APREDA shows the way

Established in the year 1995, the Andhra Pradesh Real Estate Developers’ As-

sociation, popularly known as APREDA, is a shining star in the realty sector in Andhra Pradesh. Assuming the industry’s stewardship, its products and promises, APREDA today has a majority of leading builders and developers as part of its over 400 strong membership. It has branches/associates in Vizag, Vijayawada, Guntur, Kakinada and Tirupati. Over the years, APREDA has emerged as an effective, self-regulatory promoter body of the real estate industry in Andhra Pradesh. In tune with the times and in keeping with the spirit of the city, APREDA’s vision is to make Hyderabad a ‘smart city’ and AP a model state for real estate development.Committed to improving the quality of the built environment and to bring in more informed decision making practices, APREDA has been organising conferences and property shows to make the public aware of the products, numer-ous offerings and various options from the real estate industry in the State, more particularly in the twin cities; all under one roof.The first APREDA Property show 2010 was conducted on October 30-31, 2010, at HITEX and was a huge success with about 20,000 home seekers attending the event. The high-profile show was inaugurated by then Chief Minister of AP K. Rosaiah. This show was the harbinger for other events to be showcased. This success was replicated in the year 2011, when the second property show was organ-ised on October 15 and 16, 2011. The property show was inaugurated by N. Kiran Kumar Reddy, Chief Minister of Andhra Pradesh. This time around, APREDA had over 150 properties participating. Despite the fact that the exhibi-tion was conducted during a season of political unrest, it attracted over 40,000 visitors.Conservative figures indicate that about 1,500 booked properties during this two-day event. The APREDA property show has become a benchmark for all other property shows in the city and is undoubtedly the biggest event in any year. For the third year in succession, the property show is being organised at HITEX on November 10 qnd 11, 2012. Booking of stalls for the Property Show is in full swing.We look forward to real estate companies, suppliers of building materials, interior prod-ucts and associated goods participation in the property show and also extend an early wel-come to the public requesting them to note the dates, 10-11 November 2012, for AP’s biggest property show.

From the news pages & sites...BPS backlog applications to be cleared in 3 monthsProperty-owners whose Building Penalisation Scheme (BPS) applications are pending with the Greater Hyderabad Municipal Corporation (GHMC) and Hyderabad Metro-politan Development Authority (HMDA) can get the same cleared now. The Municipal Administration and Urban Development (MA&UD) Department on July 13 issued a memo to GHMC, HMDA and other municipalities in the State giving them three months to clear pending applica-tions. This move is expected to benefit about 40,000 ap-plicants.Officials said that the processing of BPS applications was stopped on December 31, 2010 due to which over 27,000 applications with GHMC were put on hold along with an-other 10,000 which HMDA had received.A bulk of the pending BPS applications are in the East Zone in circles like LB Nagar, Kapra and Uppal with about 6,600 applications followed by North Zone circles of Secun-derabad, Malkajgiri, Alwal and Qutbullapur where nearly 5,600 applications are awaiting clearance.The rest of the pending applications are for Central Zone areas like Khairatabad, Abids, Himayathnagar, West Zone areas like Serilingampally, Kukatpally, Gachibowli and South Zone areas, Old City and Malakpet included.Officials said that most applicants have either made partial payments on their penalty amounts or are those who are yet to submit documents like structural stability certificate and urban land ceiling clearance which are required for final approval. Over 2,000 high-rise building applications require a No Objection Certificate (NOC) from the fire ser-vices department.

Industry status sought for realty at CII conclave“Real estate sector’s development is the development of the whole country”, said Dr Sudhir Krishna, Secretary, Ministry of Urban Development, Government of India, while addressing the industry at the 8th edition of Realty 2012, organized by Confederation of Indian Industry (CII) North-ern Region, at Delhi recently. All basic amenities in the urban areas like water, solid waste management, transport system can be profit making, so Public Private Partnership (PPP) in the urban areas should be encouraged, he further suggested.“Historically the unorganized and fragmented real estate sector in India is slowly evolving into an organized sector

with strong focus on technology, efficiency, skills, a strong delivery mechanism, community development, infrastruc-ture development and adoption of green practices” said Mr. Anshuman Magazine, Chairman, Realty 2012 & CMD, CBRE South Asia Pvt. Ltd. “The companies which do not concentrate on these factors will find it difficult to sustain in the long run”, he added. “It is disheartening that real estate sector which is linked with 300 industries directly or indirectly, provides employment to 50 million people and contributes 17 % to India’s GDP is still to get the industry status for itself. Hence there is a dire need to change the perception about the real estate sector and enhance its credibility in the eyes of all stakeholders, including consum-ers, government, banks, the RBI and the regulatory bod-ies. And this would happen if and only if we deliver what we promise”, said Mr. Sachin Sandhir, Managing Director, South Asia, RICS.

Slowdown not a dampener for realty: Anuj PuriOn the challenges faced by the realty sector in 2012, Jones Lang LaSalle chairman and country head Anuj Puri says: “2011 was a landmark year with record construction and leas-ing out of spaces in both retail and office space and growth in the residential space. “Absorp-tion rate was strong and upward swing was in process. With the economic downturn, 2012 has become a sort of reality check and supply has been going up, but absorption has come down. The

scenario is less predictable and this is a great challenge. This challenge however is also an opportunity.” He further said there was a need to increase transparency to improve investor and buyer confidence, work towards easing out of regulatory framework and increasing and developing skilled manpower.

Office absorption down by 21% in 2012 first half

The first half of 2012 recorded total absorption of approxi-mately 13.4 million sq ft of office space in India registering a decline of 21 per cent compared to same period last year which was 16.9 million sqft. Bangalore witnessed the highest absorption in the first half of 2012 at 3.01 million sq ft followed by Mumbai with 2.78 million sq.ft, according to the latest office market report from real estate consultancyCushman & Wakefield. NCR on the other hand saw the highest decline of 53 per cent in absorption in the first half of the year compared to same period last year. It recorded absorption of 1.35 million sq.ft vis-a-vis 2.9 msf in 1H2011. Bangalore also saw a significant slowdown of nearly 46 percent over 1H last year even though it registered the highest quantum of absorption, while Chennai recorded a slowdown of 12 percent. This slowdown in demand is due to cautious expansion plans from IT/ITeS sector as majority of demand in these cities is driven by the sector.However, Mumbai (19 per cent) and Hyderabad (five per cent) bucked the trend and showed an increase in absorp-tion, compared to the same period last year. Total office space supply registered in 1H 2012 was 16.2 million sq ft, reduced by eight per cent over the same period last year. Bangalore witnessed the highest addition of office space supply which was over 4.1 million sq ft followed by Mumbai which witnessed 3.6 million sq ft. Sanjay Dutt, Executive Managing Director, South Asia Cushman & Wakefield, said “The first half of the year has seen decline in office space leasing which is indicative of a cautious approach from the occupiers given the downward revision on the GDP outlook for the year.” “However, there were some pent up demands

from sectors such as BFSI which were absorbed, espe-cially after a revision in RBI policies that were welcomed by certain domestic sectors.”

