Yolande and Huy have gone from one ex-treme to the other.

After years of living in a tiny apartment inNew York City, a great job offer enticed the cou-ple and their two young daughters north of theborder and into a great big house. However,while they were thrilled with their new home,all of the newfound space had them feeling a bitsmall.

Their basement, where they spent most oftheir time, was bigger than their whole apart-ment in the Big Apple. But the chilly room wastall on space and short on style. Huy, who grewup in Denmark, wanted the basement to reflecta clean, modern Scandinavian design. And theyboth wanted a place the whole family could en-joy – a room where Yolande could do hersewing, the kids could play games and theycould all watch television together.

So I grabbed my team and got set to turnYolande and Huy’s icy warehouse of a room intoa warm, inviting family room.

The basement was already finished, completewith high ceilings and hardwood floors, so noreal structural work was needed. I started by

putting up a creamy coat of paint and then di-vided the room into three functional areas: alounge area, a work area and a play area.

In the lounge area, I created a show-stoppingfeature wall with a new gas fireplace. The mod-ern arrangement boasts a long, linear gas insertand a massive surround of gray-and-white-mar-ble mosaic tiles. Not only is it eye-catching, itbrings much-needed warmth into the coldspace. I then flanked the fireplace with a cus-tom-built cabinetry unit that holds a big-screentelevision, other media equipment, books andsome display items.

I put in a huge, modern, linen-colored sec-tional in this area that lends itself to great fire-place viewing and TV watching. I then punchedup the color quotient with throw pillows in var-ious configurations of yellows, blues andgreens. To finish things off, I put in a coffeetable, a few side tables and an area rug with aheated underpad.

I turned the wall adjoining the feature wallinto a work area. I installed a long quartz coun-tertop that serves as a desk, installed a lot ofstorage and put up a pin board in a dreamy blue

fabric. I then added beautiful wood blinds to thewindows above the countertop and put up stun-ning drapery on the French doors.

In the play area, I put in a rounded tablethat is perfect for Yolande’s sewing or the kids’crafts and games. Above this area, I put up a funand funky light fixture in a woven, kid-prooffabric. I then installed an entire wall of customcabinetry that looks like a series of cubbyholesand will keep the kid clutter hidden. This wallalso boasts wallpaper in a large-scale latticepattern that acts as a subtle backdrop to thecabinetr y.

After some final touches – including lamps,pictures, artwork and plants – the basement wasready for the whole family.

By turning up the heat – artistically and liter-ally – I turned this once-cold and cavernousbasement into a warm, contemporary retreatthat suits Yolande and Huy’s new life and theirold New York state of mind. Now that’s divine.

Being the envy ofthe neighborhood isno easy task. I knowthis because I’ve nev-er been one. But, ac-cording to helpfulneighbors who strollpast walking theirdogs, with a little ef-fort and the will tomake it happen, Itoo, could find thesecret to increasedproperty value, a

happy and fulfilling life, and far less conver-sation with people who walk their dogs.

The secret is in the lawn care. For betterturf with minimum work, set the stage nowfor a dense, healthy yard by planning toweed and over-seed your turfgrass.

Timing is crucial for controlling grassyweeds, whose seeds fell to the soil in fall. Ly-ing quietly on the lawn until spring soil tem-peratures soar into the 50s, the seeds cansprout and grow quickly before you’re readyto stop them.

Pre-emergent weed control is helpful inkeeping weeds at bay, and for best results,plan now to put it on your lawn. The righttime to apply pre-emergent weed control ismid-March to early April, two to four weeksbefore the seeds germinate. Too often thepre-emergent is put down after the seedshave sprouted; weeds already up and grow-ing are unharmed by it.

As with all products, follow the packagedirections when applying pre-emergent. Re-gardless of whether it is derived synthetical-ly or naturally, like corn gluten, pre-emer-gents need only be applied in a light layeracross the lawn. Put down too much, andthere is a risk of stunting the grass’ root sys-tem, causing poor performance later in thesummer when heat takes its toll.

Corn gluten contains a fair amount of ni-trogen, so if you opt to use it, decrease the

amount of nitrogen fertilizer you put onyour lawn. Too much nitrogen and yourlawn mower will become your best friend,since your grass will grow so quickly you’llneed to mow often.

The best defense against weeds is to growa healthy, dense lawn that will out competeweeds trying to muscle in on your turf. Ifyou have a thin lawn and want to over-seedit with grass this season, do not apply pre-emergent. Spring is a good time to over-seedcool season grasses into areas that aret h re a d b a re .

