Het bestaande tweelagig kantoorgebouw, gelegen langs de J.F. Kennedylaan in het hart van het Gentse havengebied, wordt uitgebreid met een compact kantoorvolume over vier bouwla-gen. Als antwoord op de brutale en industriële omgeving ont-staan er twee halfopen patio’s die een verstild, groen karakter krijgen. Deze binnen-buitenruimtes worden semitransparant gescheiden van de omliggende parkeerzone door een hoge haag en een wand in steenkorven. Het kantoorgebouw zelf is georganiseerd als drie soepel indeelbare kantoorplateaus op een gelijkvloerse publieke laag. Een centrale open ruimte verbindt de verschillende verdiepin-gen met elkaar, met het bestaande gebouw, met dakterrassen en zichten naar de omgeving.Het gebouw zal het eerste vlaamse kantoorgebouw zijn waar de Passiefhuis-concepten werden toegepast. Resultaat : uit-zonderlijk laag energiegebruik, passieve koeling, optimaal zo-mer- en wintercomfort.Duurzaamheid, zowel architecturaal als technisch, als qua ma-teriaalgebruik, zijn richtinggevend in dit project.Het werd laureaat van de eco-domus wedstrijd 2005 - beste utiliteitsbouw.