Private equity investors not disheartened by slowdownPrivate equity investors continue to put their faith in India’s real estate sector, despite a slowdown in home and office sales across cities. Property advisory firm Cushman & Wakefield said during the Jan-Mar 2012 quarter, PE invest-ments in the sector more than doubled from Rs 1,060 crore a year ago to Rs 2,100 crore, and was 26% higher than Rs 1,670 crore the previous quarter. The average deal size in development projects also increased from Rs 80 crore in Q4 2011 to Rs 190 crore in Q1 2012. “Close to Rs 15,000 crore worth of private equity deals are in the pipeline today and are expected to be concluded over the next 12 months,” says Sanjay Dutt, executive managing director, South Asia at Cushman & Wakefield.“There are many funds, independent investors and institu-tions, who are seeing the current depressed market as an opportunity, as valuations are very attractive.” The oppor-tunity is such that the first-quarter of the current financial year has seen five deals worth over Rs 1,500 crore being concluded by foreign investors. In 2012, around 80% of the investments in the sector came from foreign funds com-pared to just 50% in 2011. Some of the big-ticket transac-tions that were concluded during the quarter included Rs 464.6-crore investment by Morgan Stanley in Sheth Devel-opers’ group housing project, IL&FS Investment Managers’ investment of Rs 200 crore in Indiabulls Infraestate and Rs 310-crore investment by Kotak Private Equity in Sunteck Realty.The residential sector continued to be the preferred asset-class for investors due to relatively easier exit options. This segment saw the highest number of deals announced in the first quarter of 2012, totaling to Rs 800 crore, followed by office and mix-used developments. Ascendas India De-velopment Trust, the India-focused real estate fund floated by the Singapore- based office space developer, is looking to further entrench its presence across Mumbai, Hyder-abad, Bangalore and Chennai.“We are looking for incomplete and fully-finished office space projects to deploy funds. There is enough opportu-nity as distressed properties are coming into the market,” says Thomas Teo, chief executive of Ascendas India, which has acquired two operating buildings in Hitech City-2 Special Economic Zone in Hyderabad from Phoenix Infoc-ity for Rs 176.5 crore.

revised the development charges by 75 per cent in the extended areas of the erstwhile Hyderabad Urban Devel-opment Authority (HUDA)/Hyderabad Airport Development Authority (HADA) areas. The Municipal Administration and Urban Development Department (MAUD) issued orders on July 12 permitting the Hyderabad Metropolitan Develop-ment Authority (HMDA) to hike the charge by 75 per cent. The government issued the order following a letter by the HMDA Metropolitan Commissioner in March this year that the extended area of HMDA was witnessing rapid develop-ment and the activities needed to be encouraged. On the other hand, the financial position of HMDA was precarious and development charges were the only source of regular revenue to the authority to take updevelopment works and therefore have decided to levy 75 percent of the charges as specified i G.O.Ms.No.439, MAUD, dated. June 13, 2007 in the extended area of erst-while HUDA and HADA urisdiction. In February 2009 the government reduced the development charges to 25 per cent of the prescribed charges as a temporary measure since the areas were newly extended and added to erst-while HUDA area in 2007 and there was a slump in the real estate sector then.

World heritage status sought for three historic sites in AP

The State government has filed papers through the Union Government for declaring Charminar, Golkonda and Qutb Shahi Tombs as World Heritage sites by UNESCO, GHMC Commissioner M.T. Krishna Babu said on Monday.A selection committee of UNESCO had inspected these historic sites and had suggested removal of encroach-ments and unauthorised constructions near them as these were obstructing the view. The panel had also suggested uniform signages at Pathergatti near Charminar, he said.The municipal corporation was ready to bear 50 per cent of the cost with the rest being borne by the shop owners, he informed Tourism Commissioner Rajath Kumar when they met at the head office to discuss implementation of

the suggestions made by the committee, an official spokesman said. A joint inspection of municipal and tourism officials will be taken up. The APCP-DCL will be involved in shifting of transformers, electric lines and cables near the monuments.Landscaping will also be taken up near the tombs for presenting a better façade, he added.

India gets first mortgage guarantee entityThe National Housing Bank (NHB) recently announced the formation of an Indian Mortgage Guarantee Company, a joint venture with US-based financial security company Genworth, the Asian Development Bank and the Interna-tional FinanceCorporation. This is the first mortgage guarantee company in India. Its aim is to offer credit risk coverage in the form of guarantees to housing finance companies and banks in case of defaulting borrowers. This would help mortgage lenders avoid piling bad debts in their books.NHB holds 38 per cent stake in the venture and Genworth 36 per cent, while ADB and IFC have 13 per cent each. The initial paid-up capital is Rs 120 crore, to be increased over time to support the new company’s growth.“We have received the Foreign Investment Promotion Board’s approval and will be applying to the Reserve Bank of India for registration in a couple of days,” said R V Verma, chairman and managing director of NHB. IMGC will be a purely commercial venture.The company will begin marketing operations and de-velop internal operational policies before it gets registered with RBI. The company will have processes for approving lenders and housing loans for guarantee cover and help in maintaining the asset quality of lending institutions. “Adapt-

ing itself to the Indian context with a range of customised products for the lending industry and borrowing community, the company will operate under the regulatory jurisdiction of RBI,” Verma told Business Standard. IMGC is expected to focus on residential mortgage-backed securitisation and growth of the secondary mortgage market. Thomas Daven-port, IFC Director for South Asia, saidthe new company will help expand access to affordable housing finance across income segments and regions.

Several States oppose real estate billThe Real Estate (Regulation and Development) Bill drafted by the Union Ministry of Housing and Urban Poverty Al-leviation is facing strong resistance from Uttar Pradesh and Chhattisgarh, which say that several provisions of the bill will allow the Centre to infringe on the States’ rights. They say that the Centre cannot make a law for the sector as land is a state subject.West Bengal and Tamil Nadu have not submitted their opinions so far, while some states have sought more clarifications from the Centre on the bill. The Centre, which had planned to introduce the bill in the budget session of Parliament, has held meetings with the States and urged them to submit their opinions at the earliest.The Centre has allayed fears that it will impinge on the States’ rights. The Centre hopes that the bill will be placed in the monsoon session of Parliament.The bill, which was first mooted in 2009, was redrafted last year after some States sought major changes. Even after modification, resistance from some of the big states like Ut-tar Pradesh may lead to further delay of the bill, an official said.

