A love of horses and the need for land to accommodate them means this Eltham South family is o� to a property in Kangaroo
Ground. � ey leave behind one of the best-renovated and most attractive houses in Eltham South.
Add to that its location – in prestigious Lavender Park Road – and the picture is almost complete.
But not quite. Sure, it is close to Monsalvat, with its upmarket new restaurant, and all the attractions of Eltham, but it’s not o� en that the garden stops you in your tracks as it does here.

� e bedrooms and family bathroom are grouped together o� a hall. Two bedrooms overlook the front garden, while the main bedroom, with an en suite, has french doors to the new merbau deck that extends the width of the house. � e family bathroom, like the en suite, has been made new with beige-coloured tiles and co-ordinating stonework. Next to the bathroom is a renovated laundry.

Eltham is one of the green-wedge areas that provide relatively undeveloped, accessible environments within the Melbourne suburban region.
The southern part of the suburb, largely off Mount Pleasant Road, is known for its large blocks of land and leafy, unspoiled environment. It is also close to the Yarra River.
Many of the artists who formed the Eltham artists’ colony settled in this area.
The artists’ community of Montsalvat, established in the 1930s in a series of mediaeval-style buildings, is an Eltham icon. It is open to the public and has a year-round calendar of public programs.
Roads around the area re� ect the early or most prominent residents. Mays Road is named after a Dr Mays, who had a large property in the area; Sweeney’s Lane after a former convict and early settler who became a respected member of the local community. Kent Hughes Road is probably named for the prominent family, which included Liberal politician and Menzies government minister Sir Wilfrid Kent Hughes and his sisters, paediatrician Dr Ellen Kent Hughes and community activist and campaigner for indigenous rights, Gwendoline Kent Lloyd.

� e kitchen, with stainless steel benches and stainless steel European appliances, is close to the dining area. � ree windows at the sink overlook the deck.
� e back garden accounts for two-thirds of the property. A private and park-like setting created by the present owners, it has been successfully divided into three areas, all of them low maintenance. Yet it retains the magic of Eltham with lemon-scented gums and lots of indigenous plants and shrubs.

With the call of the kookaburras and the mass of birdlife, it’s hard to imagine that the bright lights of the shopping mecca of West� eld Doncaster are only a few minutes’ drive away. \

Greensborough, Heidelberg, Ivanhoe and Rosanna recorded demand for houses at auction that was signi� cantly stronger than it was across the entire city of Melbourne. Ivanhoe was the star, with 79.5 per cent of the 132 houses auctioned selling. Given the city-wide clearance rate is about 72 per cent, this is a healthy outcome in the north-east.
In the � rst quarter, clearance-rate percentages were in the 80s and above and demand was strong; the middle of the year and early spring saw clearance rates in the high 60s. In the last part of the year, we saw an average of 1000 auctions each weekend. As the year has progressed, conditions have improved for buyers, with strong demand continuing in the more a� ordable suburbs and small price drops in the more expensive areas.
Low interest rates, combined with price rises in the � rst part of the year, ensured that the market has ended in a far more balanced position than it started in.
Stock levels next year will be an issue. Vendors may be less willing to put their houses up to auction in light of recent results. If that does happen, prices are likely to be maintained as there are fewer houses for which to compete.
Here’s a tip for next year: don’t wait around for prices to fall because they are unlikely to. � ere is an overall shortage of houses for the city’s growing population and this means solid, ongoing demand. \

This year was a mix of strong bidding and more frequent pass-ins
and negotiating after auction. Highlights were selling 59 Studley Road, Ivanhoe, for $4.3 million – a record for Ivanhoe – and 111 The Righi, Eaglemont, for more than $5.4 million, an Eaglemont record. We will be in for much of the same in 2011. Quality real estate will sell well and houses with de� ciencies will require extra attention.

prices and continues to be a very safe investment area. Next year price levels should be maintained as long as the Reserve Bank does not increase interest rates and banks keep rates at present levels. I am entering my 35th year in real estate in Eltham and remain con� dent that our local market will remain strong.