For best results, core-aerate the lawn be-fore you spread seed. The seed will fall intothe holes made by the aerator, which act asideal germination chambers for grass seed.As the seedling sprouts and germinates, itsroots dig deeper into soil that has been aer-ated.

When core-aerating, pass the machineover the area several times in differing direc-tions, making hundreds of holes in theground. Water the lawn lightly every dayuntil the seed has germinated. Grass seed isa slow germinator, so be prepared to wait 14to 20 days for it to sprout. The most com-mon mistake in over-seeding is from impa-tience with the germination time – manygardeners give up too soon and cut off thewater just when the young sprouts firste m e rg e .

If you have already applied pre-emergent,wait two to four months before trying toover-seed. The pre-emergent will breakdownin the sunlight during the summer monthsand allow for germination of new seed.

rt is a window into life and lifestyle.The artwork displayed in a home re-flects passion, inspiration and taste.Still, finding the right artwork can be a

challenge.Collecting new art should be an exciting and

explorative process. While there are no set rulesto follow, there are a few tips that should makethe process a little less daunting, and a little morefun.

“The first things to consider are medium, sub-ject matter and what people are passionateabout,” says Dave Ianazzo, co-owner of The GreatFrame Up in Longmont.

“Art is supposed to make you happy – bringout emotions,” he says. Art is about passion and asubjective opinion on what is beautiful andmeaningful. Try to stay away from fickle trends orwhat’s showcased as popular in catalogs. “Yo uwant to be able to look at that artwork years laterand say ‘I’m really happy that I bought that,’” Ian-nazo says.

When looking for a piece, think about colorschemes, styles and the dimensions of the space.Art can be used to set a mood, add an accent orsimply inspire.

Joanna Kirves, executive director of LongmontCouncil for the Arts, has great advice for first-time buyers. “Go galley hopping and look at alltypes of media,” she says. “You will find yourselfdrawn to the same styles or media at each place.Then focus on that and start looking for art youlike.”

If you’re willing to spend a little more on a

piece, try to find something that stimulates anemotional response. If the art is being used to filla space, go for a more classic style.

Another important element to consider iswhere the artwork will be displayed. In the bed-room, think about choosing a more intimatestyle. “Something soothing, relaxing, art thattakes you somewhere else,” Kirves says. For thedining room, go for a more formal statementpiece that can enhance conversation. The familyroom is a great place for an old movie poster andthe bathroom works for fun artwork. “I even likeart in kids rooms,” she says. “Start them early.”

Don’t forget to consider that there are incredi-ble, inexpensive prints of original works that canadd life to any room. They are perfect starterpieces to focus your taste and style preferences.“Your first piece of art is a stepping stone,” Ianna-zo says. After the first piece, whatever the medi-um, expect that there will be more art to come. Itmay be difficult to walk passed a local gallerywithout finding the next piece of art that wouldwork perfectly on a bare wall at home.

Art is a lifetime investment, a way to tell guestswho you are on a personal level. It’s not necessaryto spend big bucks on trying to impress people ifit has no personal meaning.

Most often, the best art is something from theheart. A photo from a favorite vacation can beblown up, framed and look like something from agallery, or a child’s finger-painting can look likean expensive abstract. Sometimes all it takes is aframed print to tie together a room, or even anentire house.

Q: In August of 2006, I bought a housefor my parents because I had excellentcredit. I was trying to help out my des-perate parents, who were unable to buyon their own. They pay the mortgageeach month and other expenses of theproperty, but the house is in my name. Ilived there a year and then got married

and moved out.Now my husbandand I want to buy ahouse. My motherwas going to be theco-signer with myhusband. Theproblem is becauseI’m not a first-timehomebuyer, I don’tqualify for the taxcredit. Therefore,even though my

husband is a first-time homebuyer andI’m not going to be in the mortgage, wecan’t take advantage of this incentive. Isthere anything I qualify for?

A: I wish I could help you secure a home-buyer tax credit, but there’s nothing I cando for you. Unfortunately, the house thatyour parents now live in is in your nameand you lived in that home for about a year.While there is no tax credit prohibitionagainst being an owner of investment realestate, you cannot have owned a primaryresidence in the past three years.