Minimum setback rules revised In a major relief to people who want to construct houses in plots measuring up to 300 square (sq) metres, the Munici-pal Administration and Urban Development (MA&UD) De-partment issued a GO bringing in amendments to building rules applicable in the entire State. Also, new buildings with a maximum height of 15 metres are permitted in Banjara Hills and Jubilee Hills, where special regulations are in place. With changes in front setbacks, property owners and builders would now get more built up area. Until now, front setbacks were teh same irrespective of plot size. As a result, property owners had to maintain a minimum three metres front setback for a 50 sq. metre plot as well as a 400 sq. metre one. Now, as per the new GO, for plots of less than 200 sq. metres, the owners have to maintain 1.5 metres front setback for a building that might come up on an 18-metre wide road. If the road width is more than 18 metres and up to 30 metres, the front setback should be three metres.For plots between 200 and 300 sq metres, the minimum front setback is two metres for buildings that come up on a road up to 12 metres width and it would be three metres for 12 and 24 metre road width. If the abutting road width

is above 24 metres and up to 30 metres, the front setback should be four metres for above 200 sq metre and fivemetres up to 300 metres. There are no major changes in setbacks for plots above 300 sq metres.In this GO, a new category of plot size less than 50 sq metres has been introduced for the benefit of the lower in-come group, where there is no need of minimum setbacks on remaining sides of a building. Officials said there was no clarity on some issues such as the transfer of setbacks and environmental impact assessment. The provisionof transfer of setbacks were made in the earlier GO for making minor modification in the buildings for the purpose of Vaastu, but a majority of owners and builders have been exploiting and violating the rules, a senior official of the MA&UD Department said.HMDA to auction plots A total of 42 plots located in different parts of the city are up for grabs and the Hyderabad Metropolitan Development Authority (HMDA) is hoping to generate around Rs. 120 crore through their auction. The auction schedule provides the option of both online bidding and submission of sealed tenders with the last date for bidding being August 7. Interested bidders would have to deposit 10 per cent of the total plot value as earnest money deposit and bids would be opened on August 8. HMDA Commissioner Neerabh Kumar Prasad said the plots were located at Nallagandla, Tellapur, R.C.Puram, Gopanapally, Miyapur, Asifnagar and Nandagiri Hills. Those preferring to participate in e-bidding have been provided with facilities to upload necessary doc-uments and also online transfer of the EMD. Successful bidders, with certain conditions, would be given 90 days to take care of complete payment. “This time, we are provid-ing all relevant details such as dimension of plots, facing, access road width, setbacks and height restrictions on our website and there is a FAQ column with a dedicated email for queries,” said Mr. Prasad. NRIs making bids for these plots would have to provide details about their authorised representative here.In case of more than one bid made with same amount, an auction would be held to declare the successful bidder. Mr. Prasad assured that the unsuccessful bidders would be returned their EMD within two working days after the open-ing of the bids. According to a new provision, the second and third bidders in the list could opt to keep their EMD with the HMDA and be in the contention if the first successful bidder fails to make payment in the prescribed time limit.Nandagiri Hills plot measuring 4.695 acres has been put for auction at an upset price of Rs.18 crore per acre as against Rs.23 crore per acre which failed in last auction. The Metropolitan Commissioner said the idea of breaking it into smaller pieces was not found feasible by the engineer-ing team. Mr. Prasad also made it clear that the plots came with a clear title and a team of officials from town planning, engineering and revenue went through each of the plot to verify and inspect all aspects.

Looking into the morrow has always preoccupied human minds since ages. After he has had enough to eat, wear and

use, he has the tendency to stash away some for the proverbial rainy day or the dark night. Now, this phenomenon over the years has taken myriad forms hues and textures. Call it investment, speculation, acquisition, consolidation, expansion, diversification or simply put profit-driven initiative or give it any other name, we all love to indulge in it. After all, one feels elated on seeing their money grow and ultimately growth should be a way of life, isn’t it?

changes, speculation is not only fraught with risks but can be ruinous too.

eryone to see, feel and savour. This, somehow, holds a special fascination for the human race.

In India, as in most other nations, land has had a consistent social tag to it. It brings great prestige, value and also credibility to the possessor of land. All conflicts revolve around this asset called land. The moment anyone talks about property, assets, etc., the first question that pops up is; how much land does he or she have? And when we talk about prestige and social standing could land be far behind in the investment stakes? Land somehow has that special feel to it that makes any eager investor look up. Now let’s size up land as a safe, risk- free investment option.

Most popularAccording to an assessment, land

has increased in value by over 800% over the last two decades and remains one of the most popular forms of in-vestment. Historically, buying land has been restricted to large development companies, farmers and wealthy indi-viduals.

A residential-sized plot of land would allow buyers to share any future devel-opment gains without the need to buy large tracts as a developer would. The simplicity and transparency of land in-vestment has gained many followers. There are no complicated concepts that purchasers need to understand, just that there is an ever-increasing demand for land. Buying land is far simpler and quicker than buying prop-erty, although you would still be rec-ommended to use a solicitor to protect your interests.

Unlike stocks and shares, the buyer of land will always have a tangible in-vestment he or she can touch and use. Furthermore, due to its limited supply and demand, one can also be rest as-sured that land values will almost al-ways be on the rise, having already increased eight fold in value over the last 20 years.

Traditionally, investment in land was only available to elite businesses, farmers and wealthy individuals, how-ever today it is available for investment by normal income earners too. Land agents as they are called acquire land from sources and then sell it on to cus-tomers in the same sort of way an es-tate agent sells houses.

ProfitabilityProfitability depends entirely on one’s

choice of the location, the entry level (cost of the property) and one’s holding capacity.

The market in most known growth sectors will improve within 2-3 years,

so the holding period should be at least that long.

Depending on the location and its current and future market dynamics, it may be feasible to shorten or extend this period for optimum profitability.

In a growth sector with new market drivers coming in, a plot of sufficient di-mensions makes a lot of sense since it has equal potential for developers from the residential, retail, office

and hospitality sectors.As an area attains more or more mar-

ket drivers and begins to saturate, plots increase in value manifold and can be sold in a seller’s, not a buyer’s market.

