ARYThe fully entitled property known as Heritage Green is a 1,034
acre land assemblage master-planned for mixed-use development
consisting of 3,170 residential units, a 125 acre commercial
center that will encompass over 1.5 million square feet and three
village centers with retail, office and hospitality uses. Annexed
into the Town of La Plata in 1990, the Property was purchased
by Heritage Green Development, LLC, a Virginia Limited Liability
Company authorized to do business in Maryland, in 2002. Since
that acquisition, the Development Company has completed re-
zoning and planning for the phased development of the Property.
Landbay 1A of Phase I is approved for infrastructure development
and immediate construction of 296 housing units and a plan for
continuous development thereafter is in place. The location south
of Washington DC and the Capital Beltway is one of the most
prosperous jurisdictions in suburban Washington and offers easy
access to job centers throughout the Metropolitan DC area. The
Development Company has retained Savills Studley, Inc. to assist
in identifying and selecting a joint venture partner for development
of the Property.

Street & Access: Rosewick Road forms the northern boundary of the mixed-use section of the Property and the southern boundary of the 125 acre commercial parcel; Washington Avenue extends north/south along the western border parallel to Rt. 301; Radio Station Road lies to the east; and Heritage Green Parkway, along with E. Hawthorne Drive (Rt. 225) will provide access from Rt. 301 to the west. Future La Plata Parkway will traverse the Property north/south and serve as the principal transportation artery within Heritage Green.