It sounds as though you’re close to beingout of the property for three years, but thething is, you have to sign a contract to buya new home by April 30, 2010, and mustclose on the new home by June 30, 2010. Ican’t tell from your e-mail whether the tim-ing will work out or not.

see if you qualify. I don’t believe the federalgovernment will change the terms of thehomebuyer tax credit, although strangerthings have happened. If the housing mar-ket continues to deteriorate, the federalgovernment might agree to extend the taxc re d i t .

Q: My friend has a home he lives inand owns a different house in anotherstate about to be foreclosed on. Theforeclosure happened because after hisdivorce, his name came off the deed tothe property but not off the mortgage.His ex-spouse failed to make the pay-ments. He owes about $290,000, but theproperty is worth only $200,000. Can helose the equity in his primary residenceand any money he has in the bank in thisforeclosure?

A: Your friend’s biggest problem is thathe didn’t insist at the time of his divorcethat his ex-spouse refinance the property totake his name off of the mortgage.

I don’t know if the foreclosed property isin a non-recourse state. If it is a non-re-course state, then the lender would fore-close on the property and would not be en-titled to go after other assets. Otherwise,the lender would have to file for a deficien-cy judgment.

Your friend will need to hire an attorneyto make sure that once the property is fore-closed upon, the bank will not have theright to go after him for any other moneyowed. Your friend might also want to talk tothe divorce attorney who helped him outand get more information.

Difficult to distinguish between realand bogus Pablo Picasso lithographs

Dear Helaine and Joe: We pur-chased this piece by Picasso 18 yearsago and are curious about its worth.The print appears to be No. 126 froman edition of 200. It is in excellentcondition. The print is signed in theplate and has a handwritten signa-ture in the lower right corner. It isdated 12-4-58. – S.D., Spearfish, S.D.

Dear S.D.: Before discussing art, wealways make it absolutely clear that anappraisal cannot be done from pho-tographs. There are too many variables,and an in-person examination is neces-sary to determine a value with any au-t h o r i t y.

Pablo Picasso entered the world inMalaga, Spain, on Oct. 25, 1881, and byhis teenage years was skilled in drawingand painting. Throughout the years, Pi-casso’s style continued to evolve dramat-ically, and he helped invent cubism, sur-realism and postmodernism.

In short, Picasso is credited with help-ing to invent 20th-century modern art.Much of his work is considered to be ex-tremely important, and the best, one-of-a-kind original pieces can bring priceswell into the millions of dollars at auc-tion.

Picasso was extremely prolific, and itis estimated that he produced 50,000works during his lifetime. This includespaintings, drawings, sculptures, ceram-ics, rugs, tapestries and thousands ofprints or lithographs.

Between 1945 and 1949, Picasso pro-duced a truly impressive grouping of

lithographs that number about 200 dif-ferent images. These were produced inclose cooperation with Henri De-schamps, a professional printmakerfrom Atelier Mourlot, the renowned artpublisher and art workshop founded byFrancois Mourlot in 1852.

Picasso may have created the litho-graph in today’s question for a peacedemonstration held in Stockholm, Swe-den, from July 16 to July 22, 1958. It iscalled the “Bouquet of Peace,” but thereis some doubt whether Picasso actuallycreated this piece.

We feel there’s a possibility that thispiece is bogus, and if we are correct, thevalue is less than $200. If genuine, thevalue would probably be in the $2,500to $3,000 range.

Predatory lending refers to the use ofunfair and abusive mortgage lendingpractices that result in a borrower payingmore through high fees or interest ratesthan the borrower’s credit history war-rants. It involves fraudulent practicesthat target vulnerable consumers andplays on the hopes and dreams of inno-cent people whose investment in theirhome is their security. Due to the compli-cated nature of mortgage transactions, itis often difficult for individuals to tell thedifference between legitimate and preda-tory loans.

Protect Yourself from Lending AbuseAbusive or “predator y” lenders push

unusually high interest rates and fees.They are often illegal, as well. Here’s howto tell a good loan from a bad one.

Have you shopped around for the bestdeal?

• Check with other lenders, includingbanks and credit unions, for their ratesand fees.

• Compare the interest rates and thetotal costs with several lenders.

• Beware of high up-front fees and per-centage “points” even if the lender says

they can roll the costs into the loan. Thismakes for a higher loan amount and sub-sequently higher mortgage payments.

Do you feel pressured?• Be suspicious of harassing phone

calls or solicitations from lenders whosay they can give you a quick approval.

• The same goes for lenders who offer“guaranteed” low-interest loans – as longas you apply over the phone and paythem money today.

