Size Confusion CountsI’m confused about the size of units in Hong Kong. What is the

difference between ‘gross’ and ‘net’ size of units here? It seems that the size of my flat quoted to me doesn’t equal the measurements i’ve taken (not for gross or net). Though I only used my trusted venerable tape measure it has been accurate for me back the U.S. Can you help me ?

The ‘actual’ space is measured from the exterior of your property - right through to the middle of the wall bisecting you and your neighbour(s). Included are things like bay windows and balconies. The homeowners had also shared (and paid) the public spaces such as corridors, staircase and even resident’s clubhouse. Hope this helped.

Meaningless Street NamesI have stayed in different cities in the world and eventually landed

in Hong Kong. Recently I found the number of “un-english friendly” street names is booming in the city. We have Queen’s Road, Hollywood Road, Canton Road which can be pronounced easily to taxi drivers. But almost all the new roads in Hong Kong are named by Chinese phonetic translation such as “Lung Wui Road” (where the new Government Offices located), “Wui Cheung Road” (near the West Kowloon Cultural District). The most surprising thing is media reported that these name are meaningless in Chinese too, which is just a random combination from the Chinese character database. I do respect Chinese culture but I hope naming the street can be a more serious thing and have something meaningful to both Chinese and English speakers, especially when our government always emphasis Hong Kong is a world city.

BLUE-CHIP PROPERTIES BACK TO’97 PRICE PEAK?

Many Hong Kong home buyers treat the property-price peak in 1997 as a benchmark of the frenzy real estate market. Kristen Kuok goes into details the price trends of “blue-chip” private housing estates.

不少香港人都視九七年高峰樓價,為樓市過熱指標,究竟現在樓市是否直逼「九七價」?甚或有超過這個高峰的趨勢?

藍籌屋苑直逼「九七價」

Brian Fok, 33, is still considering buying a new property for his family of four including two 3-year-old twin boys. “Media

reports said that some private estates have almost reclaimed the 1997 price peak. I’m worried that if it is now a good time to buy a new unit,” Fok said.

The sudden turnaround in property prices in 1997 when the financial crisis emerged is still a nightmare for many Hong Kong people. Recently Hong Kong’s property prices have continued to climb, despite measures taken by the Hong Kong government to cool the market down. Industry insiders said the inflationary pressure and depreciation risks of Hong Kong dollar against other Asian currencies will further buoy the city’s property prices. Secondary private residential developments with improved transportation networks and facilities are tipped to reclaim their property-price peak in 1997.

Taikoo Shing Outpaces ‘Blue-Chip’ Estates

Among the 10 major private developments, Taikoo Shing, in eastern Hong Kong Island’s Quarry Bay, saw the strongest rebound with average transaction price in August stood at HK$8,318 per sq ft, on par with the average of HK$8,316 per sq ft in July 1997.

七價」更是不少香港業主的夢魘。儘管政

府推出調控樓市措施,但香港樓價仍然高

居不下,業內人士認為,通脹升溫以及港

元匯率持續弱勢,令香港物業資產繼續被

受追捧,當中較具規模,而且交通設施、

生活配套比較完善的「藍籌屋苑」,其樓

價更直逼一九九七年的歷史高峰。

太古城跑贏藍籌屋苑

根據中原地產研究部統計數據顯示,

全港十個主要私人屋苑樓價,以鰂魚涌太

古城反彈力度最為強勁,八月份平均呎價

為八千三百一十八元,已經追過九七年每

方呎八千三百一十六元水平。

港島區其他屋苑售價亦直逼「九七

價」,毗鄰太古城的康怡花園,現時呎價

為六千八百二十元,比九七高峰七千九百

零九元,相差約一成四;另一指標屋苑鴨

脷洲海怡半島,每方呎約為六千五百五十

一元,只距離九七價一成三。

中原地產首席分區營業經理趙鴻運指

出,太古城樓價高企,其實與該區逐漸蛻

Average price of neighboring Kornhill was HK$6,820 in August, 13.8 percent lower than that in July 1997 when it hit HK$7,909 per sq ft. While South Horizons, another major private development in Hong Kong Island’s Aberdeen, saw a 13 percent different between the average price of HK$6,551 per sq ft in August and its 1997 peak of HK$7,527, according to data provided by the research department of Centaline Property Agency.

