what makes a building green: is there a definitive answer?

� Meet a specific green building rating system requirement and guidelines:

� the U.S. Green Building Council’s Leadership in Energy & Environmental Design (LEED) certification, Green Globes, administered by the Green Building Initiative, and the Federal Sustainable Buildings Principles.

� Most systems rate by awarding points

� These rating systems are usually flexible—they allow builders flexibility to meet the green threshold by accumulating a minimum number of points from any of the various categories.

� achieving certification as a green building does not necessarily have to involve energy-efficient design, construction, or operation.

� Know where energy is being consumed.

� identify low- and no-cost green practices that have short payback periods, yet have a significant impact on the value of the building.

� pay close attention to past and future energy use, especially since utilities typically comprise the largest share of operating expenses and therefore have direct bearing on the value of the building.

� Submetering provides a first step toward paying attention to over-standard energy usage. This is particularly important for specialized tenants like first floor retail, data centers and call centers – those areas whose operations extend beyond specified building operating hours, and whose leases require them to pay their pro rata share of those additional utility costs. To track all this information, property managers use data loggers, sub-meters and monthly utility analysis tracking sheets. This, along with annual energy audits, ensures that they’re staying focused on energy and meeting their goals.

� uses plug load controls. These devices automatically turn off things like task lighting, printers and radios when workstations are unoccupied. Motion sensors that turn off lights in unoccupied areas also help to eliminate the waste of energy being used when no work is being done.

� Other less obvious practices can also have a significant effect on lowering energy usage. As an example, Fischer points to policy changes in janitorial service. At many properties, block cleaning has become a de facto green practice, saving energy by having teams clean sections of the building, rather than every individual floor all at once. The firm is also experimenting with day cleaning, moving custodial work to standard operating times of the building rather than at night, which allows electrical use – particularly lighting and air conditioning – to be sharply curtailed in the evening hours.

� Master the fundamentals of energy efficiency.Build an energy efficiency culture through executive leadership:appointing an empowered corporate energy director and team, set aggressive goals, measure and track energy performance for all operations, and establish accountability and review and recognition systems across the business.

� Take both a longer and a broader view of investments and strategic decisions about energy.Make major company strategic decisions (e.g., acquisitions, technology choices, and facility location) with energy cost, use, and supply in mind. Balance more assured returns of energy project investments against lower initial returns across a longer timehorizon. See the entire Energy Value Chain, including upstream inputs from suppliers (into internal operations) and downstream outputs to customers (from internal operations).

� Search out business transformation opportunities in the way the company manages, procures, and uses energy. Frame energy as a lever for positive growth and change within the business, not simply a cost. Make the most of the strategicvalue of energy by thinking in terms of “Embedded Energy” and “Energy Productivity.” Be innovative and aggressive in pursuingand publicizing new product and service offerings based on new energy technologies and supplies.

� Prepare contingent strategies for emergent future scenarios.Rehearse specific aspects of the future, including substantial and sustained swings in energy price and supply, severe weather events, and penalties or incentives around energy use and greenhouse gas emissions. Actively manage exposure to risks, and ready plans to take full advantage of what the future brings. Monitor for signs of which “road ahead” is emerging.

� Take personal action.Corporate leaders can take a number of “to-do” actions today for tomorrow. All can be taken individually, in companies, on corporate boards, and across industries.
