    Floor Plan and Elevation

    Based on the design brief provided by the clients one concept of floor plan (2D) will be developed. Change iterations to this will be undertaken based on client feedback. For each iteration, 3 days are provided to the client for feedback and 3 days are allotted to Prithu to make the suggested updates. Through this iterative process the floor plan will be finalised within a period of 45 days.

    Elevation will be as per homeowners selection from our catalogue. Additional charges may be applicable based on elevation selected.

    Services and Construction Drawings

    Included. Drawings will be developed based on Prithu’s guidelines for configuration of the respective services - electrical, plumbing, AC, video door phone, CCTV. Services drawings will be shared with the client at project handover.

    Approval drawings & file Included

    Material /Concept selection

    Selection of finishing materials and concepts like bathroom fittings, flooring, paint shades, elevation stone, false ceiling concepts, hardware selection, light fittings, fans, geysers, windows, finish selection for wardrobes, modular kitchen and doors will be done by client from Prithu’s catalogues.

    Our team consists of some of the finest architects in Delhi NCR. They make sure that your home stands out, not just in terms of design but also its functionality and usefulness for your family.

    Demolition of existing Structure (if any) / Clearance of Site

    Prithu will undertake demolition if required. Owner can remove anything they like from the property before handover for demolition. Post handover, Prithu will bear the responsibility of damages (if any) during the demolition. Demolition phase will increase the project timeline by one month.In case there is an existing basement at the site and the new construction project does not include basement, extra charges will be applicable.

    Structure

    Design is as per IS Codes and is Earthquake Seismic Zone IV Compliant. Structural load will be for the number of floors being constructed. Extra charges will be applicable in case of a) special requirements over & above the standard compliant structure (e.g. increasing column span/width, zone V compliance), b) In case soil condition is not normal (high water level, loose soil, rocky terrain etc.), c) In case plot level is below the road level by more than 1 ft

    Excavation and Foundation Done as per Codes

    Slabs and beams - RMC (RDC Concrete, Prism Johnson, Lafarge/Nuvoco or ACC) of M25 grade or as specified by Structural Engineer

    RWA FeeAny one time fee, recurring fee or security deposit has to be paid by the owner on actuals. If any damage is caused to the roads, etc. then Prithu will repair as is.

    Cost based on actual area constructed

    Fixed fee for Prithu

    1. Price is charged on the basis of actual area constructed:

    a. Rs. 2,000 / sqft for the covered area

    b. Rs. 1,400 / sqft for the half covered area

    c. Rs. 1,800 / sqft for the basement area

    d. Rs. 400 / sqft for the open area and terrace area

    e. This is for the cost of labour and material used in making the home

    2. A fixed fee is charged by Prithu as per following details:

    a. Rs. 20 lacs if covered area is upto 5,000 sqft

    b. Rs. 27.5 lacs if covered area is between 5,001 and 10,000 sqft

    c. Rs. 35 lacs if covered area is more than 10,000 sqft

    d. This fees is for design, supervision and management

    3. All prices are inclusive of GST

    4. How is price finalised:

    a. Based on the estimated area, price will be calculated and an agreement will be signed

    b. Post the approvals of the plan or sign-off on the plans by homeowner and Prithu, final area statement and price will be calculated and signed-off

    5. Prithu Homes reserves the right to change the costs & specifications without any prior notice before signing the contract

    How is pricing and execution done for upgrades/ additions?

    Pricing for upgrades/ additions is done in a transparent manner. Owner can choose from one of the two ways of pricing:

    1. Fixed price quoted by Prithu 2. Actual expense based on quotes/ tenders (as applicable) + fixed Prithu fee

    All such work executed will also be covered by Prithu Warranty.

    All such work will be responsibility of Prithu.

    Project duration can increase based on upgrades added to the project. The increase in duration will depend upon the upgrade selected.