“Offices at Taikoo Place and One Island East have attracted many experts to move into the district in recent years.”

Kenneth Chiu, Centaline’s chief district sales manager of Taikoo Shing, attributed the performance of Taikoo Shing to the rapid development of Quarry Bay into a commercial center of Island East.

million in mid-July. The transaction price represented an average price of HK$13,193 per sq ft, surpassing the 1997 record of similar units.

Offices at Taikoo Place and One Island East have attracted many experts to the district in recent years, Chiu said. The well-developed infrastructure in the area and constant updating of facilities keep an active property market in Taikoo Shing.

“About 70 percent of Taikoo Shing’s buyers are end-users or long-term investors,” Chiu said, noting that the high rental yield at about 4 percent has drawn investors’ interest continuously.

Chiu expects a further 5 percent price increase boosted by the shortage in supply and after the government sold a few land plots at higher-than-expected prices in land auctions.

Hung Hom’s Whampoa Garden Tipped to Pick Up

The prices of the four blue-chip residential estates in Kowloon saw larger different between August 2010 and July 1997 when compared with those in Hong Kong Island. Mei Foo Sun Chuen, one of the largest private housing estates in Hong Kong’s Lai Chi Kok district, posted an average price of HK$4,751 per sq ft in August, 14.2 percent lower when compared with HK$5,535 per sq ft in

July 1997, Centaline’s data showed. The average price of Whampoa Garden, a traditional private estate in Hung Hom, amounted to HK$6,514 per sq ft in August, a 17.6 percent lagging behind its high of HK$7,902 in July 1997.

The pickups in the two residential estates in East Kowloon were relatively slow with the average price in Laguna City remained 29.2 percent lower, while the average price in Sceneway Garden lagged by 30.4 percent.

Patrick Chow, a research head at Ricacorp Properties, said Laguna City was popular among speculators that helped push the prices to unreasonable levels in 1997. “While there are more new residential projects available in the market drawing speculators’ attention, some old private residential estates are unlikely to reclaim their peak in 1997,” he said.

Chow, however, saw a better potential for Whampoa Garden to pick up as the area will likely be serviced by the MTR Kwun Tong Line that will be extended from Yau Ma Tei station to a proposed Whampoa station.

Investing in properties is a good way to battle inflation, Chow said, noting that the risks of depreciation in Hong Kong dollar have also helped drive up the property prices. Residential properties in urban areas with good transportation

預料太古城仍有百分之五的樓價升幅。

紅磡黃埔花園追落後

相對港島區,九龍區的藍籌屋苑樓價

距離九七價較遠,荔枝角美孚新邨現時呎

價是四千七百五十一元,比九七年的五千

五百三十五元落後一成四,紅磡黃埔花園

的相距更大,現時六千五百一十四元的呎

價,足足比九七年落後一成七。

九龍東屋苑的樓價落後的情況更為顯

著,現時藍田麗港城和匯景花園的樓價,

都比九七年低水高達三成。利嘉閣地產研

究部主管周滿傑形容,麗港城開售時是著

名的炒家樂園,但當市場上出現新的住宅

項目,炒家便會轉戰新盤物色投資機會,

讓類似麗港城的較舊物業,難以再攀上九

七樓價高峰。不過當中也有例外屋苑,周

networks have always outperformed though a strong recovery has already been seen, he said.

Dimmer Rebound in New TerritoriesKingswood Villas, in Tin Shui Wai

district of New Territories east, was once a popular large-scale private housing estate among investors when the sixth phase of the development, Maywood Court, launched in February 1997.

The overheated investment appetite sent the average price of the private development to HK$4,425 per sq ft in July of the year, a price that has not been reclaimed over the past 13 years after the Asian financial crisis. The average price in August was HK$2,592 per sq ft, dropped 41.4 percent from July 1997, the largest difference among the 10 major private developments.

Joyce Wong, a senior district manager of Centaline Property, said the properties in Kingswood Villas were overbought during the 1997 property market frenzy.

