Question: Years agoyou explained how andwhere to place a piece ofcardboard to keep a doorfrom closing. It workedlike a charm and has keptmy master-bedroom dooropen, except when Iclosed it, for years.
Recently, however,someone removed mymagic piece of cardboard,and Ihavenotbeenable tofigure out where to put itback to achieve the sameresult. Iwould be gratefulfor any help you can giveme.
Answer: It doesn’tseem to have been thatlong ago, but time flies,
and it was 2009. I usedmyown advice on our first-floor bathroom doorabout a year ago.
There are two ways todo this without removingthe door. One is to loosenthe screws holding thebottom hinge to the doorframe just enough to slidea cardboard shim under-neath the hinge. (Any
flexible piece of card-board will be sufficient.)
Tighten the screws. Ifthere is some, but notenough, improvement,loosen the screws againand fold the cardboard toincrease the thickness ofthe shim. You can fine-tune the shim until thedoor stays open.
The second technique
requires that you removethe door pin from the bot-tom hinge. Then bend thepin slightly by striking itshead gently with a ham-mer on a hard surfacesuch as concrete. Thentap the pin back into thehinge. The bent pin sup-posedly creates enoughresistance to keep thedoor from closing by it-self.

We all know how therightnecklaceorearringscan dress up an outfit.
In much the same way,a little bit of luster candress up a room.
Shimmery fabrics andfinishes are hot now, add-ing a bit of glamour to oureveryday environs. Theycan take a variety offorms – silver leaf on achair frame, for example;luminoussilkonanaccentpillow; or perhaps a scat-tering of metallic threadswoven into a linen uphol-stery fabric.
This isn’t about dazzle,though. The look now is
more glowing than shiny,more luminous thansparkly.
“It’s not glitzy,” Hud-son interior designerPamela Bayer said. “It’svery subtle.”
Bayer is incorporatingthe look into amasterbed-room and bath she’s deco-rating for a client’s beachhouse. The iridescentpaint on the headboardwall and the glass knobson the furniture pick upthe shimmer of the ocean,she said.
Like so many trends,the look sashayed off thefashion runway and intothe home. Think glazedfabrics and leather hand-bags with an oyster-shellsheen.
The lustrous look maysound formal, but it’s sur-prisingly versatile, de-signers say. It can loosenup traditional furnitureby making it a little moredaring or flirty, or it canadd a surprising touch ofopulence to a casual set-ting.
“It’s the jewelry,” saidJana Burvikovs, seniorcreative director for fur-niture maker HighlandHouse. “You can dress itup or dress it down.”
Today’s shimmery fin-ishes have a soft naturethat make them work asneutrals, said Renee Lop-er, amarketingvicepresi-dent with Bassett Furni-ture Industries. The com-panyusedthefinishesand
fabrics in the collection itrecently introduced forHGTV Home, including
an understated metallicfinish on a hall chest and apearlized coating on an
end table.A sectional sofa in the
collection was covered inan ivory fabric shotthrough with metallicthreads and accentedwith pillows that had a bitmore metallic in them –“still safe and basic,” shesaid, “but updated for to-day.”
Those luminous looksare eye candy, Loper said,pieces that get attentionwithout commanding cen-ter stage.
“They become a state-mentpiece inaroomwith-out being overpowering,”she said.
Because their lustermakes those pieces no-ticeable, they offer aneasy way to update aroom, Loper said. Addingjust a single accent piececan lend a fresher feel tothe decor, she said.
Luster was in evidenceat the High Point Marketlast month in North Caro-lina, where manufactur-ers were using it as a wayto add contemporary ele-gance to furniture, light-ing and accessories.
Probably the highest-profileexamplewasa fur-niture collection createdfor Highland House byCandice Olson, the interi-or designer and TV per-sonality known for put-ting a modern spin on tra-ditional shapes and mo-tifs.
Olson used lustrousfabrics and finishes in hercollection to create con-trast, Highland House’sBurvikovs said. The jux-taposition of shimmeragainst matte adds inter-est toaroomandbrings“alittle bit of formality, butnot too much,” she said.
Upholstered furnituremaker Bradington-Young, on the other hand,used abit of luminosity ona wing chair to achievethe opposite effect: tomakea traditional shapealittle more edgy, said San-di Teague, director of up-holstery merchandisingfor Hooker Furniture.

