Grants for new home buyers in NSW are available now.

FOR FIRST HOME BUYERS

If you’re buying a home for the first time, NSW offers the First Home Owner’s Grant as well as Stamp Duty Concessions.

FIRST HOME OWNER GRANT

From the 1st of October 2012 the First Home Owners Grant increased to $15,000 and will be available for new Houses / units only.

The $15,000 grant will only apply to new homes or vacant land on which a new home will be built and will reduce to $10,000 on 1 January 2016.

Eligibility is determined at the date you enter into the contract of sale and is for new homes valued 750K or under.

FIRST HOME BUYER STAMP DUTY CONCESSIONS

No stamp duty for land under $350,000 and concession on stamp duty for land valued from 350K-450K, based on a floating stamp duty scale.

No stamp duty for new homes under $550,000 and concession on stamp duty on new homes valued from 550K-650K, based on a floating stamp duty scale.

EXAMPLE:

Purchase an apartment at The Hugh at $600,000 and receive full stamp duty exemption of $22,811.00 in addition to the $15,000 First Home Owner Grant.

Total potential savings of $37,811.00.

FOR NON – FIRST HOME BUYERS(INCLUDING INVESTORS)

$5,000 grant for buyers of new homes up to $650,000 and value of vacant land up to $450,000.

No concessions on stamp duty.

Norwest Private Hospital is located approximately 7km

from North Kellyville. Norwest Private Hospital is located

patients, 11 operating theatres, a 24 hour Emergency

Department, an Angiography Suite, 24 hour on-site

also available with a Chemotherapy and Infusion Centre

and a Renal Dialysis Unit. A broad range of acute services

surgery, obstetrics and gynaecology, neurosurgery, plastic

surgery, vascular surgery, urology and geriatric medicine.

Blacktown Hospital is located approximately 10km

from North Kellyville. Blacktown hospital is currently

undergoing an 80 million dollar upgrade including 27

million on the construction of a new multi storey car park

and 50 million on a cancer and sub-acute mental health

unit which started work in August.

HILLS BUS

With a bus stop only 400 metres down the road from The Hugh, access to key Sydney suburbs is easy. The 615X bus carries passengers in and around Sydney, including to the Sydney CBD, Epping and/or Macquarie Park.

Convenience is promoted by departures every 10 minutes during peak times.

NORTH WEST RAIL LINK

Currently ahead of its scheduled completion date of early 2019, the North West Rail Link is set to revolutionise the North West Sydney region. The Hugh is set to benefit from this huge infrastructure project, given that it is only approximately a 4 minute drive from the proposed Rouse Hill train station, or a 3 Kilometre stroll. Trains are scheduled to depart every 4 minutes, with an innovative timetable system being proposed that allows train users to arrive unscheduled and expect to be on a train within 4 minutes.

This project is also set to feature an overhead Skytrain that will run for 4 Kilometres between Bella Vista and Rouse Hill.

DRIVING

There have been many changes to the roads from the North West to the Sydney CBD with the M2 Upgrade finished. The area also provides easy access along Windsor Rd to Norwest Business Park, Parramatta and Blacktown. In addition to the M2 upgrade, further improvements to roads in the area are planned to reduce traffic congestion during peak periods. These include North Kellyville’s road extension from Rouse Hill to Marsden Park to improve access to the M7 and the new Marsden Park employment zone, widening of Showground Rd, Castle Hill to two lanes in both directions; and widening of Windsor Rd between Baulkham Hills and Parramatta.

WHY BUILD A NEW RAPID TRANSPORT NETWORK?

Sydney is growing quickly, particularly in the North West – where the population will increase by 200,000 over coming decades, to above 600,000. Booming employment entres like Norwest Business Park and Macquarie Park mean a growing number of people are travelling to work in places other than the city.

Rapid transit systems like the North West Rail Link are best suited for lines where customers get on and off at various locations – in this region, workers travel to Castle Hill, Norwest, Epping, Macquarie University and Macquarie Park.

A third of people using the North West Rail Link will be getting off the train before Chatswood.