“Kingswood Villas is unlikely to reclaim its 1997 peak but the prices have already bounced back by more than 30 percent after the outbreak of SARS in 2003,” she said.

Wong noted that speculators accounted for 60 percent of Kingswood Villas’ buyers during the property market peak, but the figure has dropped to about 40 percent.

The current prices are more reasonable, she said, adding that a 10 percent increase to about HK$2,800 is very likely in the near future.

中原地產高級分區經理王樹明指出,

九七年嘉湖山莊受到買家追捧而「超買」

,造就當年樓價瘋狂飆升,不過她樂觀指

出:「嘉湖山莊樓價雖然未回復到九七年

水平,不過相對二○○三年沙士時期,已

經回升超過三成。」預計未來樓價可以有

一成升幅,呎價可達二千八百元。

個別屋苑樓價「再闖高峰」,但有業主

「高處不勝寒」,擔心樓價在短期掉頭向

下,急於沽貨離場,荃灣愉景新城一個六

百一十方呎單位,最近以二百九十一萬元

售出,呎價四千七百七十元,原業主持貨

十三年,虧蝕接近一百七十萬元,幅度達

三成七。

有業主對樓價再創新高感到樂觀,也

有業主擔心樓市轉勢,有市場人士分析指

出,只要港元繼續跟隨美元弱勢,加上中

國大陸買家在港置業意欲仍高,所以並未

看到香港樓市短期轉勢向下的跡象。

making them real using Lego blocks; for many of us as we have grown, our childhood toy becomes real, and the Lego blocks are replaced by real bricks and mortar.

Despite this, some of this originality and creativeness can be lost in the hunt for cost minimising and construction speed. However, nowadays more options do exist, and the potential for home buyers to totally customise their new home is even easier than you may think.

“The advantages of tailor-made house are you can decide the location of the house, facing direction, style of the construction, and even the layout, interior design.” Simon Wong, senior property consultant of Fung Yuen Property Limited told HotListings. “This can fulfill the practical needs of owners as well as displaying their characters.”

To fulfill legal requirements, this kind of house must be categorised as pre-sale property contract. The property developer will find a suitable land to buy and then sign a contract with the home buyer. After the buyer has paid the cost of the

Take a development of their company at Lam Tsuen, Tai Po as an example: a

custom made 3-storey house costs HK$7.8 million. A similar off-the-rack property is about $8.6 million. And the latter doesn’t include interior design.

Wong said that the “land reserves” of their company are mainly located in Tai Po and Fanling. They can search for suitable site for their clients in the area as requested. He also said that the response from the market is good. Tailor-made houses occupied one-third of their property transactions.

Some potential buyers who are not familiar with this kind of transaction will worry about the issues of land leases and property ownerships. Wong emphasized that everything must be confirmed with the government departments before the construction starts. The house can also be freely traded on the private property market as the land premium had already been paid.

Regarding the mortgage, some banks provide loans of up to 70 percent of the total value. The buyer should also pay attention to the future development of the area surrounding the site to avoid dissatisfactions which may arise such as the view being blocked by other new developments.

European classic, American country, modern chic… Buyers can choose from a variety of styles for the tailor-made house. “Many owners showed their creativity to make their homes different,” said Simon Wong of Fung Yuen Property Limited.

Under the current rules, this kind of village house should not cover more than 700 sq ft for each floor, while only 3-storey house is allowed and the height is capped at 8.23 metres. As no limitation is set for the garden, owners can incorporate their creativity into the garden such as making a miniature forest, vineyard, clock tower and even a helipad. “No creativity is too crazy in a small place like Hong Kong, if you choose to build your own house,” said Wong.

