Introduction

This confidential inspection prepared exclusively for Eva Carreira & Julien Weber.12 Swanage Ct, Middlebury, VT 05753 Page 2 of 53
IntroductionThank you for the opportunity for me to examine this property and provide a report to help your decision making process.
This report is based on a limited visual inspection and is not intended to be a technically exhaustive inspection. My aim is todiscover and disclose major defects along with other function and safety issues. Each item is rated based on my bestjudgement and what I have learned in over 40 years in the construction business. I will not over react when I see a defect inthe property, but I will not minimize it either. Sometimes the language in the report software can be a bit terse, so if you seesomething that surprises or worries you, please ask me about it and I will explain in greater detail.
Here is what I know: You have hired me to do this inspection, so you must be serious about purchasing the property. I don'twant this inspection report to scare you away from buying a house you really like. Most problems or defects are fixable.Hopefully, my report will just put those items into perspective. You can decide if the issues are ones you can deal with.
The inspection itself and the attached report comply with the requirements of the Standards of Practice for the State ofVermont. This defines the scope of a home inspection.
The report is effectively a snapshot of the house, recording the conditions on a given date and time. Home inspectors cannotpredict future behavior, and as such, I cannot be responsible for things that occur after the inspection. If conditions change, Iam available to revisit the property and update the report.
Again, thank you for choosing me to perform your home inspection. Please call with any questions. I am here to help.
