Jon and Kris were fedup with their broken-down, dysfunctional

en suite bathroom. Justgetting ready for workevery morning was a bigchallenge. The bathroomwas actually divided intothree separate spaces —each with its own door —and the result was a chop-py layout that had themtripping over each otherin the race to get readyand get out of there.

This en suite bath wasso poorly laid out, and hadso many other issues —bad lighting, no ventila-tion, tiny shower stall,

broken tub — that thesehomeowners didn’t knowwhere to begin. There wasabsolutely no saving graceto this space, so I got theball rolling by sending in awrecking crew. By thetime it was done, we had aclean slate and were readyto get down to business.

Jon and Kris love theoutdoors, and they want-ed their bathroom to be awarm, inviting retreat,and a place that reflectedtheir own personal tastes.So I came up with a planthat makes the most ofbeautiful natural materi-als, all wrapped up in an

ultra-modern package. Itbrings the outdoors insideby incorporating naturalstone, reclaimed barnboard and mother-of-pearl surfaces, alongsideultramodern faucets andlots of glass.

I redesigned the room

to include contemporarywooden cabinetry, withlots of space for towelsand toiletries underneath,and an additional wall-mounted storage column.The high-tech chromefaucets, with single-lever

to a very dry one. Prior to man-ufacture, Merbau is kiln-driedto a moisture content of 12 per-cent. This stabilizes the struc-ture of the timber so it doesn’twarp or crack. Merbau is natu-rally rot-resistant and insect-proof. The wood is not treatedor subjected to toxic chemicals.The secret is Merbau’s reddish-brown tannin, which is toxic tobugs. The furniture is con-structed using mortise andtenon joints with cross dowel-ing. This prevents the loosen-ing of the components overtime. The furniture is only asgood as the hardware thatholds it together. All the hard-ware is constructed from cor-rosion-resistant stainless steelas well as some nickel-platedbrass components. The stain-less steel chosen is the 304-grade, which is commonlyfound in cookware and marineapplications.

Just five months afteropening its doors,the Asahi Grill at the

corner of Keeaumoku andRycroft in Honolulu wasbustling and busy atlunchtime on a recentThursday.

With marble flooring,cherry paneling and dark-wood beams suspendedfrom a vaulted ceiling,hung with light fixturescrafted of green glass andmetal, the restaurant

seemed sophisticated andinviting.

“We get a lot of compli-ments,” said SusanRosario, manager of thenew restaurant. “It’s amodern, elegant design.Especially the bathrooms!Ken did a really goodjob.”

Rosario was referring toKen Lau, architect at ProBuild Hawaii Construct-ion and a designer of thenew Asahi Grill. A partnerin the 5-year-olddesign/build firm, Lausays he planned therestaurant’s look with acommitment to eleganceand perfection.

“The washroom wasonly supposed to be whitewith a single washstand,not marble and granite,”said Lau. “As a contractor,I always think about howto make things nicer forclients.”

Lau started out buildingluxury apartments in hisnative Hong Kong back inthe 1990s, and then inChina, Japan and Singa-pore. “Apartments therecan be three or four timesmore expensive than inHawaii, so there’s greatdemand for high-quality

contractors.” He wouldeventually bring his con-struction and renovationexpertise to Hawaii.

Pro Build, Lau’s full-service Honolulu firm,has found its niche inworld-class construc-tion, additions and reno-vation, offering servicessuch as architecture anddesign, permitting, con-struction management,electrical and plumbingservices and interiordesign. With a team of 10

that includes architects,construction managersand skilled carpenters,the company specializesin exotic materials likemarble, porcelain andstone tile; oak, bamboohardwood, and engi-neered laminate flooring;and granite and marblecountertops.

their own banners and aspart of Pro Build’s team.Their portfolio includesthe Canton SeafoodRestaurant on Keeau-moku, Hana Sushi inHawaii Kai, Dr. William

Lum’s office in Mililani,Sushi San at Ala MoanaCenter, and Dish GoRestaurant in Moililili —think yakiniku with a con-veyor belt.

As the young firmexpands, modern technol-ogy has emerged as animportant part of the wayit does business.Members of the Pro Buildteam use iPhones to com-municate with subcon-tractors and suppliers —

and especially withclients, who receive asteady flow of notes andphotos of the ongoingconstruction “from thefoundation up,” accordingto Jovenal.

“We want to buildtrust from start to fin-ish,” he said. “When thehouse is done and wehand over the key, wewant them to sleep well— and we want to sleepwell, too.”

Above eachsink I placed large mir-rors, each framed by twolovely sconces that pickup the mosaic motif of themother-of-pearl tiles.These tiles run along partof the backsplash, andcontinue down in a widestrip across the floor,extending up the outerwall of the shower.

To continue the out-doorsy theme, weinstalled a new toiletembossed with a floralpattern. But the piece deresistance is the gorgeoussoaker tub, which I

framed with a rustic barn-board wall and customCaesarstone decking.Overhead, a whimsicalantler-themed chandelierspeaks to the homeown-ers’ love of the great out-doors, as does the artworkwe chose to hang besidethe tub.

