Three projects between Drake and Prospect will bring a new look and feel to a 1-mile stretch of the busy east Fort Collins Road.

Five years from now, nearly 1,000 new homes and apartments, restaurants, an artisan village and a farm animal or two will make a mile-long stretch of Timberline Road unrecognizable from its current state.

The transformation already is under way between Prospect and Drake roads —an area of Fort Collins dotted with in-dustrial buildings, storage units, the city’s police department, a lone Burger King and lots of empty land.

The first of what will be 314 apartments on the northwest corner of Drake and Timberline are sprouting from the ground. Just to the west, another 75 single-family homes are being planned by Loveland Commercial real estate. And on the east side of Timberline, water and sewer lines are being installed for what will become 300 acres of new homes, apartments, a working farm and artisan village — a first for the city of Fort Collins. The Bucking Horse project fronts on Timberline, wraps around the Sidehill subdivision and runs east along Drake.

The three projects account for the vast majority of vacant land on the mile-long corridor, but owners of the remaining few parcels expect the activity will stimulate further development in what is becoming Fort Collins’ own magnificent mile.

328 apartments planned at Bucking Horse development| Published: October 28, 2015

The next phase of the Bucking Horse development in east Fort Collins could bring nearly 330 apartments scattered in 21 two- and three-story buildings.

Bucking Horse, developed by Bellisimo, is a combination of the historic Jessup and Johnson farms that are in the final phases of build-out northeast of the intersection of Timberline and Drake roads.

Nearly three dozen neighbors, mostly Bucking Horse residents, questioned future traffic patterns during a neighborhood meeting regarding the addition of the apartments Monday night.

The apartments, on 23 acres, will include a clubhouse, pool, central green and community garden.

75 new homes planned near Drake, Timberline intersection | Written by: Pat Ferrier, The Coloradoan | Published: May 20, 2014

Midtown Homes, the residential arm of Loveland Commercial LLC, plans to build up to 75 single-family homes northwest of the intersection of Timberline and Drake roads in Fort Collins.

The $1.65 million purchase of the 15-acre property closed May 8.

Nathan Klein, principal with Midtown Homes, said his company expects to break ground within the next six to 12 months. "Now is the wrong time of year," Klein said. "We would be delivering lots going into winter. We would rather start late summer or fall and deliver lots in February so we have model homes up by early spring and summer."

Midtown has been working on a plan for the property for more than a year and is working its way through Fort Collins' planning process. The area is a hotbed of activity right now, with construction of McWhinney Inc.'s Trails at Timberline apartments and Gino Campana's Bucking Horse development of single-family homes and town homes.

"We really see this as ground zero of development in Fort Collins," Klein said. "That's where everything has gone. It's the most exciting area."
