Hi Emily Yes of course. The use of the property is short term stays. Guests will check in online and there will be a key box situated at the front door for them to access the unit. Each side of the Duplex sleeps 4 people, and there will be a strictly no party policy that will be enforced by ourselves as we will also be living on the grounds. At this stage we think that we will offer one night as minimum stay and be negotiable for maximum. We don't fore seen any issues arising as we will be living on the grounds as well, this will be made clear in our welcome pack to guests. Thank you Katie Fox

The software used in the preparation of these designs complies with the requirements in the ABCB "Protocol for Structural Software" (Version 2011.2), where applicable. About this report
A NatHERS rating is a comprehensive, dynamic computer modellingevaluation of a home, using the floorplans, elevations andspecifications to estimate an energy load. It addresses the buildinglayout, orientation and fabric (i.e. walls, windows, floors, roofs andceilings), but does not cover the water or energy use of appliances orenergy production of solar panels.
Ratings are based on a unique climate zone where the home is locatedand are generated using standard assumptions, including occupancypatterns and thermostat settings. The actual energy consumption of ahome may vary significantly from the predicted energy load, as theassumptions used in the rating will not match actual usage patterns.For example, the number of occupants and personal heating or coolingpreferences will vary.
While the figures are an indicative guide to energy use, they can beused as a reliable guide for comparing different dwelling designs and todemonstrate that the design meets the energy efficiency requirementsin the National Construction Code. Homes that are energy efficient useless energy, are warmer on cool days, cooler on hot days and cost lessto run. The higher the star rating the more thermally efficient thedwelling is.
Accredited assessors
To ensure the NatHERS Certificate is of a high quality, always use anaccredited or licenced assessor. NatHERS accredited assessors aremembers of a professional body called an Assessor AccreditingOrganisation (AAO).
Australian Capital Territory (ACT) licensed assessors may onlyproduce assessments for regulatory purposes using software for whichthey have a licence endorsement. Licence endorsements can beconfirmed on the ACT licensing register
AAOs have specific quality assurance processes in place, andcontinuing professional development requirements, to maintain a highand consistent standard of assessments across the country.Non-accredited assessors do not have this level of quality assuranceor any ongoing training requirements.