Best locations for buying land in the current scenario

Every metro and tier II city has its growth corridors. In terms of residential land, one should consider areas be-yond the currently favoured residential zones (such as the suburbs or far sub-urbs) that are scheduled for residential development in the future.

Aside from the tourist and religious hot spots and the capital of our State, tier-II cities too hold out great promise for those looking to invest on land. A recent report by the Institute or Com-petitiveness suggests that Vijayawada leads the list of “Developing cities” and the port city of Visakhapatnam, along with Vijayawada, has been included among “India’s 20 most promising cit-ies.”

Real estate funds have been invest-ing in India for more than six years. They started investing in the Indian markets after the release of Press note 2 in 2005 which opened up construc-tion and development for FDI. Insti-tutional investment in real estate was

on a roll. Many of these funds who invested at that point in time are now heading for maturity and are exiting their prime investments. Foreign funds who invested in Indian markets found it much tougher to operate, compared with their Indian counterparts.

According to a report by Jones Lang LaSalle, out of the $13 billion invested in the real estate sector, about $3.2 bil-lion of exit has been recorded through 80 transactions. In general, the returns to investors have been satisfactory. Indian real estate (RE) investors have returned around 24% of the capital in-vested. This performance, considering the global investment scenario, looks satisfactory as the global average for RE investors in terms of returns works out to around 4.5%.

Meanwhile, if land has its own attrac-tions, residential flats and commercial spaces in the metro cities have come to gain acceptance as a stable form of

investment, what with attractive rental income and rising demand due to the ever-increasing space crunch.

The majority of exits have happened in the residential segment followed by

commercial office segment. Here it must be noted that post the financial cri-sis investors have mainly concentrated on the residential space, compared to office space and this call has reaped higher returns. Institutional Investors have realized that residential space

is not much affected by global factors. The residential segment has remained resilient throughout the financial cri-sis in most of the tier I and tier II cities resulting in good returns. Thus, 46% of the exit for RE investors has taken place through the residential space. These investors also made heavy exit through land parcels which accounted to 22% in terms of asset class.

It is interesting to note that land is the only asset class that has given the highest return to investors. Mum-bai and NCR-Delhi together account for nearly 72% of the total value of PE exits. These are areas that are on the radar for all the new funds because of the predictability of demand and ease of exits.

Land has turned out to be the best form of investment

Typically, for any PE fund manager the biggest parameter for any invest-ment happens to be exit and liquid-ity. According to estimates, more than 69% of the total exits have happened through promoter buybacks both in value as well as the number of transac-tions which are more prevalent in com-mercial spaces.

Rules & bylaws

Following are a slew of Govern-ment Orders (GOs) issued by the Government affecting the real

estate sector. The Department of Mu-nicipal Administration and Urban De-velopment has issued Andhra Pradesh Building Rules, 2012, on April 7, 2012, in the form of G.O. Ms. No. 168. It cov-ers aspects laid down in 19 GOs issued earlier.The rules apply to all building activities in all municipal corporations, municipal-ities, nagar panchayats, areas covered by the urban development authorities, gram panchayats covered by master plans, general town planning schemes notified under the AP Town Planning Act, 1920 and Industrial Areas Local Authority (IALA), Special Economic Zones (SEZs). All existing rules, regu-lations and byelaws that are in conflict or inconsistent with the new rules shall stand modified to the extent of the pro-visions of these rules.A detailed scrutiny of the G.O while comparing it with the earlier building rules shows that approximately 70 vari-ations have been incorporated in the new G.O. The salient aspects of the new G.O pertain to the following:-a. Environmental clearance is required when the built-up area exceeds 20,000 sq.metres or the development area ex-ceeds 50 hectares. b. Regulations to maintain special char-acteristics of Banjara Hills and Jubilee Hills areas of Hyderabad have beencontinued with some modifications.c. When all owners of sites on a par-ticular road come forward for road wid-ening, permission for construction can be given on the revised road width.d. Parking spaces may be provided basements, cellars or in upper floors depending on plot size.e. In the stilt floor watchman’s room of up 25 to sq. metres has been allowed.f. A stringent enforcement clause in-cluding imprisonment has been incor-porated, if the construction or develop-

ment is done in contravention of the rules.g. A proposal to constitute a Town Plan-ning and Building Tribunal and a build-ing ombudsman has been made.h. Other notable salient features per-tain to:-I. Restriction on development and con-struction near water bodies.II. Changes in the setbacksIII. Rules governing construction of high-rise buildings and multiplexes.IV. Changes in special fee, impact fee and concessions in property tax for structures adopting green concept.V. The penalty for deviations has been linked to the registration value of the land on which the construction hastaken place.APREDA has made comprehensive comments on the new G.O. and has taken up a case for reviewing the G.O. Some of the points taken up by APRE-DA are:-a. Setbacks on plots abutting more than one road should be as per provi-sions given in G.O 86.b. When a person surrenders his land free of cost for road widening his plan must be approved as per the MasterPlan road width.c. The compounding fee for sanction of plans under G.O. 86 must be charged as per rates laid down in G.O.86 and the new rates should be made appli-cable only to those plans sanctioned under G.O. No.168.G.O.Ms.No.393 dated 19.06.2012The government vide a gazette notifi-cation No.16 of 2012 has reduced the Conversion Charges of Agricultural Land to Non Agricultural proposes from the existing 10% to 5% of the basic value of the land. This reduction, however, is applicable to areas under GHMC, GVMC and VMC alone. For other areas, the rate has been re-duced from the existing 10% to 9%. The government has also exempted lands used for aquaculture, dairy and poultry

from these conversion charges.G.O.Ms.No.356 dated 30.06.2012Provision of EWS and LIG housing in all housing projects. The government has revised the notifications issued under G.O.No.45 with the issue of G.O.No.245. The salient features are given below:-a.In group housing projects of extents of more than five hectares, 10% of total built-up area or 25% of the number of units will be provided for EWS/LIG. The builder will be exempted 10% of impact fee and total exemption for area cov-ered by EWS/LIG units.b.In the case of GHMC, GVMC, VMC the EWS/LIG units can be provided within the site or 10 km from the site or 5 km from the municipal limits. Simi-larly, in urban local bodies, these can be provided 5 km from the site or within 5 km from the municipal limits.c.In case of projects more than 3,000 sq. metres and less than 5 acres the specified shelter fee shall be collected for 20% of the total site area.d. Projects below 3,000 sq. metres are exempt from reservation of built-up area for EWS/LIG as well as from pay-ment of shelter fee.e. Separate guidelines will be issued by the government for identifying the ben-eficiaries of these EWS/LIG units and the procedure for their disposal.G.O.Ms.No.275 dt. 12.07.2012The government vide G.O.Ms.No.439 dated June 13, 2007, laid down the developmental charges which are re-quired to be paid in the erstwhile HUDA and HADA areas. A concession for levying only 25% of the charges has been made vide G.O.Ms.No.118 dated February 2009 due to recession in the real estate sec-tor. Now the government vide their G.O.Ms.No.275 dt. July 12, 2012, has increased these charges to 75% of the rates specified in G.O.No.439. This in effect would mean a threefold increase in the development charges currently being paid.G.O.Ms.no.251 dt 03.07.2012The last date for submission of appli-cations for LRS (Layout Regulariza-tion Scheme) has been extended till Sept. 30 2012 vide G.O.Ms.No.251 dt 03.07.2012.