風格多元化

訂製別墅風格多樣化,買家可以按喜好以歐洲古典、美國鄉村、田園風格、現代簡約等等不同設計。豐源地產黃思遠透露,不少買家都發揮創意,務求將家居變得與別不同,有客戶亦將地面客廳向上打通,營造高樓底的大宅感覺;此外亦有客戶要求提供較少在村屋別墅出現的雙套房設計。

按照法例規定,村屋別墅每層佔地最多七百方呎,樓高最多三層、而且不能超過八點二三米,但花園則無限制,所以業者建議買家可以按照預算及喜好,在花園的幾千方呎範圍盡情發揮創意,好像小型人工樹林、葡萄園、甚至鐘樓、私家直升機停機坪,都可以在訂製別墅中實現。

司一個大埔林村項目為例,一幢三層

高訂製別墅的售價為七百八十萬元,

但毗鄰面積相若的現樓項目,則索價

八百六十萬元,兩者相距百分之五到

一成,而且後者的價格不包括室內裝

修。

黃思遠透露,目前該公司主要提供

大埔及粉嶺一帶土地,供客人選擇興

建自訂別墅,除了指定地皮,也可以

在區內替客人物色理想地皮;他形容

市場對訂製別墅反應不俗,該公司過

去一年的住宅成交當中,有三分之一

都是來自訂製別墅。

至於不少準買家會擔心村屋地地契

和業權的問題,業者強調在正式動工

前,會先確認補地價及業權等事宜;

亦因為買家在購入時已補地價,所以

物業完工後,便可以即時在市場上自

由買賣。

在按揭貸款方面,部分銀行都可以

向已補地價的村屋提供七成樓按;但

買家在購入前宜留意物業附近的發展

大綱,避免購入後才得知景觀將會被

鄰近新發展所影響。

「業者強調在正式動工前,會先確認補地價及業權等事宜;亦因為買家在購入時已補地價,所以物業完工後,便可以即時在市場上自由買賣。」

Make yourself feel comfortable and relaxed by making your bathroom as luxurious as possible. Luxury can be

incorporated via a simple replacement of a fixture right through to a complete remodel.

My client’s bathroom was dated, having been designed almost 75 years earlier. We replaced a conventional swinging door that is found in many bathrooms with a sliding door to create more usable floor space. The fixtures, which included the toilet and the wash basin, were reconfigured to create an unobstructed entry way with a more open feeling to the bathroom.

The toilet, pushed back towards the window, is now hidden from view upon entry. We removed the tub, which had been rarely used for baths, and replaced it with a full shower stall. The shower stall has clear glass on all sides, instead of a shower curtain or sliding translucent doors. This helped create a more contemporary look.

The older single window was removed and replaced with dual vertical windows that opened outwards, allowing for better cross-ventilation and more light. The location of the bathroom on the top floor allowed for the addition of a skylight that not only allowed for more light but also additional space for airflow.

We replaced a stand-alone wash basin with a corner vanity unit that makes optimal use of the small space. With the toilet and vanity repositioned, there is a definitive entry way that opens up and leads into the bathroom. Storage space for toiletries, and other personal effects had increased with the expansion from one medicine cabinet to three. These

我其中一位客戶的家,位於一幢古舊

大廈之中,相信至少有七十五年歷史,單

位的浴室也十分老舊,面積細小,客人希

望我替它重新設計,讓浴室有煥然一新的

感覺。

首先我將浴室的門改為左右拉動的趟

門,騰出更多可用空間;此外為了讓浴室

入口處看來更寬敞開揚,馬桶被移到靠近

窗口的位置,此舉亦可以避免住戶一踏進

浴室,就看到馬桶恭候大駕光臨。

另一方面,由於戶主很少浸浴,所以

索性將浴缸拆去,然後安裝佔用空間較小

的花灑淋浴間;相對一般的浴簾或半透明

趟門,我選用的透明玻璃浴屏,顯得晶瑩

剔透,營造現代簡約設計風格。

浴室裡原本只有一扇窗戶,後來經過

改造,多加一扇在旁邊,當兩個窗戶同時

打開後,形成空氣對流效果,增加浴室舒

適度,亦同時因為這個單位位於大廈頂

層,這個改動進一步加強浴室的光線和通

風效困。

原本的洗手盆由靠近大門的位置,重

置在浴室的角落,節省空間。

經過上述改動,浴室整體感覺變得更

整然有井,踏進浴室的感覺更為開豁;貯

物櫃亦由原本的一個增加至三個,全都藏

在浴室右則牆身內,無論家中有多少浴室

或個人用品,都綽綽有餘。

至於色調方面,新加上的貯物櫃和裝

飾我都採用了天然木材,由於天然木材有

漂亮的自然色澤,所以我用髹上染木漆和

光油,取代油漆,呈現木材的天然美感,

此舉也可以令木材變得更溫暖,跟浴室整

體時尚設計十分匹配。

在燈光方面,我沿著通道上方安裝燈

槽,並採用石英燈膽,透過微黃燈光營造

溫暖的室內氣氛。

BEFOREThe original location of tub, toilet bowl and wash basin was poorly arranged that watsted the spaces. 原本的浴室設計,由於沒 有 仔 細 規 劃 , 讓 浴缸、馬桶和洗手盆佔去不少空間,感覺侷促。