The Caesarstone deck-ing extends into a spa-cious shower surroundedby all-glass seamlesswalls. Inside the enclo-sure, I incorporated awonderful stone benchand a luxurious rain show-erhead. Let’s just say thatshowering in Jon and Kris’new bathroom is a spa-like experience about asfar from the everyday as

you can get!To access this restful

and relaxing retreat, Jonand Kris only need toslide open their custom-designed barn-board door,and as soon as they stepthrough they’ll be trans-ported into their own per-sonal space, where naturalmaterials and modern fin-ishes combine to create aperfect balance of func-tion and elegance.

All the various finishesare key to making thisbathroom work. The barnboard is especially impor-tant because it introducesa lot of warmth, whichcounterbalances the cool-ness of glass and chromeused throughout this

space, while natural-themed accessories helpto pull it all together.

We sent Jon and Kris’choppy, poorly laid-out ensuite back to the 1980s,and replaced it with a lux-urious new space. Insteadof rushing through theirmorning routines in aneffort to get out of thebathroom, their new prob-lem could well be gettingto work on time. Withsuch a warm and invitingspalike experience right intheir own home, they mayfind it difficult to leave.

Overlays are aconcrete mixture that is blended,poured and troweled onto theexisting slab. These resurfacingsystems are applied as a thinlayer, yet they cure at about5,000 psi, greater than that ofconcrete. Micro-toppings, or skim coats,

are designed to resurface smoothor level surfaces that requireminimal repairs or level adjust-ments. They are a great way toadd slight texture or color thatcannot be achieved with theexisting concrete slab.  Semi-self-leveling overlays will smoothand cover up a damaged orunsightly floor. The first layer ofthe overlay covers imperfections,while the texture layer achieves

the look of natural stone or tilewith textures ranging fromsmooth to stone-like.

Duarte adds that customers must bewary of fly-by-night operations thatpromise a service, but fail to deliver.The 73-year-old recounts stories of

contractors who fail to deliver,whether it be botching a job because oflack of experience or certification, orsimply taking payment and not livingup to the contract.

“The old saying is still true to this day,as my dad used to say, ‘You get what youpay for,’” Duarte says. “We provide freeestimates, and you will feel no pressureor hard-sell tactics. We tell it like we seeit, and always accommodate the interestsand needs of our clients.”

Duarte is an expert at replacing agedmaterials with modern alternatives,including swapping out old, dark wood toenhance lighting and replacing galva-nized piping with copper. Other tech-niques, including modernizing bath-rooms by expanding shower areas toaccommodate the disabled, or addinghousings in a kitchen to free up morespace by getting a microwave off thecounter, are just a few in D’s arsenal.

“It’s all about the details,” Duarte says.“In today’s times, you have to meet thecustomers’ budget, and present some-

thing to them where they won’t have tostruggle down the road.”

At a recent job, Duarte was asked toexpand a shower and make it accessibleso that the customer could wheel herfather in and out without additionalstrain. Duarte suggested taking somespace from an overhead pipe chase wall,and also expanding into a neighboringcloset. By utilizing the space providedfrom the two areas, the customer was

presented with the largest possible walk-in shower.

“As a contractor, you must have thevision to solve problems,” Duarte says.“When the project was completed, andshe walked in and saw the new bathroom,her eyes enlarged with happiness — forus, that’s the underlying satisfaction.”

The following is infor-mation that will help

you understand taxcredits:

First of all, tax creditsare not tax deductions.Unlike deductions, whichtake money off your tax-able income and vary in

value depending on whatyour income is, a creditreduces your tax bill by aset dollar amount. 

The federal tax creditis very straightforwardand simple to under-stand. The tax credits arefor 30 percent of the costof the system, with nocap based on how muchyou paid initially or howlarge your system is.Simply put, if you spent$10,000 on your PV sys-tem, you will be eligiblefor a tax credit of $3,000.Unused tax credits alsocan be rolled over intothe following year if notexhausted, but presentlythey are only eligibleuntil 2016.

The state tax credit is alittle more complex, asthere are limits on whatyou can claim. The stategrants a 35-percent taxcredit off the cost of yoursystem, with a maximumof $5,000 per circuit.This is where it gets a lit-tle tricky. You might askyourself, what defines acircuit? PV panel manu-facturers set limits as to

how many panels can bestrung together, and thiswill determine howmany circuits you have.An experienced PV com-pany will have no prob-lem helping you deter-mine how many circuitsyou have, and can pro-vide you with the properdocumentation to back itup.

These tax credits arehuge incentives for thosewho utilize them, butthey will not be aroundforever. Currently, thereis a bill in the state legis-lature seeking to lowerthe tax credits in futureyears and cap the amountof circuits. This will havean effect on future PVbuyers because the taxcredits will not be as ben-eficial.

In 1988, Poncho’s SolarService was estab-lished as a licensed

solar contractor on Oahuby Poncho Safranca,who boasts more than 30years’ experience in thesolar industry. Twentyyears later in 2008,Safranca began a businesspartnership with KaimiChung of Walter’s ElectricInc., a full-service, licensedelectrical contracting com-pany based in Hilo thatspecializes in residentialand commercial electricalservices.

However, “some homesmay not be eligible for PVinstallation without updat-ing or repairing the existingelectrical service to meetthe latest code require-ments,” Safranca notes.

“We perform a full homesolar evaluation,” Chungadds. “It takes time to dothings right from the begin-ning.”

Homeowners will seeinstant savings as soon astheir Enphase Micro-inverter system isswitched on, and they cancheck up on their systemany time through theircomputer or iPhone/smartphone (depending on ifthey have Internet serviceat home).