Q. How was your journey with the LIC?A. I’ve spent 33 years in LIC and currently I have come to LIC Housing Finance. I can say my journey in LIC was quite successful. The corporation has given me opportunities to work across the country in different parts of the country in different capacities and it has given me an opportunity to inter-act with different sections of society, in different cultures so that I could get a broad understanding of our country and its financials.Q. Now you have come to LICHFL. How is it different in LICHFL?A. I don’t find much difference be-tween LIC and LICHFL because both are linked to the economy and finan-cial markets. A housing loan is not a new thing for LIC because you may be

knowing that before the LIC Housing Finance Limited was formed, housing loans were being given by the LIC. It was a major and important department in LIC. To give more trust to this seg-ment we have carved out a separate department. Even after carving out a subsidiary, our employees’ loans and our agents’ loans are still being given by LIC. Therefore, the subject is not a new thing for me. It is only that the scales of operations are differ-ent. Here it is a full-fledged operation whereas earlier it was a part of the other activities.Q. What are the challenges you are facing to be in competition with private organisations?A. To be precise, we don’t take it as competition or as a challenge because every organisation will have its own

philosophy, its own way of moving in the market. Everybody has their own place in the market. I don’t take it as competition or a challenge. We have our own market, we have our own segment of the market and we are quite comfortable in handling it.Q. What is the sector that you are targeting in allocating loans?A. Predominantly, our loans are targeted at the middle class and the upper middle class segments. That is a segment which we are handling. As on date we are very much prevalent in these segments and more so in the employee sector.Q. What measures do you suggest to recreate the boom in housing activity across the State and give a boost to advancement of loans for this purpose?

A. To recreate the boom in housing, the first thing is market segmentation, which is very important. The builders should cater to all market segments. They should design projects in such a way because there is a rich class of customers, there is an upper middle class and then the middle class. These are the three clear segments in the market. So the builder should have a specific approach to these segments and he should design proj-ects in such a fashion so as to cater to these segments separately. That is one thing which has to be ensured. When you design the projects in such a fashion, automatically the strategies will be different, the quality will be dif-ferent and definitely the handling will become very easy instead of having a mix.The second aspect is the quality. There should be no compromise in the basic quality of the construction. Because, when purchasing a house, a person is making a lifetime invest-ment. For a common man, it is a dream to have his own house. So the basic quality should not be compro-mised in any way. This is another thing that should be ensured. The next is the timeframe, which is also very important. Adhering to the time-frame by all means is also important. If any inordinate delay is caused, the customer gets dissatisfied. These three aspects are very important and if these three are taken care of, I am confident that definitely the housing activity will have a lot of potential in the coming years and in the future.Q. Is LIC penetrating the rural and semi-urban markets?A. Semi urban markets are a defi-nite yes. Because when it comes to Andhra Pradesh, we are operating in 14 centres apart from Hyderabad and Secunderabad. This shows that we are fully covering the semi-urban market. As far as the rural market is concerned, it has its own implications and means going deep into the rural

markets. The LIC has its own policy about looking after the interests of its investments and the interests of the investors. Also the factor of affordabili-ty is also very less in the rural sectors. This is why we are not going into deep rural areas but the semi urban areas we are covering adequately.Q. Your partners have cut down on lending in the realty sector? What is the policy of LIC on lending to realty?A. We have not planned anything about cutting down on lending to re-alty. Definitely, we are continuing our activity. For example, in the current year up to June, we have disbursed 37% loans more than the same period last year. So we are continuing the same activity. We have not cut down on anything nor plan to do so.Q. What is the current share of LIC in the housing market in Andhra Pradesh?A. I do not have any precise figures. We do not have a reliable method in place to get such statistics. I have a fair estimate and it can be around 25%.Q. Any specific relaxations in the lending regulations which you think would enhance demand for housing?A.No relaxation has been planned as of now.Q. Given the LIC’s position as the leader in the field of housing fi-nance do you see your competition from private players closing in?A. I have already covered this aspect. As I said we have our own market segment and do not find any tough competition. Again, every institution has its own methodology or strategy of doing or going into the market. Our approach is always long-term. We do not need to establish or capture any quick market. We do not have any such necessity because we have a brand. LIC is in the market for the last 50

years and LICHFL is also 20 years old. We always have a steady growth and a long-term strategy. We don’t adopt any shortcut methods to get any quick market share. We always believe in constant and continuous market strategy.Q. Are there any sops being planned for the new home buyer?A. We do not plan any sops but pro-vide complete support to a home loan seeker.Q. Leading a financial institution is a stress-filled job. How do you tackle the stress?A. Stress is always there. I do not get stressed because of my long experience in the financial market. The movement of the market up and down is part of the job. So normally I don’t get stressed so easily. My food habits are very clean and I maintain a healthy lifestyle. This takes care of the major part of my health. And I do a regular morning walk which takes care of my health and the stress part.Q. Can you say something about your family?A. I can say I am blessed with a happy family life. My wife is a house-wife. My son is doing his MBA in the US. My daughter is doing her MBBS in Hyderabad. So I can say, I’m quite successful in my family life too. Q. What is the suggestion that you would give to a home loan seeker?A. First and foremost is that the cus-tomer interest has to be taken care of by ensuring a clear title. This is very important. When some-one comes for a loan to the institution, he is always relying on the institution, even for the title part of the property. This aspect is to be taken care of. And the quality of construction is to be en-sured. If these two things are ensured, definitely the housing loan sector has a bright future.Q. How is the realty sector shaping up in Hyderabad?A. The indications now are that it is improving.