Fair housing law prohibits discrimination against individualson the basis of familial status. One cannot deny housing ortake other adverse action against a tenant merely becausethere are children in the household. So, what can you do ifa resident complains about the raucous children who livenext door?
“Noisy kids” is a lament that’s been heard for centuries. Oneimagines cavemen complaining of how loud the cavekidsnext door banged their clubs. Perhaps VanGoghwould havekept his ear had the neighbor’s kids not been practicing thedrums. Regardless of the “tradition” of complaining aboutnoisy kids, there remains no easy way to handle the tenant’scomplaint.
If a tenant complains that the children who live upstairsare making a racket all hours of the day and night, handleit like any other noise disturbance. Do not focus on thefact that children are making the noise. Instead, note thedetails of the disturbance – loud music, skateboards inthe breezeway, stomping on the steps, slamming doors.
That noise is a disturbance regardless of the age of theperpetrator. A Seven Day Notice of Noncompliance withOpportunity to Cure can be served.
Focusing on the age of the noisemaker raises red flags. Itcan easily appear that the landlord is complaining aboutchildren rather than noise. That means a fair housing claimmight arise.
A landlord should not complain about “children loitering”.Such a statement focuses too much on the age of theindividuals – as if it would be okay if adults had beenloitering. “Unsupervised child” is another bad statement. Itis so vague that the only possible focus is the age of theindividual. Instead, note the details of how the unsupervisedchild affects the tenancy or other residents. For instance, the“ten year old member of the household used gym equipmentwithout supervision, thus risking injury and damage.”
Lastly, it is important to let kids be kids. It is not unreasonablefor kids to make some noise when they play. Such “racket”may disturb a resident’s afternoon nap, but it is not a leaseviolation. It’s the noise one expects in a community withfamilies.

After two foreclosuresand two bankruptcies,Hermes Maldonado is assurprised as anyone thathe’s getting a third shot athomeownership.
The 61-year-old ma-chine operator at a plas-tics factory bought a$170,000 house in MorenoValley, Calif., this sum-mer that boasts laminate-wood floors and squeakyclean appliances. He gotthe four-bedroom, two-story house despite apockmarked credit histo-ry.
The last time he owneda home, Maldonado refi-nanced four times andtook on a second mort-gage. He put a Cadillacand Mercedes-BenzC300W in the driveway,and racked up about$45,000 incredit cardbillsand other debts. His debt-fueled lifestyle endedonly when he was forcedinto bankruptcy.
Hisre-entry intohome-ownership threeyears lat-er came courtesy of theFederal Housing Admini-stration. The agency hasbecome amajor source ofcash for so-called re-boundbuyers–aburgeon-ing crop of homeownerswith past defaults whootherwise would be shutout of the market.
“After everything thathappened, thank God Iwas able to buy anotherhouse,”Maldonado said inSpanish. “Now, it’s goodbecause the interest ratesare low and there are lotsof homes.”
The FHA, which backsnearly 8 million loans, ishelping rebound buyersrecapture the Americandream, boosting the hous-ingmarket in the process.But that’s touched off afierce debate about the fi-nancial and ethical wis-
dom of bankrolling bor-rowers who contributedto the last housing bubble– and the potential cost totaxpayers.
The agency has suf-fered deepening losses inthe past three years thathave put it under enor-mous scrutiny.
Created during theGreat Depression to re-vive the devastated hous-ing market, the FHAdoesn’t originate loans. Itguarantees mortgagesmade by banks in ex-change for insurance pre-miums. The agency nowinsures more than $1 tril-lion worth of homes. Thisyear it has backed rough-ly 14 percent of all mort-gageoriginations, accord-ing to the trade publica-tion Inside Mortgage Fi-nance.
Critics worry that theFHA is foolishly allowingmarginal buyers to getloans just three years af-ter foreclosurewith as lit-tle as 3.5 percent down.What’s more, the agencydoesn’t even track howmany rebound borrowersit backs.
Exactly how muchmoney is hemorrhagingfrom the agency could berevealedwhen theagencyfiles a self-evaluation re-port to Congress. Accord-ing to Bloomberg, HouseFinancial Services Com-mittee Chairman SpencerBachus, R-Ala., says FHAofficials have told him theagencywill need a bailoutfrom the U.S. Treasurywithin a month.
What’s unclear is howmuch money the agencyneeds to stay afloat. TheDepartment of Housingand Urban Development,however, has projectedthat $13 billion might beneeded.
The experiences ofMaldonado and other re-bound borrowers illus-trate how fast the finan-cialerrorsof theboomare
beingwiped clean by gov-ernment policy that is ea-ger to give the housingmarket a boost.
“If somebody goesthrough foreclosure orbankruptcy, or whatever,you don’t allow them tojump back into the hous-
ing market as quickly asthreeyears,” saidGuyCe-cala, publisher of InsideMortgage Finance.“Aren’t you setting your-self up for future losses ...if youmake those loans tothe same high-risk bor-rowers?”