Does it sound too good to be true?• Check references and call your local

Better Business Bureau to ask if theirhave been complaints about any of thelenders you are considering.

Do you trust the lender?• Before borrowing, you should know

exactly what you are getting and whatyou are paying. Never be afraid to askquestions or explanations about fees,terms or conditions you do not under-stand and never sign a blank form.

• Also, be sure that prepaying for cred-it life insurance is the best way to for youto go. It will protect your family by pay-ing off the loan if you should die but pay-ing up-front premiums can add to themonthly cost of your loan.

• Think twice about a loan that has a

large amount due at the end of scheduledpayments. This type of loan has advan-tages for some people but the final or“balloon” payment could be beyond yourability to repay.

• Be cautious of lenders who tell younot to worry if you can’t pay for yourmortgage – they will help you refinanceyour loan if you need to. Predatorylenders make money from the high feesand closing costs they will charge you torefinance your loan.

Report Abusive LendersIf you have been a victim of lending

abuse, let others know. Your complaintcould save others from being victims,too. Call your local office of consumer af-fairs or your state Attorney General’s of-fice – they are listed in the Governmentsection of the phone book. Report yourexperience to the Federal Trade Commis-sion. The agency looks out for predatorylending scams and frauds. Grow your own salads with microgreens

Among the many virtues of microgreens is the ease withwhich they can be grown on a countertop or windowsill(Photo courtesy “Sean Conway’s Cultivating Life”).

Growing fresh greensoutside in the middle ofwinter is not an option inmost of the country. Butgrowing fresh greens inyour kitchen can be – if yougrow microgreens.

Microgreens are simplysprouted seeds that havegrown on a bit. They’re be-coming more popular dueto their vibrant colors andtextures, their wonderful,delicate taste, and the ease with whichyou can grow them.

As the name implies, growing micro-greens requires little space. They can begrown on a countertop, a windowsill orunder grow lights in a basement.

These tasty seedlings are also quickto grow, with most ready to harvestwithin four to 14 days.

Here are the materialsyou will need: seeds; asprouting container (neces-sary for seeds that need pre-sprouting before planting);sterilized seed starting mixor potting soil; and a clean,plastic-lidded containerwith bottom drainage or ter-racotta pot for growingg re e n s .

As for tools, you’ll need aspray bottle; a mixing bowl,

a spoon and a clear plastic bag.First, prepare your seeds by soaking

in sprouter, following seed package di-rections. Some seeds, such as arugula,will not require initial sprouting.

Then add a 1- to 2-inch thick layer ofmoist soil to your selected container.Evenly spread seeds on top of soil. Gen-tly mist the seeds with a spray bottle of

w a t e r.Place the container or pot near a

window but out of direct sunlight. Ifyou have a lidded container, cover it tohold in moisture until seeds germinate.If using a pot instead of a plastic-liddedcontainer, cover it with a plastic bagduring germination stage. Once tinyroots form, open lid or remove plasticbag and place container in a locationwith good air circulation and indirectlight for the balance of growing period.

Depending on the greens, harvest infour to 14 days. If cut back with scis-sors, some greens will put on a secondflush of growth like cut-and-come-again lettuce.

Cleaning ovenracks require

a lot of elbowgrease

Cleaning oven racks is a twice-a-yearchore for me, unless I’m really doing a lot ofbaking and roasting. I have an easy way toclean the oven interior – my oven has a self-cleaning feature.

I had cooked a lovely baked chicken in theoven without covering the bird with foil.What a mess. The racks were stained andsticky, but I did not want to use any harsh

chemicals to clean them.

Bloggers and online sites are a great re-source for cleaning suggestions. More goodtips are always submitted from commenterson blog posts. Turns out I only used hot wa-ter (boiling hot), baking soda and powderedlaundry detergent. Here’s what to do.

Lay towels down first to protect the tub’ssurface. Place racks on towel. Pour hot waterfrom the tub – as hot as possible – to coverthe racks. I added several kettles of boiling

water. Sprinkle on the baking soda and pow-dered laundry detergent. Let it sit overnight.

The next morning, one of the racks tooksome extra elbow grease and an old tooth-brush to clean all those nooks and crannies.The tub was easy to rinse since it had twoboxes of baking soda in the water.

Remember not to use the self-cleaningoven feature for racks and keep birds awayfrom the kitchen when this feature is on –the fumes are toxic to birds.