A parking lot is the first part of a space we visit or live next to. It is typically the gate-way through which dwellers, customers, visitors or employees pass before they en-

ter a building. Architects and designers often discuss the importance of “the approach” as establishing the tone for a place or as the setting for the architecture itself. Developers talk about the importance of “first impressions” to the overall atmosphere conveyed to the user. A stunning parking lot can be designed if these functions are kept in mind.Modern parking lots need not be monotonous, flat-paved areas with islands. They should be viewed as an integral element of any visitor’s arrival experience. ers, brick, pervious concrete, stone, or special paving blocks can be used to combat urban storm water runoff. These materials allow rain to soak into the ground through the spaces inher-ent in the parking lot surface.Most parking lots are viewed as heat islands or heat sinks in urban areas. The heat from paved areas in urban zones has been shown to even have the power to change the weather locally. Paved sur-faces contribute to heat islands in two ways. The first is through excessive accumulation of heat. Dark materials and the enclosed canyons created by buildings in urban areas trap more of the sun’s energy.The second cause of heat islands is the low moisture content of paving and

building materials. Such materials are watertight, so no moisture is available to dissipate the sun’s heat through evaporation. By providing trees or other means of shading parking lots, the heat and glare resulting from them can be significantly reduced. An innovative parking lot can be covered with solar canopies so that it could produce energy while lowering heat.Trees not only provide shade in park-ing lots but also reduce the effects of pollution caused by vehicles. Select-ing appropriate trees for parking lots and other paved areas is challenging. Trees with large surface roots that may damage the pavement, and trees with dense canopies that block the penetra-

tion of light to the pavement, prevent rapid evaporation and precipitation should be avoided. Additionally, trees which litter the pavements with fruit, branches, and big leaves should be avoided. Trees like Alistonia Scholaris and the Indian al-mond are pre-ferred trees for parking lots.

You can’t help join-ing her, but then you also notice a pic-ture on the wall that looks so apt in its place, you tend to think that everything

has a place in this exclusive space Deepika has created for herself. Not being one to get diverted or divert others, she draws my attention pointing out to the high ceiling totally of wood that has been designed with a spatial dimension. You look in that direction and it’s just awesome. The wooden roof wears a classic look. “At times, even in the afternoon, I just lay back and stare at the ceiling, with soft music playing in the background. It is a real stress-buster. My intellect is stirred just looking at the ceiling. I wanted this place and planned for it ever since we began to build this house. After hectic travel I just wait to get back to my space and unwind. And there is no place like home and my favourite spot, my own private place, isn’t it,” she asks as she signs off.

In cities where space is a premium, how do you make the interiors of a compact home stand out? One way

Leasing continued to remain stable in the Hyderabad office market. However, most of these leases were space consolidations, according to the monthly real estate monitor of Jones Lang LaSalle, ‘Pulse’, for July 2012. Vacancy increased at the CBD and SBD, as many occupiers vacated their existing spaces and moved to Hitec City and Gachibowli. Motivity leased space at My Home Hub in Hitec City; Genesys leased space at White House Phase III at Begumpet in CBD and Innoga Solutions leased space in CNO IT Building at Road No. 14 in Banjara Hills in SBD. There were no new office project completions in June. Rents and capital values mostly remained stable. As leasable SEZ space has been quickly decreasing in the city, developers have increased rents in SEZ properties in Hitec City and Gachibowli.Demand for retail space on high streets continued to re-main strong during June. Malls witnessed slow leasing activity, while vacancies remained stable as the malls are mostly fully occupied. Samsung, Reliance Retail and Asian Movies were the key retailers that expanded during the month. Rents increased nominally given the growing demand at a few high-street locations. Mall rentals remained stable due to less leasable space.Residential sales continued to improve in the city, although at a modest pace. Three new projects, namely Lodha Meridian by Lodha Group at Kukatpally, Aparna Aura by Aparna Group at Shaikpet, Jubilee Hills and My Home Abhara by My Home Constructions at Hitec City, were launched in June. Rents increased nominally in a few precincts such as Hitec City and Kukatpally. Capital values remained stable across the city, except for projects that were in their final stages of completion. New launches in the market were priced higher than the average market price.Infra sector development The Greater Hyderabad Municipal Corporation (GHMC) has decided to construct a flyover from Road No.12 junction at Banjara Hills to Masab Tank, which will pass through Chacha Nehru Park and provide connectivity to PVNR Expressway. This will ultimately improve acces-sibility to the International Airport from Banjara Hills and Jubilee Hills.

INTACH, which recently chose the gardens at Rashtrapati Nilayam for its heritage award, has a very sig-nificant place in the history of the

State. It was here that that the erstwhile Hyderabad State was officially handed over by Prince Azam Jah of the Asaf Jahi dynasty to the government of India when it acceeded to the Indian Union in 1948.Rashtrapati Nilayam, also known as the Bolarum residency house, was constructed in 1860 by Nizam Nasir-ud-Doula. It was used as the residence of the chief military officer of the Nizam’s government in the Cantonment area. After the British entered into an agree-ment with the Nizam and gradually took

over the defence of the state, the build-ing was taken over by them. It was then meant to be the country house of the British Resident in Secunderabad. After the merger of Hyderabad with In-dia in 1948, the building along with the entire Bolarum Cantonment was taken over by the Indian Army.Later, the Indian Government took it over and it was renamed “Rashtra-pati Nilayam.” Since 1950, it has been used by successive Indian Presidents as their southern retreat during the year end, when the weather is at its pleasant best in Hyderabad. Though not as magnificient and imposing as the President’s palatial residence, the Rashtrapati Bhavan, in Delhi, or the retreat at Mashobhra, Shimla, it surely

stands as a reminder of the old glory of Hyderabad, holding its own among the well-maintained and conserved build-ings.Architectural featuresThe estate is spread over an area of 90 acres –- about 36,000 square metres -- compromising a single-storeyed build-ing. The magnificent main retreat has a built-up area of 2,500 sq. metres cen-trally located in a compound of plush greenery. It has three wings, including President’s wing, family wing and ADC wing. There are 20 rooms and close to six suites, which are the living quarters of the President. Along with the visitors’ quarters the buildingcan accommodate 150 people. It has a dining hall, darbar hall, morning room,