  • H O M E SA Dalmia Bharat Initiative

    Project Duration and Schedule1. Prithu Homes commit delivery of home in a fixed period as follows:

    a. 12 months for a project of 6 slabs (Example: Basement + Stilt + 4 floors)

    b. 11 months for a project of 5 slabs (Example: Stilt + 4 floors)

    c. 10 months for a project of 4 slabs (Example: Stilt + 3 floors OR Basement + 3 floors)

    d. 9 months for a project of 3 slabs

    e. 8 months for a project of 2 slabs

    f. 7 months for a project of 1 slabs

    2. If Prithu Homes is not able to deliver in committed time than a monthly penalty is paid by us to the Owner.

    3. Project duration starts when either approvals are received or plot is handed over by owner to Prithu; whichever is later. Demolition period, if any, is excluded from the project duration calculation.

    4. Project duration assumes ability to work 7 days a week at site without time restrictions. In case there are site specific restrictions, project duration will be finalised accordingly.

    5. Project is considered complete when both milestones are achieved; a) CC is received and b) home is handed over to owner post completion of scope of work

    6. Committed delivery time line is extended in the following cases:

    a. Delays in giving the decision required by the owner. All decisions required are requested for at least 15 days in advance.

    b. Decision once taken by owner is changed

    c. Constructions is banned or stopped; for example by Court or NGT due to pollution concerns

    d. Force majeure conditions

    e. Additions/ upgrade to the scope of work

    7. An indicative project schedule will be shared at the beginning of the project. Based on the actual progress, updated project schedule will be shared on monthly basis. This schedule will also indicate the date by which certain decisions need to be taken by the owner.

    8. Weekly site progress report with photographs is sent to homeowner.

    ● Anything not mentioned in this document is not part of our scope.

    ● Brands are mentioned in the scope of document to suggest the different options available. Prithu reserves the right to use any of the mentioned options. For catalogue items, clients can make brand selections as per their choice.

    ● Project kick-off slots are 1st, 11th & 21st of each month (or the next working day in case of holidays). Slots will be alloted on availability & first come first serve basis after contract signing.

    ● Upper limits mentioned in certain sections (e.g. windows upto 15% of covered area) are not included as a standard. In case the design leads to a lower figure, it will not imply a reduction/refund in price. Upper limits are just the boundary limits for this SOW.

    ● Post CC work is not included in this SOW. If required, any post CC work will be done using dry construction methods.

    Mutual Respect

    We treat each other respectfully and that includes everybody starting from our labourers to the senior management.

    We honor scope and spirit of the contract.

    In case of an issue, we will try to deal with the problem instead of blaming it on an individual.

    Trust

    We have decided to get into this engagement because we trust each other and we will resolve differences based on trust.

    In case of an issue, we will give each other benefit of doubt and resolve the same in a cordial way.

    Every project problem impacts both of us - not resolving it is not going to benefit either of us.

    Good for societyWe try to operate in a way that does not harm the society.

    We do not insist/force each other to do anything that may be against the law.

    Communication

    We will use WhatsApp project group for communication.

    Written word will take precedence over spoken to reduce ambiguity.

    We will communicate with the designated person for the respective areas of work e.g. project architect for design, approvals team for government liaison and Area Project Managers (APMs) for any construction related communication.

    To avoid any miscommunication, all instructions / queries will be raised on WhatsApp Project Group instead of communicating it directly to the supervisors / contractors on site.

    Safety

    Safety of all is important to all of us.

    We avoid any activity that endangers anybody - either us, the project team or neighbours.

    Project sites are accident prone so any site visits will be undertaken along with Prithu site engineer.

    Project DecisionsWe practice timely decision making so that we can adhere to the project plan.

    We give approvals carefully and understand that, once approved, some decisions are not feasible to change and / or have a cost & time implication.

    Stakeholders

    We involve all stakeholders/family members for the initial workshop and reviews ensuring everybody is comfortable with the design.

    Third party vendors/contractors outside Prithu will not have access to the site till completion of Prithu's scope of work.