In the � rst half of 2010, the market
experienced huge growth. In the second half of the year prices stabilised, with more property on the market and interest-rate rises. 2011 looks like being another big year, as evidenced by our recent record-listing months, and I can’t see people’s appetite for investing in bricks and mortar falling away as Melbourne’s population continues to grow.

The year began with strong demand and record prices.
After two grand � nals and a federal election, the spring market was in full swing, but then began to stabilise. The strength of the market next year will depend on the amount of property being offered, interest-rate rises, the continued housing shortage and public con� dence. Buyers who missed out in 2010 will be back in the market keen to secure a property.

2010 has been a year of reality in the market,
with property beginning to � nd its level. Next year property prices will maintain their equilibrium. I don’t expect huge rises or falls. Watch out for Macleod, a suburb on the up and up. Macleod is brilliant because on its periphery it has fantastic amenities such as the Austin and Mercy hospitals, the ring road and La Trobe University.

Australia’s housing market changed direction in June 2010, with capital growth grinding to a halt on the back of 17 months of consecutive growth. Based on the RP Data-Rismark Home Value Indices, over the 18 months to June 2010 the combined capital cities of Australia saw house values increase by 18.5 per cent a� er values fell by 3.8 per cent during 2008.
Over the three months ending October, capital-city house values were virtually � at (up 0.3 per cent, seasonally adjusted), indicating a so� landing as the market le� the growth phase of 2009-10.
Slower market conditions are due to a number of factors, the most signi� cant being higher interest rates. From October 2009 to November 2010, the Reserve Bank increased rates by 175 basis points. � e market was also a� ected by the � rst home owners’ grant boost, which was halved in October 2009. By January 2010 it was removed.
Additionally, a general wind-down in the market cycle was at play. In my opinion, the high rates of capital growth between January 2009 and June 2010 could not have been sustained – as interest rates rose, a� ordability constraints became a greater barrier and buyer demand began to fall.
In 2011, we are likely to see vendor expectations change as slower market conditions come into play. Houses will take longer to sell and buyers will be negotiating much harder.

� is year will � nish with prices up about 10 per cent on last year. Heidelberg and many suburbs in Stonnington and Boroondara will see growth twice that.
Prices have so� ened in the past few weeks, and the Melbourne Cup rate rise has taken some of the froth o� the market. I see 2011 as a year of consolidation, with some modest growth in the 4-6 per cent range.
� e year may start a little slowly, but we could see a shortage of stock in late summer push prices up.
� e Baillieu government’s plan to cut stamp duty for � rst-time buyers in July may stoke winter demand in the under-$600,000 sector.
With the median house price in Boroondara and Stonnington now more than $1 million (Heidelberg is not far behind at $800,000), compared to $500,000 for apartments, low-rise, established apartments could outperform the house market in 2011. � e very high-end market – more than $3 million – will struggle.
My tip for 2011 is to avoid the bargains and buy good-quality investments with long-term growth prospects. \
A variety of indicators are now suggesting that market conditions will continue to favour buyers. � e average time it takes to sell a house in the capital cities has increased from 38 days in October 2009 to 49 days in October 2010; the average level of vendor discounting has increased from 4.7 per cent to 5.5 per cent in the same period.
Auction clearance rates across the capitals are now averaging in the low to mid-50 per cent range as seller and buyer expectations diverge. � e low clearance rate suggests vendors have become more � exible in their price expectations.
Despite the fact that the Australian housing market has moved out of the growth phase, it is not likely to result in any material decline in house values. Base-level fundamentals remain strong.
Factors such as higher interest rates and housing a� ordability will continue to dampen market conditions. � e economy, characterised by robust economic growth and a labour market approaching capacity, which will fuel wages growth, will continue to underpin demand for housing both for rental and for purchase. \

In the early part of 2010 we saw strong prices achieved in
Diamond Valley. But four interest-rate rises and the large supply of properties after the grand � nals had an effect on clearance rates, which dropped from 92 per cent at the start of November to 85 per cent at the start of December. There should be a good supply of stock into the new year, and good-quality property will still achieve strong results.

Suburbs with a community focus and transport at their doorsteps have had an impact in the Diamond Valley market with continuous market growth. The ripple effect has started and won’t stop. You get all the inner-city bene� ts in suburbs such as Montmorency and Watsonia with transport, community and lifestyle all 20 minutes from the CBD.