cinema hall, etc. The inner quarters of the President at Rashtrapati Nilayam are not accessible to the public. Visi-tors can, however, view the dining hall, where 32 persons can dine simultane-ously. A meeting hall, the study room and a ‘model’ suite reflect the livingquarters of the President.The walls are adorned with the portraits of all the past Presidents who visited the Rashtrapati Nilayam for their winter sojourn. All the rooms are of single-sto-reyed construction with ‘Madras style’ roof at 20 to 25 feet in height, surround-ed by a low level common verandah. A special attraction at the Nilayam is the 50-metre-long underground tunnel that connects the kitchens to the dining hall. It is naturally cool and very well venti-lated. Apparently, this was to prevent any possibility of the Nizam’s food be-ing poisoned.The premises also contain a 150-year-old well still used for irrigating the vast lawns of the Nilayam. Another structure of historical importance is the replica of the flag post. The flag post was origi-nally located in the residential complex. The flag post-cum-weather watch in-strument, located behind the complex on the north west lawns was erected in 1867. It was here the Prince Azam Jah handed over the reins of administration of Hyderabad State to the Indian Union. However, only a replica is exhibited in the cinema hall in the residential com-plex.environment-friendly develop-mentFor providing the much needed green cover, relief from pollution and promot-ing botanical diversity, the INTACH Heritage Award for 2011 has been con-ferred upon the gardens of Rashtra-pati Nilayam in the gardens and open spaces category. The premises of the Rashtrapati Nilayam have been devel-oped as an eco-friendly complex which mainly comprises a landscaped gar-den, beautiful road and landscaping, different seasonal flowering plants, and a number of environment-friendly sys-tems in place such as solar lights, drip irrigation system and percolation pond for efficient and judicious use of water resources.

Several measures have been taken during the last two years for conser-vation of rain water at the Rashtrapati Nilayam. Earlier, the rainwater would flow out of the Nilayam premises, but is now collected and conserved, resulting in substantial rise in groundwater level. New water sources such as borewells have been dug and the existing open wells have been developed for efficient irrigation and drip irrigation system at the complex. the herbal garden The sprawling grounds of Rashtrapati Nilayam are covered with beautifully landscaped gardens and plantations. Fruit gardens have been developed on an area of about 35 acres.The ‘Aushadhi’ garden (herbal gar-den) is spread over 7,000 square me-tres with over 116 species of medicinal and aromatic plants. These include the sarpagandha, kalabandha, citronella , lemon grass, khus, geranium, corian-der, sandalwood , tuber rose, jasmine, kalmegh, tulsi, etc. The herbal garden is the latest addition to the estate and is intended to bring in awareness about the medicinal values of various plants that grow widely in the country and are useful for home remedial cure for a va-riety of diseases. It is estimated that over 450 varieties of trees, including numerous rare flow-ering and fruit-bearing species, are to be found in the 35 acres of plantations apart from five acres set aside exclu-sively for formal landscaped gardens. Gardens with trees of mango, chickoo, pomegranate, guava, amla, coconut have been developed. The perfectly maintained lawns are a sight to be-hold. Green lawns are interspersed by islands of vibrant colours of Gerbera, Phlox and Petunia flowers durng spring. The garden has also developed annu-als, perennials, creepers and shrubs.

Three weeks ago, Microsoft announced its plan to release “Surface” in competition to Apple iPad and its entry into the already cluttered tab market.By the sheer looks of it, Microsoft Sur-face appears to be a marvel. The industry guess is that the Surface will be available for sale in Microsoft online stores by Christmas. The pricing is go-ing to be comparable or in competition to that of iPad. As spaces get smaller and buildings get taller, the ele-vator or the lift has become a part and parcel of our every-

day routine. Many of us prefer to have the lift all to ourselves. However, most times, we share this small cramped space with others. It is therefore useful to know some unwritten etiquette rules on the use of lifts. In busy buildings, where the lift is used frequently, it is courteous to use the stairs rather than the lift to travel be-tween one or two floors if physically able to do so. Time is money in busi-ness. Calling a busy lift to the ground floor and getting off on the first floor wastes precious time and creates a poor impression. Pushing the ‘call’ but-ton and leaving if the lift does not come right away is rude. People travelling in-side get stopped on a floor that does not have anyone waiting to get on. Proper decorum directs a person to al-low those who want to leave the lift to do so first before getting on.Wait to one side without crowding around, blocking the exit pathway, or standing close to the doors. This cre-ates enough space to allow the people getting off the lift to walk away comfort-ably. Let all the people waiting to board prior to you get on first. If there is still room, feel free to move in. Otherwise take a step back and wait for the next one. It is discourteous to rush towards a closing lift door or stick an arm between the doors to keep it from closing if there are passengers already in. If you are one of many inside and happen to see someone rushing towards the door, it is best to let the doors close since there are more people inside waiting. How-ever, if you are alone, it is courteous to press the ‘open’ button and allow the

person to board. Punching the ‘close’ button several times does not make the lift doors close any faster. Push the but-ton once and allow the lift to do its job.Travelling with strangers in confined spaces can be difficult. Always stand directly facing the lift doors. Do not stand sideways or face other pas-sengers. The proper place to gaze is forward or upward towards the lights which indicate the floor. Staring at other passengers is rude. Most lift conversa-tions should be kept to the minimum and be of a very general nature. Using a mobile phone in an occupied lift is bad manners. If you cannot reach the control buttons, politely ask the person standing nearest the buttons to do so. If you are the person standing nearest and others cannot reach them, politely ask them which floor they are going to. The interior of an elevator car is a small space and odours travel quickly. A rule that would most apply at this point, although should be attended to ear-lier is to reduce or preferably eliminate

body odour. For the same reason, food should not be consumed aboard the el-evator. Wait and use an empty lift car-riage if you are unwell or coughing and sneezing uncontrollably. Ensure that the floor the elevator stops on is yours. Leaving the lift on an undesired floor and then darting back inconveniences others and makes you look silly. Those standing next to the door get off first. The only time there is door-holding etiquette is when someone is hosting or guiding someone else. Etiquette is common sense and ‘ladies first’ does not apply in all situations. However, if a person is gentlemanly enough to hold the door for a lady or give up his place, a lady should politely accept rather than decline and offend him. After spending a good deal of time in lifts for several years, it has occurred to me that lift etiquette is something that must be learned in order to ensure that everybody’s ride is a pleasurable expe-rience.

