Thank you for your interest in SOLUTIONS, my Internet-based,

educational, interactive report system developed solely by me, Russel Ray,

for my two companies: Buyer Peace Of Mind and About Homes.

Before we get to SOLUTIONS and my reasons for developing it, a little about me:

I grew up in a large, poor family in Kingsville, Texas, so we built our own homes, swimming

pools, fences, and irrigation systems. Throughout my 33 years in real estate in seven states

(California, Florida Louisiana, Michigan, Ohio, Pennsylvania, and Texas), I’ve been a Realtor

(Texas), owner, developer, builder, renovator (sometimes called an investor or a “flipper”),

electrician, plumber, swimming pool builder, heating and cooling installer, and roofing installer.

I’ve been a member of many unions and trade associations in many industries in my real estate

career, and I am currently a member of the National Association of Certified Home Inspectors

(NACHI), the largest home inspector trade association in the world with over 9,500 members, and

whose members voted me NACHI’s 2005 U.S. Member of The Year. I do a lot of teaching and

mentoring for NACHI members, and I am heavily involved in real estate and the home inspection

industry, including as an Associate Member of the San Diego Association of Realtors.

I’ve also been a member of the California Real Estate Inspection Association (CREIA; 1,200

members) and the American Society of Home Inspectors (ASHI; 3,600 members), as well as the

Society of Professional Real Estate Inspectors, the Home Inspection Foundation, the Foundation for

Real Estate Appraisers, and a couple of others. My purpose in joining these associations was, first, to

determine how they helped the public; second, how I could help them; and third, how they could help

me help the public and the association.

In spite of my vast experience in real estate, I do not know it all, so sometimes I’ll see something

at a property inspection that puzzles me. A picture and a quick post at the web site of the

National Association of Certified Home Inspectors, with its 9,500 members, will result in dozens of

answers within hours—sometimes within minutes—of posting. So I can assure my Clients that they’ll

have SOLUTIONS within 24 hours of the property inspection.

Now let’s discuss my reasons for developing SOLUTIONS.

My property inspection company, Buyer Peace Of Mind, does business in San Diego County as

The HomeTeam Inspection Service. In other words, I own a franchise. As with all franchises, each

franchise is independently owned and operated. One of the great advantages of a good franchise

system is that there are corporate attorneys who help develop the franchise system and help their

franchises with legal problems. And as a corporation doing business as another entity, I also have

attorneys who help me. Part of that help is tracking court cases throughout the nation that affect real

estate, Realtors, and home inspectors.

Court cases throughout the nation involving home inspectors and Realtors, including mediations

and arbitrations, seem to be moving toward education. Judges, juries, mediators, and arbitrators are

wondering why Realtors getting 3% commission on a $500,000 property don’t spend a few hundred

dollars for a pre-listing inspection so that they will know exactly what they are trying to sell; they’re

wondering why home inspectors are allowing Realtors to interpret the property inspection report; and

they’re wondering why home inspectors don’t share their extensive knowledge with their Clients

rather than simply providing cryptic reports.

Education is the answer. And SOLUTIONS is the solution.

At the end of the property inspection, I’ll go over any major problems that I’ve found and answer

any questions that anyone has. The actual site-specific, written inspection report is a PDF file

provided by email within 12-24 hours of the end of the inspection. There are two reasons why I

provide a written report a short time after the inspection rather than at the inspection itself.

First, liability for both Realtors and home inspectors is lessened when the report is created

without any time pressures. Too many times at the inspection, someone comes up and asks, “How

much longer?” Imagine everyone sitting around waiting while I put together a report, insert pictures,

proof it and run it through the spell checker, and then print it; your daylight hours are too valuable for

that. Additionally, sometimes it is necessary to add up various small clues to determine a bigger

problem, so I take a lot of pictures at the time of the inspection, review them at the office, and include

only those that will help my Clients see what I saw or understand what I’m describing.

Second, I had a house burn down in Louisiana from a defective appliance, so I record the model and

serial numbers, and manufacturers’ names, of appliances and then check to see if there are any

recalls; research that cannot be done at the property. After all, a home with a good foundation and

roof is no good if it burns down the weekend after escrow closes from a defective dishwasher. Once

my Clients move in, I have an Appliance Package with the manufacturers’ information and pictures

so that they have all the appliance information for insurance purposes in one place.

Although the property inspection report references documents within the SOLUTIONS

library, it is a stand-alone document that can be used for creating lists of requested repairs, lists of

things to do, etc. At the time of the inspection, my Clients and the involved Realtors get access to

the entire SOLUTIONS library containing all of the legal and insurance disclosures that you’ve

read so many times in so many property inspection reports, as well as educational documents about

staying safe in our homes, maintaining them, common problems, and lots and lots of tips and tricks.

While I am preparing the property inspection report, my Clients and the involved Realtors can be

reading through the SOLUTIONS library for further education about things that were discussed at

the time of the inspection. Education is knowledge, and knowledge is power.

We all know that working in real estate is a litigious industry, and we all know that California

is a litigious State, so I do everything I can to keep my Clients happy months and years down the

road, as well as keeping everyone out of court—and that includes Realtors (remember, I was a

Realtor in Texas). I do carry professional business insurance with Realtor indemnity, as well as

life insurance and AD&D insurance.