This has been a turbulent year. Con� dence slowly grew and we experienced strong growth in most areas up to the middle of the year. The second half of 2010 has seen uncertainty across the board. The year went very well, with a very high demand across
the entire spectrum, starting with � rst-home buyers through to people upgrading to their second or third home. While it’s too early to tell what next year holds, my feeling is that it will be steady as she goes.

BANYULE In this tightly held area, 59 Studley Road, Ivanhoe, in the one family for 50 years, sold for $4.3 million, a record for the suburb.
Early in the year, 111 The Righi, Eaglemont, sold for the record price of more than $5.4 million.
In the middle of the year, 7 Beckett Court, Lower Plenty, a sprawling estate with tennis court, swimming pool and big landscaped garden, sold for $3.6 million.
A very modest two-bedroom 1950s weatherboard house at 16 Edward Street, Macleod, sold at auction for $675,000, well above the reserve.
On December 4, the architect-designed house at 2/203 Rattray Road, Montmorency, confounded onlookers as � ve bidders pushed the price up to $647,500 – a hefty $97,500 above the reserve.
Another big result was 176 Old Eltham Road, Lower Plenty, that sold at auction for $1.12 million against a quoted price of $700,000-$770,000.
NILLIMBIK On November 3, 109 Sweeneys Lane, Eltham, just metres from the Yarra River, sold for well in excess of $2 million a week after auction.
The year ended with a bang when a couple of properties sold before their set sale date; 32 Beard Street, Eltham, sold for $681,000 and 35 Gumtree Road, Research, sold for more than $750,000 after being on the market for only a week. \ MARIA HARRIS

� e $1 million-plus market in Melbourne started with a bang, right where it le� o� at the end of a surprisingly strong 2009.
Some purchasers who didn’t buy in 2009 with post-GFC nervousness were determined to get into the market early in the year due to a new fear – the rapid price increases of 2009 continuing in 2010.
Sellers responded to this by asking courageous prices, which many seemed happy to pay.
On Anzac Day it all came to a halt. Buyers and sellers both noticed that while the Melbourne property market was booming, the world economy wasn’t.
May 2010 was awash with sellers trying to make hay while the sun shone, but buyers had already backed o� . Properties were passing in, with a substantial overhang of stale unsolds.
� e market increases of November 2009 to April 2010 were wiped o� in a matter of a May
fortnight and the $2.2 million-plus results became $2 million-plus that equated to about 10 per cent.
A chilly winter saw homes put on the market only by those who had to – and this created a mini shortage of quality properties. � is in turn fuelled a build-up in buyer demand, which led to a bit of a bounce in September.
It was short-lived, though, as the predicted late-spring stock surge hit a few weeks before October 23’s Super Saturday, when more than $200 million of property went under the hammer.
In the weeks following, rather than risk their property passing in to join a long list of unsolds, vendors began doing what they had to do in a cooling market – revise their prices downwards – and buyers responded.
As we end 2010, we � nd a healthy market, one where the heat of last summer is over but the warmth still remains for quality. \
MAL’S TIPS FOR 2011
● Buy period and late-1970s family homes on 750-square metre blocks (or larger) near private schools in Boroondara. Why? Land value-to-price ratios for capital growth.
● If downsizing and buying smaller houses, make sure they have a downstairs bedroom and are within 500 metres of coffee
and rail. Why? Separation in the home and close to the action – the most common of human needs.
● If you are new to the house-buying game, take your time and learn the market (six to 12 months) or, better still, get professional help.
● And if you are a bloke, the No.1 tip in 2011, as it is every year, is: “happy wife, happy life”.

To say that it has been an interesting year in real estate, particularly in the residential sector, would be an understatement.
From a legal perspective, changes in the law tightened up the rules surrounding the operation of owners’ corporations, with a view to providing greater protection to both intending and existing owners.
In 2010, increased interest rates saw a sharp rise in mortgagee sales and defaults by purchasers who were unwilling or unable to complete o� -the-plan purchases.
We hope there will not be any further rate increases in this coming year, and that the new Liberal government will quickly implement its promised stamp-duty relief, which together may help to keep the market on an even keel. \ IS