This quaint hill sta-tion in Andhra Pradesh is situated at a height of 1,290 metres, in between the coordinates of 13◦40`north and 78◦24`east in Kurnool/Chitoor district. Along with its enthralling beauty, the place is well known for its cool and

pleasant climate during summer. The hill gets a good amount of rain-fall during monsoon months, that is in between the months of June and September, and the atmosphere be-comes quite cool during winters. So the best time to visit the place is in summer that is from March to May, when the temperature is in the range of 20◦C minimum and 30◦C maximum. Horsley Hills experiences a cold win-ter with minimum temperature around 12◦C and maximum temperature of about 25◦C, so the place can be vis-ited even in winter. While travelling up the hill, people get mesmerised

by the beauty of the surroundings, as the road is laced with thick forests of eucalyptus, mahogany, jacaranda, gulmohar, sandalwood and other va-rieties of exotic trees on both sides of the road.The important attractions in and around Horsley Hills are:

Before going for the attractions let me tell you about the history of the place. Here is a legend about Horsley Hills, which tells us that there was a little girl named Mallamma who used to live on this hill and was looked after by the elephants of the place. She used to help the tribal people of the hills by healing them. Her disappear-ance suddenly made people think that she was some divine power, so they built a temple in her honour on the hill, which was named Mallamma temple. The hill was named after her and the elephants as Yenugu Mallamma Kon-da, but it was renamed Horsley Hills after a British officer, W.D. Horsley, who visited the place between 1840 and 1843 when he was the collector of Cuddapah district. He was so much taken in by the beauty of the hills that he chose this place for his summer residence. Now this bungalow is used by the Governor of Andhra Pradesh as a summer residence, so this is also known by the name Governor’s Bungalow.

1. Mallamma temple: This tem-ple was built at the top of the hill in honour of the girl, Mallamma, who was believed to be a goddess by peo-ple living on the hill.2. Lake Gangotri: The lake Gan-gotri, you will find at the starting of the hills, has never dried up till now.3. Highview seeing place: The most popular spot of Horsley Hills is this place, which is located at the highest summit. From this point one can view the unending expanse of the hills, dense forests and deep valleys. It can be given the name as sunset view point as the sunset view from this point is really marvelous which should not be missed by any chance.4. Gaalibanda: This point of attrac-tion is also known by the name Wind Rock. It is a single rock which is sloped several thousand feet downwards and is definitely worth visiting. While walking down the hillock you can get an unobstructed view of the low lying areas with strong winds blowing past you, which is really revitalizing.5. environmental park: This park

is the brainchild of hydrogeologist and environmentalist Balijepalli Venkata Subba Rao of Hyderabad. This park is also known as EEC centre, which has coffee plants, different varieties of trees, a crocodile enclosure, lake named Mansarovar, a mini-zoo and a nature study centre. There is a muse-um in the nature study centre, an AV room for watching videos on wildlife and a library. EEC centres were built all throughout Andhra Pradesh by Mr. Rao, to educate the common people about the importance of taking care of the environment and for encouraging eco-tourism.6. Rishi Valley School: One must be thinking how a school can be a point of attraction at this tourist place? But this is true, as this boarding school, spread over 350 acres of land, was started by the great thinker J. Krishnamurthy. Vasthu

It is essential to determine the di-rections in any structure correctly. In the absence of the correct de-marcation of directions, positions

of various rooms, and doors, etc. will be faulty and this could have a strong impact on the house and those living in it. Wrong demarcation would nullify the principles of vaastu, rendering the house unliveable and inauspicious. It is necessary to determine the directions correctly while constructing a temple, palace, house, gates, porch, pond, etc. Therefore, as per the principles of vaas-tu sastra, the construction of a building should be started only after marking the directions, east-west, etc.In ancient times, methods of determin-ing the directions comprised taking the help of shadows formed when a cone is placed in the sun in an open plot, or by observing the pole-star or other con-stellations at night. But today, thedirections can easily be marked by ar-chitects with the help of vaastu. The direction and position of a room or gate, etc. can be correctly decided only when the construction work is started after marking the directions properly.It is better to start the work after deter-mining the directions so that the build-ing is constructed, facilitating space for verandahs and balconies and also en-suring that the rooms are constructed at the proper place and in properdirection, removing the defects, if any,

In the modern sense, to make the five basic materials, i.e. earth, water, fire, air and space, favourable to the house is the essence of vaastu sastra. Therefore, while constructing a house, the rules or principles laid down in vaastu sastra, with regard to direc-tion, shape, level should be taken into consideration. For example, the south-east corner is the seat of the god of fire, Agnideva. Therefore, the kitchen or any space for works related to fire/ heat should be made in this corner, then only the house will be trouble free. Construction against the laws of nature at one’s will may cause pollution, which again could give rise to many other problems of health, cause fear, etc. which could re-sult in the loss of wealth, property and sometimes life too.Directions have a great significance in the construction of a building. The four directions have their own im-portance, while the corners formed by the concurrence of two directions are more important because the effects of both the directions can be felt at the corners.

It is this time of the year when you feel like snuggling into your bed and tend to skip your daily fitness regime owing to the rains. More-

over, the cool drizzle tempts one to indulge in hot and spicy pakoras, hot chocolate cakes and other unhealthy stuff. Any slackness on your part will upset the daily fitness regime as also your health.Consult your fitness instructor about the exercises similar to the workouts you do at the gym. When working out at home, stick to the same routine and timings. This should include even dressing in the same manner before going out for your workout. If you do not work out, this may just be the ideal time to be-gin with the temperatures down after summer. Do some simple stretching exercises for starters. Purchase home exercise equipment such as a skipping rope, treadmill, dumbbells and the like. Other than this, simple exercises such as sit-ups, calf exercises, knee bends and waist bends work as good as gym workouts. If you do not find these interesting enough, just perform some household chores which require physical exer-tion, clean up your cupboards, shelves or rooms. You can simply walk up and down the stairs to get a workout. If you have kids, don’t mind getting dirty with them. You do not have to roll around in

Let your butt lightly touch the chair and slowly come back up. Do this 10-15 times. Rest for a mo-ment and then repeat. You can do this without a chair and can hold dumbbells in both hands to add intensity. Follow this with leg raises, both sideways and front -- two sets of 30 reps each.AbdomenUpper abdomen crunches: Lie on your back, raise one leg mid air, support the back of your head with your hand and raise the head to the knee of the raised leg. Alternate the leg and repeat. Mid abdomen crunches: Raise both legs and cross them at right angles to the body while you lie flat on the mat. Stretch both arms and touch your toes.Lower abdomen crunches Lie flat on the mat looking up to the ceiling. Bend each leg, one at a time.Upper bodyPush-ups: Begin by standing in front of the wall/kitchen counter with feet together. Place your slightly inverted hands on top of the counter top. With your arms a little more than shoul-der width apart bend the elbows and try and get your chest as close to the counter top as possible, then power it back up. Do this 10 times, rest for amoment, then repeat. You can do this on the floor -– on a mat on your toes, military style. Try and get your chest as close to the mat as possible.