Professional Remodelers Offer Aging-in-Place UpgradesThese days, homeowners are looking
for a house that will serve their needsthrough many future years. Most peopleprefer to stay in their homes as they growolder. They cherish the familiar routines offamily, friends, hearth and home.
“They prefer not to go to assisted livingor even to live with their adult children,”says Dan Bawden, a Certified Aging-in-Place Specialist and a member of theRemodelors™ Council of the GreaterHouston Builders Association
Bawden explains that sometimes a“dream home” is not built with the realitiesof aging inmind. To keep upwith an adult’schanging needs, several upgrades mightbe required. These upgrades can alsoeasily be built into a new home with somesmart advance planning.
Bawden said that while “aging-in-place” is focused on design for the aginghomeowner or resident, “IndependentLiving” design is similar in concept andaddresses mobility issues that peopleof any age could experience, such asan accident or illness. Likewise, the
“Universal” design conceptaccommodatesamulti-generationalhousehold.
For example, a well-designedbathroom built to accommodatea wheelchair user will also suitgrandchildren with limited reach.
These design principles focuson elegant, aesthetically pleasing,barrier-free environments andcan increase the value of a home,according to some Realtors®.
Bawden said the most common startingpoint is the bathroom. He recommendsinstalling grab bars around the showerand replacing tubs with walk-in showers.Updated lighting and ventilation systemsare also important improvements.
“Putting in higher or lower countertopsor a combination can make it easier touse a sink,” Bawden said. “Higher toiletsare also easier to use for adults.”
Bawden suggests adding a showerbench and shampoo niches at variouslevels when re-tiling the shower.
Paying attention to faucet locations andcountertop heights are equally important
in kitchens. Bawden also recommendsreplacing lights in the kitchen withLED bulbs that do not require frequentchanging.
Other typical aging-in-place featuresincludewidening doorways and improvingthe safety of entrances. Bawden suggestsadding ramps to exterior doorways,replacing door knobs with lever-stylehandles, lowering the position of lightswitches and thermostats on the walland planning for future elevator spaceby stacking closets.
“Virtually all rooms in a home can beimproved, even closets and garages,”said Bawden.
He added that baby boomers who lovetheir homes want to prepare for the futureand add these features ahead of time.“We’re making life easier – and safer - forthese families. It’s very gratifying.”

Something small isafoot. Backyard cottages— from 800-square-footbungalows to Lilliputianstudio cabins — arespringing up behindhouses in many cities,some of which havechanged zoning laws toaccommodate them.
Often, the cottages arebuilt for aging parents orgrown children. Some-times, they’re rented outfor extra income, or areused as studios or offices.
“Backyard cottages in-crease density in a niceway,” says Bruce Parker,principal of the Seattle-based design collectiveMicrohouse. “They useexisting infrastructureand ... they’re inherentlysustainable. A cottage isthe antithesis of a bighouse on a tiny lot.”
Seattle updated its zon-ing laws in 2009 to allowfor “accessory dwellingunits” on single-familylots of at least 4,000square feet. (Permits areneeded depending on thesize of the cottage andwhether it has plumbingand electricity.)
While Parker had beendesigning small homesfor several years, the mi-crohouse law inspiredhim to focus on backyarddwellings. Soon, he wasteaching classes on back-yard cottages with the Se-attle firmNCompassCon-struction.
About 90 percent of hisstudents, he said, wantedto build a cottage for theirparents.
“Rather than payingthousands of dollars amonth for assisted living,youcanhaveyourparentswithyouandtheycanhelpwith thekids—but every-one gets their own space,”says Parker.
Often, it’s the parents
who pay to build the cot-tages. “It’s an investmentfor their comfort and away to improve their chil-dren’s property,” saysParker. “One pragmaticwoman told me she hopedher great-granddaughterwould use it for collegehousing after she wasgone.”
In Portland, Ore.,which changed zoningrules in 2010 to allow forbackyard cottages, Jas-mine Deatherage and hermother, Diane Hoglund,looked for a house with alarge yard specificallywith this living arrange-ment in mind.
“We really wanted tolive together,” saysDeatherage. “I have a 2-year-old andmymomwillbe taking on some of thechildcare. It’s a specialtime to live together.”
Before her motherbought the house, theyasked the previous ownerto build a basic single-cargarage,which theyplan toconvert into a fully func-tioningmother-in-law cot-tage by next summer.
While not every youngfamily would opt to havetheir parents so close,Deatherage notes that it’scommon historically andglobally. “My husband isfrom Mexico where it’s
very normal to live withyour family,” she says.“His whole family livestogether and if we livedthere we’d live with themtoo.”
For other homeown-ers, backyard cottagesare an opportunity forsmall-scaleentrepreneur-ship.
Bob DiPalma of Bur-lington, Vt., didn’t set outto run a mini-hotel out ofhis yard but the project“crept up on me.” Whilerehabilitating their 100-year-old barn, he and hiswife saw the opportunityto convert the space intoan apartment above a ga-rage.
“Over the last fouryears, we’ve had reallywonderful guests whohave appreciated thespace,” DiPalma says.
Sometimes, the needfor more space is just aneed for more space.
“So many people areworking from home,”says Gayle Zalduondo,principal of the Miami-based Cabin Fever, whichsells prefab cabins.“Rather than going off-site, they’re adding a cab-in. People need morespace, but they’re notcomfortable upsizing to alargerhouse,especially inthis economy.”
