Minimum standard for
housing
Property is free from any category 1 hazards this means that your home should not have any serious faults which would fall under the Housing Health & Safety Rating System (HHSRS).
We will ensure that there are no serious health & safety issues that may cause you harm.Property MOT’s are completed on all properties on a rolling programme to ensure properties are being correctly maintained, are free from hazards and we hold robust property information.
Kitchens Kitchens should be no more than 20 years old, and have adequate space and layout.
We exceed this standard by replacing all “old style” kitchens regardless of age where customers agreed to improvement works.A choice of modern fitted kitchen units & worktops together with vinyl flooring, lever taps, tiling and an extractor fan is offered.Design and layout agreed to meet the customers’ needs wherever possible.Hard wired smoke detectors installed as standard.
Bathrooms Bathroom facilities should be no more than 30 years old
We exceed this standard by installing modern fitted bathroom suite with shower over bath, tiling, lever taps and extractor fan, together with a choice of vinyl flooring.In homes designated for older people level access showers will be fitted rather than a bath when replaced as part of an improvement programme.
Heating/Thermal Comfort
If your boiler is more than15 years old and/or the heating system is more than 40 years old and in poor condition it/they should be replaced.Loft insulation to a minimum of 50 mm.
A full central heating system is fitted to every home.Safety checks are completed annually.Carbon monoxide detectors fitted and checked as part of the annual safety check.Smoke detectors checked as part of the annual safety check.Loft insulation installed up to a minimum of 270 mm.Cavity wall insulation installed wherever suitable.Funding opportunities explored to secure funding to undertake external wall insulation wherever possible to properties without cavities (nontraditional).

Decent Homes Standard Calico Standard
Windows Windows should be no more than 40 years old (30 in flats) and be repaired or replaced if in poor condition.
High quality PVCu double glazed windows with secure locking handles. This standard will be achieved through future improvement programmes as the life cycle of existing windows is reached.
Doors Doors should be no more than 40 years old (30 in flats) and be repaired or replaced if in poor condition
A choice of high quality UPVC front & back doors with energy rated glass.This standard will be achieved through future improvement programmes as the life cycle of existing doors is reached.
Roof Roofs should be no more than 50 years old (30 years old in flats) and be repaired or replaced if in poor condition
Roofs will maintained or replaced, as appropriate, to ensure that they are wind & watertight.
Fencing No standard within Decent Homes
Metal fencing will be installed to the front of properties where wooden fencing is currently fitted. This will be completed as part of a planned programme which is currently underway and will be completed by 2016.
Electrical Systems
Electrical systems should be no more than 30 years old and be repaired and replaced if in poor condition
Inspection of electrical systems undertaken to ensure that systems are safe and free from hazards (every 5 – 10 years and as part of our void inspection when a property becomes empty)
Aids & Adaptations
No standard within Decent Homes
Minor adaptations i.e. grab rails; lever taps etc. can be requested without assessment and are completed as a routine repair with 15 working days.Major adaptation requests i.e. level access showers, ramps, stair lifts etc. are assessed by our in house Occupational Therapist and where works are agreed, the adaptation will be completed within 6 months.This service is not means tested.

Communal Areas
Common entrance areas for blocks of flats will be of adequate size and layout
Communal areas will be painted internally at least every 7 years and flooring replaced at least every 20 years; customers will have a choice of colour and finishes
Customer Involvement
Customers are encouraged to provide feedback following the completion of any works to their homes.Satisfaction level targets will be agreed through a customer consultation event annually.Customers are encouraged to get involved in shaping how we develop, deliver and monitor our services through the investment steering group.
Energy Efficiency
No standard within Decent Homes
A programme of draught proofing will be undertaken as part of future door replacements.Funding streams will be utilized wherever possible to deliver large scale retrofit energy efficiency works to improve the energy efficiency of our customers’ homes.
