Atkins brings together the experience, ingenuity, management skills, and financial acumen to optimize capital projects and deliver complex hotel and resort developments. Our regional teams provide services for the hotel and leisure sectors using local knowledge and relevant international expertise.

Each of our projects is driven by exacting design processes that respond uniquely to each client, context, and place. This approach often results in a unique building or structure that becomes a familiar and symbolic landmark—emblematic of its location and respectful of the unique characteristics of its setting.

Such projects often incorporate a degree of innovation—sometimes social, sometimes technological—and they are particularly successful when both attributes occur simultaneously.

With more than two decades of experience in hospitality design, Atkins has a thorough working knowledge of design guidance

and specific legislation relating to hotel developments. Based on our internally published book Atkins Hotel Guidelines, we have developed a software tool that incorporates standards and regulations for hotel planning and design and generates a schedule of hotel space requirements that serves as a reference during pre-concept and concept design stages.

Our comprehensive understanding of the hierarchy of and relationships between operational functions, coupled with our expertise in international hotel requirements and guidelines, has provided us with unparalleled knowledge of current design thinking and best practices.

We also have a detailed and practical knowledge of methods to translate guidance and legislation into the built form to create facilities that are fit for purpose.

Value and inherent flexibility are other major considerations we incorporate into our solutions. Based on our experience, we consider a number of fundamental factors and concerns to formulate our recommendations on materials and finishes; these include durability, ease of maintenance, and the comparison of short-term costs versus long-term or whole life costs.

We embrace the importance of back-of-house facilities and imaginatively treat these areas—which are the heart of the hotel—to enhance living standards in this “underground” community.

Project 2011-1 Timeshare Resort Lake Buena Vista, Florida, USA

Located adjacent to the Victorian-style flagship hotel of Walt Disney World Resort, Project 2011-1 is a 147-key timeshare, the first luxury product in the Disney Vacation Club collection. The buildings six floors house studio, one-bedroom, two-bedroom, and grand villa suites in a striking red-gabled building that complements the architecture of the existing resort and sits along the sandy shores of Seven Seas Lagoon.

To accommodate an additional 700 guests, a new water activity pool and cascading water feature will be incorporated along with numerous program enhancements to existing pools, restaurants, and retail venues.

This $65 million development is employing a design-build delivery methodology with an integrated project delivery approach and BIM technology. The building model is being used for design coordination, clash detection, construction scheduling, cost estimating, and asset management.

Because the city has historically been a hub for maritime trade with Africa, India, and China, it seemed appropriate to borrow from this seafaring heritage—hence the hotel’s theme of the billowing spinnaker sail of a hi-tech J class yacht.

At 1,000 feet in height, the Burj Al Arab is acknowledged as the tallest single structure hotel in the world. It also houses the world’s tallest atrium, which at 600 feet in height addresses the space that is the core of the hotel and provides a constant reminder of location. Access to and from the 202 luxurious duplex bedroom suites is via the wide open balconies that flank two sides of the atrium.

This proposed mixed-used development offers magnificent views over Al Ain and important local landmarks. The five-star hotel tower, executive apartment tower, and office/commercial tower also includes a basement complex for separate parking facilities for each component.

The existing 100-year-old hotel was renovated and converted into a premier luxury condo/hotel. This prominent local landmark in the heart of the Daytona tourist district includes completely renovated guest rooms, public lobbies, front desk, hotel guest facilities, and food and beverage areas.

Particular attention was paid to the aesthetic goal of the project—to restore the “Old Florida” character and spirit of the original resort while upgrading facility systems to current code. The phased renovation maintained the integrity and intent of the resort’s original classic design, and the newly renovated Plaza is now considered one of the premier resorts in Daytona Beach.

Atkins provided complete architectural and engineering design services, as well as cost estimating, civil engineering, and surveying, from programming through construction support, for the Miami Culinary Institute. A model of sustainability and urban stewardship for Miami Dade College, the eight-story building is designed to achieve

LEED Gold certification, and incorporates six cooking/teaching labs, a television studio/demonstration lab, and a full-service restaurant on the top floor. Other spaces include a café, classrooms, and administrative offices. As a modestly scaled yet iconic infill building, this project embodies a new paradigm of urban development and architecture.

Upon completion, the overall hotel layout design will provide 65 finely appointed suites and deluxe suites on single-loaded corridors overlooking the existing golf course and newly constructed Town Center Park. Other accommodations will include state-of-the-art business and meeting rooms equipped with the latest communication system technologies. Level two of the hotel will feature a breakfast restaurant, family swimming pool, pool deck, and a fully equipped fitness center.

This 350,000-square-foot entertainment destination includes retail, restaurant, and nightclub venues in an urban-scale entertainment district adjacent to the Hard Rock Hotel & Casino.

Features include the 12-story Mediterranean-style hotel tower with 481 guest rooms and 86 suites with panoramic views, a 145,000-square-foot casino, a 4-acre lagoon-style pool area, 15 restaurants, 16 shops, a poker room, spa, improv comedy club, 10 bars and nightclubs, and the Hard Rock Live concert venue.

This 625,000-square-foot, marina-based resort includes a condominium hotel and apartments, retail and restaurant uses, hotel amenities, and back-of-house functions on previously developed commercial and residential sites.

