Lower amortizationis money inyour pocketWhen I started in the mortgageindustry, the maximun amortizationwas 25 years.
A lower amortization rate may seem way out of your budget,but adjusting your spending can help you save a lot in the end.
Since then, it’s moved to 40years, to 35 years and now the
maximum of 30 years.Changes to amortization carry
concerns for some, so I thought Iwould give you some more detailsto assist you in understandinghow lower amortizations canequate to a lot of money in yourpocket and help build equity inyour home at a faster rate.Some concerns clients have are:
No longer being able to qualifyfor a mortgage based on the loweramortization, or a lower amortiza-tion means a big increase topayments and negatively impactsyour buying power. This is nottrue; rates were much higherwhen all we had was 25-yearamortizations.In fact, rates were as high as
21% and people still purchasedhomes.To illustrate this, let’s look at a
mortgage based on $100,000 at5%. The payment increases by$47,91 when we move from a30-year amortization to 25 years.To be more relevant, on a
$400,000 mortgage at 5%, thepayment increases by $191,66 butyou can save more than $70,000in interest costs.That means some people are
giving away significant portionsof their hard-earned salary for thelonger amortization.Choosing a 25-year amortization
as opposed to a 30-year amortiza-tion will speed up the rate inwhich you build equity in yourhome.
Some budgets are tighter thanothers, but when was the last timeyou reviewed your spendinghabits?Can you find $48 a week, which
is the additional payment amountneeded to save up to $70,000 ininterest? Take the time to reviewyour budget.Tools such as BMO’s Money
Logic provide ways of trackingand managing your spending,even on a daily basis. It canprovide you the intricate details ofhow you spend your money.Once you have reviewed your

1. Seal the WindowsEven double or triple paned windows can let incold drafts from the outdoors. Sealing thewindows can minimize the drafts, increase yourcomfort level and lower your energy bills. Toseal the windows: • Caulk the cracks. • Use aplastic film sealing kit around the inside of eachwindow. Follow the manufacturer’s instruc-tions to achieve a solid seal. • Close the drapesat night to further aid in keeping cold air out.
2. Prepare the FireplaceIf your home has a fireplace, now is the time toget it ready for use in the winter. Walk around
the outside of the chimney andinspect it for cracks, gaps ormissing bricks. Use a flashlightand check the inside for signs ofanimal infestation or crackedtiles. Consider hiring a profes-sional chimney specialist for athorough inspection to ensurea fire can be safely lit in thefireplace.
3. Prepare the Gutters andDownspoutsThaw and freeze cycles canwreak havoc on the gutters and
downspouts of your home. An ice dam couldresult from clogged gutters, and damage to theroof, walls and foundation could ensue.To prepare the gutters and downspouts forwinter: •Access the gutters and scoop out soliddebris. • Use a garden hose to flush out anycaked on dirt. • Check to make sure the waterfreely flows through the downspouts.
4. Insulate the Plumbing SystemA frozen pipe that bursts could cause a signifi-cant amount of damage to your home. Purchasetubular pipe sleeves to insulate pipes, especiallythose along the outer walls of your home or in
cabinets where warm air is not able to freelycirculate. Cover all the exposed areas of pipeand seal seams in the insulation with duct tape.

Saturated orange attracts attention... and it also stimulates appetite, similarly tothe color red, and is therefore often used in advertising… and in kitchens and, ofcourse, restaurants. It also stimulates creativity & productivity! Hence a greatcolour for an office. Use orange as an accent wall or in accessories..
Interestingly, the color orange also has a spiritual connection; it is a holy color in Indiaand Nepal. Members of the ancient swami order in India dress in orange colored robes.The color recalls the fire ceremony that is performed at their initiation - a symbolic fu-neral rite in which the swami gives up his attachment to worldly interests and pursuits.
As with other colors, the effect of the color orange depends on itshue (yellowish or reddish), its tint (mixture with light neutrals) or itsshade (mixture with darker neutrals).
Orange is most powerful when it is not lightened, darkened, or dulled down throughmixing with other colors. If you've ever lived inside tangerine colored walls for any pe-riod of time, you'll know exactly what I mean!

By the same token, the psychological effects of the color orange are much gentler inits pastels and earthy shades. So if you don't want a strong color impact in your home,shades or tints of the color orange will work much better for you.

Orange Accents with Classic Gray
Gray is the ultimate neutral. It looks good with almost any color and ranges from coolto warm.
In this bedroom, a classic gray coats the walls. A black four-poster and cream-colorshag rug complement the cool wall color. Burnt-orange accents, lampshades, and athrow pop in this otherwise neutral room. – In the office, it creates positive energy.
Many people think of gray as a "safe" color, but that is not true at all! With gray,it's possible to create either fantastically gorgeous or truly awful interiors.
Used well, the color gray can lend interiors an elegantformality that is subtle without being overly conserva-tive.
It is the color if you want to create an air of calm, un-derstated confidence. For gray to have this psycho-logical impact, it is best combined with whites andother neutrals.
But you needn't stop there. Gray can be a wonderfulbackground color for other, more intense colors. If youget the right shade of gray and stir it into a more ad-venturous room color scheme, it will make the othercolors 'sing'.
Apart from its psychological effects, gray also has a practical property that makes itvery useful for manipulating paint colors: If you are decorating with ready-mixed paints,stir a bit of gray paint into them and it will take the synthetic edge off. Gray can bringany color to life.
On the other hand, the color gray often contains other colors. Youcan get the whole gamut from yellowish to orangey-brownish to pur-plish, bluish and greenish grays, and their psychological effects canbe quite different, particularly when you use them over large areas.For example, a yellowish, 'murky'-looking version of gray can lookquite depressing, especially if you paint more than one wall with itand combine it with brown hues in a room.
But a really neutral hue of gray (that is, a gray that has no color in it apart from 'clean'white and black) will tend to look clean and crisp in most color combinations.
So the first essential thing to get right is to pick a hue of gray that works with theother colors. How do you do that? By experimenting! It's the only way you canreally tell if a shade of gray - or any other color for that matter - will work for aroom.
Whatever paint colour you find at the paint store, it may have a different effect at home,in different lighting. You need to see it in that room, next to the other colors and in thecorrect light. This will also tell you whether you're getting the desired psychological ef-fects of a color!
The danger with gray is that if you have this color on too many surfaces, with no othercolor (or a clean white) to brighten it up, the color gray will be overpowering and you'llend up in a dull, moody environment. - But throw in some whites, or more intense col-ors like orange or turquoise, and the color gray will become a chic, sophisticated can-vas for your life. A mirrored nightstand and metal-frame mirror above the bed, in thepicture above, add a touch of glamour, while the orange lampshades, a pashmina throw,and accent cushions, pop the ensemble and make the room look so inviting.
An orange accent wall is just enough tobring energy and warmth to a small diningarea.