And with a train every five minutes during the peak, the North West Rail Link will triple the frequency of services on the rail line between Epping and Chatswood, which will be upgraded and converted to the rapid transit system. The introduction of rapid transit and a three-tier train operations model (see back page for more information) means that, for the first time, Sydney is getting the right train for the right job. The rapid transit system won’t use timetables and will be a turn up and go service – starting with a train at least every five minutes in the peak and increasing in the future to meet demand.

Delivering Sydney’s new rapid transit trains

Sydney’s new generation of fast, safe and reliable single deck trains will first operate exclusively on the North West Rail Link.

The $8.3 billion project is the first stage of a new rapid transit network being built to cater for the city’s growth as part of Sydney’s Rail Future – the NSW Government’s plan to modernise Sydney’s trains.

Under Sydney’s Rail Future, the rapid transit network will be extended under the Harbour, into the CBD and beyond – the next major rail project for Sydney once the North West Rail Link is completed in 2019.

It will deliver major flow-on benefits for the entire Sydney rail network.

There will be a 60 per cent increase in services to the CBD from right across the whole Sydney rail network as a result of the new rapid transit system.

An extra 100,000 people per hour in the peak hour will be able to catch a train because of the introduction of rapid transit, and the relief it provides to the existing network.

Rapid transit single deck trains will provide Sydney customers with more choice alongside suburban double deck trains and intercity trains.

The NSW Government has awarded $1.5 billion in contracts to build the tunnel and skytrain sections of the North West Rail Link.

The first of four tunnel boring machines will be in the ground in October this year.

The North West Rail Link tunnels are specifically designed for a modern, fully-automated rapid transit system.

The new system is being designed for a new breed of hi-tech rapid transit trains – unlike anything else ever seen in Sydney before.

Safety Number 1 priority – inside, you can see from one end of the train to the other

Faster and safer – to load and unload customers, because of new platform screen doors

More comfortable – platform screen doors mean underground stations can be heated and cooled

MAJOR TUNNELLING MILESTONE REACHED NSW Premier Mike Baird and Minister for Transport Gladys Berejiklian today announced the North West Rail Link is running ahead of schedule and is $300 million under budget so far, as the landmark project reached another major tunnelling milestone. Mr Baird and Ms Berejiklian joined local MPs onsite as the first mega Tunnel Boring Machine, Elizabeth, broke through into the future Norwest Station area - just days after the fourth and final machine, Maria, started digging. “This is an exciting day for Sydneysiders and another clear sign that construction of this critical rail link is powering ahead,” Mr Baird said. “It was only in September that we launched this first massive machine at Bella Vista – in that time it has tunnelled 2.1 kilometres to reach today’s historic breakthrough at Norwest. “All four 900 tonne machines are now in the ground digging Australia’s longest railway tunnels. “We are wasting no time delivering this world class infrastructure project and doing it ahead of schedule and under budget.” Ms Berejiklian said turn-up-and-go rapid transit services on the North West Rail Link were on track to begin for customers in the first half of 2019. “I want to pay tribute to all the workers on this project for their dedication and commitment to safety. After months underground, I am sure the team will be as pleased as the community to see that cutter head break through at Norwest. “The North West Rail Link includes eight new railway stations, 4,000 commuter car parking spaces and a train every four minutes in the peak, or 15 trains an hour. “I am pleased that as a result of good planning, hard work and our commitment to deliver a world-class project the people of the North West will be able to catch these services in the first half of 2019 and we have been able to deliver savings. “The project is now running $300 million under budget and I am confident there will be further savings for taxpayers as the project progresses.”

In tunnelling to Norwest from the Bella Vista tunnelling site, TBM1 Elizabeth has:

Excavated more than 206,000 tonnes of crushed rock, both sandstone andshale;

Installed more than 7,300 concrete segments to line the new rail tunnel; Been home to 85 workers, including tunnellers, maintenance crews, geologists,

surveyors and engineers, who combined have spent more than 25,000 hoursunderground; and

Had 40 hardened steel cutters on her cutter head replaced, worn down from theharsh forces of cutting the Sydney sandstone and shale.

Over the coming weeks, Elizabeth will be moved through the Norwest Station area, before setting off again towards Showground Station as the other three machines Florence, Isabelle and Maria continue their work.
