Staircase & Lifts

• There are two types of staircase in term of

uses –

EXTERNAL STAIRCASE

FIRESCAPE STAIR

• Firescape stairs shall have minimum 1250 mm

wide straight flight , 250 mm trade and

maximum riser 190 mm.

• Handrails minimum height 1000 mm.

• A spiral staircase shall not be less

then1500mm dia .

• Staircase enclosure on the external wall shall

be ventilated at each landing.

• Lift shall be given in minimum 15 m high multi

storied buildings.

• Lift machine room shall be separated and no

other machinery be installed in it.

• All floors shall be accessible 24H by lift .

• Grounding switch should be on ground level so

that in case of emergency it can easily enable

fire service.

• Liftcar door shall have a fire resistance rating 1

hour.

Services

• GAS BANK – Where gas cylinders are stored

and connected to each other and then pass in

required area through pipes.

• HVAC – (Stands for heat, ventilation and air

conditioning) is a control system that applies

regulation to heating and / or air conditioning

system.

• RO – RO is a water purification technology whereby

applied water pressure pushes water through a

semi permeable membrane , removing many types

of molecules and ions.

• EXHAUST HOOD – An exhaust hood is a device

containing a mechanical fan that hangs above the

stove or cook top in the kitchen. It removes airborne

grease , fumes , smoke, heat and steam from the

air by evacuation of air.

• SPRINKLER – A fire sprinkler or sprinkler head is

the component of a fire fighting system that

discharges water when the effects of a fire have

been detected

• SEPTIC TANK – A small-scale sewage

treatment system common in areas with no

connection to main sewage pipes provided by local

governments or private corporations.

Norms

• Minimum area for construction of hotels should

be 1000 sq.m.

• In residential area site must be located on 18m

wide road.

• On non residential area site must be located on

24m wide road.

• New/ undeveloped area : 30% ground

In non commercial site:

The Superior flag is provided when the additional service and accommodation

provisions are not sufficient for the next Hotelstar. The bathroom facilities are usually

at the same level as for two stars hotels but built from cheaper materials. The cost for

regular inspection by independent associations is waived as well.

Standard

The Superior flag is provided when the additional service and accommodation

provisions are not sufficient for the next Hotelstar. The Standard-Superior does

usually offer the same service level as three-star hotels but the interiors of the

hotel are smaller and cheaper so that the three stars were not to be awarded by

the inspection body. A two-star superior does not require mystery guesting.