Each Cay Club resort is intended to have its own distinct identity. The Sarasota Cay Club recreates the relaxed environment of Southern coastal

beach towns, where porch-sitting and strolling are activities at least as important as swimming and sunbathing, with simple beach cottage architecture that takes advantage of the breezes and offers broad views of Sarasota Bay.

The Clearwater Cay Club captures the romance of Venice, with narrow streets, small squares, and canals for gondolas.

Pittstown Point Landings is envisioned as a luxurious island resort for the sports fishing enthusiast. Sited on Crooked Island in the southern Bahamas Islands chain, this ambitious, four-phase, low-rise development encompasses an upscale hotel, private yacht marina, exclusive residential area, and existing airstrip.

WaterColor is a southern coastal resort and residential community located directly on the Gulf of Mexico in northwest Florida. The community includes a mix of single- and multi-family residences; commercial, office, and retail development; and recreational facilities.

Situated only minutes from the main gates of Walt Disney World Resort in Kissimmee-St. Cloud, the 65-acre property features 1,400 guestrooms including 118 suites (10 of which are presidential suites), 4 acres of gardens under glass, 380,000-square-feet of meeting and pre-function space (including a 178,000-square-foot exhibit hall), three restaurants, and several entertainment venues.

With its gentle surf, beautiful sunsets, and wide sandy white shores, Clearwater Beach—located in Pinellas County along the west coast of Florida—has been a nationally recognized destination for beachgoers for decades. The creation of Beach Walk, a 2,400-foot-long by 25-foot-wide pedestrian promenade, added entry gateways, public plaza space, unique beach entrances, seaside-inspired public art, outdoor sidewalk cafés, restaurants, hotel courtyards, balconies, and seating areas.

Strategically located seating alcoves, shaded by palm trees, serve as places for rest and conversation and offer activity centers with cast-in-place, glass-tiled chess and backgammon game boards. Lush landscaping includes more than 500 palm trees and thousands of flowering plants. A whimsical stainless steel sundial with interactive mist fountain is the focal point of Sundial Plaza, and on the beach side visitors can purchase gifts, supplies, and refreshments at the Oasis Pavilion.

The Address Downtown Dubai Dubai, UAE

The Address Downtown Dubai is a skyscraper hotel and residential tower located alongside the Dubai Mall, Old Town, and Lake Dubai. At 1,004 feet and 63 stories, it is the 11th tallest building in Dubai and features 196 lavish rooms and 626 serviced residences. The Address Downtown Dubai offers a vast array of gourmet experiences, modern meeting and event venues, a signature spa, a lavishly appointed fitness center, pools, and numerous indulgent amenities and services.

The vertical aerofoil section of the tower rises proudly from a podium of swirling layers, calling to mind a robust seaside headland. The crisp white detailing, the exceptional landscaping of the walkways, concourses and decks, and the glint of stainless steel embellishments contribute to an unmistakable air of elegance that titillates the senses with intrigue and delight. As a result of its superb exterior lighting, the property glitters as evening beckons.

The restrained color palette, the richly articulated plinth levels, and the interaction between the volume of the tower and its dramatic crest all evoke the epitome of 1930s glamour by radiating grace, style, and elegance.

The concept for this low-rise hotel was developed from the award-winning master plan that Atkins proposed for its location, Lin Gang New Town, near Shanghai. Resting on an island in a 1,200-acre circular lake at the center of the new town, the design is both simple and striking and within the 50-foot height limit stipulated by the planning guidelines.

Four Points by Sheraton Beijing Haidian Yongtai Hotel Beijing, China

The strong pattern of window openings alludes to the great traditions of Chinese masonry and, in recognition of its potential as a wedding venue, the end elevation incorporates a pattern similar to the “double happiness” character always displayed prominently at Chinese wedding celebrations.

The quarry and hotel combine to form an integrated whole where, governed by restrictions on building height, the hotel’s 17 stories occupy only two levels above ground and barely intrude on the natural beauty for which the area is famous.

At water level are a gym center, swimming pool and spa, restaurants and cafes, and a banqueting center for conference facilities that can accommodate up to 1,000 people. At the lowest point, two room levels are submerged, offering guests a spectacular view into what is in effect a natural fresh-water aquarium.

At ground level, the grass-roofed podium houses hotel and conference center entrances that lead to a glass-clad “river,” which eventually turns into a vertical circulation “waterfall” that cascades down the 260-foot-deep quarry.

The project’s buildings have been carefully oriented to optimize the spectacular views. Tower A houses the 537-room Sheraton hotel, atop a podium containing a 1,200-seat banquet hall, restaurants, bars, and reception areas. Tower B accommodates high-grade office space above a podium of entertainment spaces.

The symmetrical hotel and serviced apartment towers face the main road to the east. The larger plan office tower sits behind, facing the apex of the space formed by the other two structures. Such symmetrical arrangements are not uncommon in China, as they protect a great formality and presence to the city.

This project consists of two independent nine-story hotel towers with a total of 554 rooms and is situated in the heart of Deira business district.

The proportions and massing of this project are based on solid forms with punctured linear voids invoking traditional modern architecture. The lighting design is based on a control philosophy with a choice of efficient light sources that will not only minimise the cost of the installations but the cost of operating them too.
