the molding. A similar tactic can be used around electrical outlets. Add additional

insulation. Thicker walls make it hard for sound to travel throughout a home. You also can install a sound-stopping wallboard over existing drywall. Putting more in-sulation in the attic can reduce weather sounds generated from rain falling on the roof.

The phrase “kitchen work triangle” started with the Building Research Council (formerly the Small Homes Council) at the University of Illinois. The idea came from studies of space usage and the search for efficient kitchen designs.

What the triangle es-sentially means is position-ing three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle.

Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room.

The placement of the tri-angle points alone does not make a successful layout. According to the University of Missouri Extension, the triangle space should also be measured accordingly.

Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size result-ing in a work triangle where the three sides total between 15 and 22 feet.

REPAIRQUESTIONSWHO IS RESPONSIBLE DURING A SALE?

M any questions arise during the home-buying process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such

repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.

Before any negotiations can begin regard-ing repairs, it is adviseable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority – even before a contract is entered on the home. An inspection will un-veil any potential problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe.

A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer can petition for certain repairs to be made. Many sellers will make such repairs, to ensure the purchase goes through, or will accept a lower purchase price.

The rules often change when buying a home that is a short sale or in foreclosure. A home that is in distress is typically in this situation because the current owners can-not afford to pay their mortgage, and thusly, are not able to afford repairs.

Buyers may try to negotiate repairs with the seller, but they shouldn’t assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short

sales and foreclosures are sold “as is” and may even specify that repairs and requirements for the certificate of occupancy are the buyer’s responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.

It is always adviseable for buyers to speak with a reliable real estate attorney and a trusted real estate agent to guide them through the process of buying a home. These people can help buyers navigate the important deci-sions that can affect the home they’ll be living in for the next several years.