Instead of painting the wood trim and cabinets, we used stain and varnish to bring out the beauty of the wood. It also added warmth and a classic touch which served to complement the overall contemporary design. We inserted halogen lighting into the consoles parallel to the entryway to create a warmer lighting effect.

The remodeling of the bathroom also had a spillover effect on the hallway. The sliding door for the bathroom created an interesting door system for the hallway, as the system spans the entire hallway. With three equally sized panel segments and only two sliding doors, one panel is always open. This could be the entrance to the bathroom, the hallway closet, or as shown here, a nook for displaying artwork and a small storage cabinet.

AFTERWith the tub replaced by shower stall and relocation of toilet bowl and wash basin, the toilet looks more spacious than before.浴缸被花灑淋浴間取代,再加上將馬桶和洗手盆位置重新調動,讓洗手間整體空間感覺更寬敞。

While a complete bathroom remodel may not be for everyone, individual aspects of the bathroom can be considered:

Bathtub or shower - Decide whether the bathtub or shower is more important to you. A tub offers an opportunity for an occasional bath but showers are used more frequently. Consider widening the space to give you room to maneuver and to allow for more than one person to use it. You can design your space with steam options or a combination of showerhead and wall-mounted body sprays

Storage – To eliminate clutter, include more storage for essential items. Find out what you need for your bathroom and customize your storage solutions. You can get containers from local chain stores. Consider passing on brushed metal or clear glass storage accessories. Look instead for woven baskets or wood boxes to store extra towels and toiletries.

Fixtures – Faucets and towel rods should not be overlooked. They are not only design accents but also practical items that are used frequently. Try to buy the best that you can afford. With the need to ensure that water is not wasted, you may refer to the water efficiency labels on the product, which issued by the Water Supplies Department.

Lighting - A functional light is important in bathrooms but some fluorescent lighting can be very unflattering. Some vanity lighting fittings allow for the use of compact fluorescent lightbulbs (CFLs). They can fit into existing light fixtures formerly used for incandescent bulbs. While they give off

the same amount as light as incandescent bulbs, they use less energy. LED lighting has also emerged as an option, with manufacturers offering newer vanity options. These use even less electricity than CFLs.

Cabinet – A small bathroom can look more spacious when a petite vanity replaces a bulkier cabinet-style version. To make up for lost storage, consider tucking a tall, slender basket under the vanity.

Privacy - Use frosted glass to cover part of the window where privacy is needed. With a few matching accessories near the sink, the look will go from blah to spa.

Artwork - Don’t be afraid to put some artwork in your bathroom. You can grace the walls with groupings of framed artwork. But avoid putting treasured photos or expensive items due to the potential for water damage.

子作為貯物之用。

隱私:窗戶部分玻璃採用磨砂玻璃,

相近的小擺設,增添悠閒感覺。

藝術品:大膽嘗試在浴室中放置藝術

品,例如在牆上掛上一系列的掛畫,但最

The 1,500-sq ft home in Country Villa is a 50-year-old development project in traditional luxury district Deep

Water Bay. Interior designer Eric Fung has shown how detailed decorations make a simple unit stylish.

What are the specific requirements of the client? The client hopes to incorporate classic English style into the unit. The carved furniture, the chandelier with curved arms and the pastel colors fit into the English style. The homeowner doesn’t have special requirements, and this style was an idea of his daughter.

How to integrate both classic and modern styles in the design?

We put some gorgeous elements into the unit and balanced with some modern factors to avoid overdesign. For example, a modern-design sofa instead of a palace-style one is selected to avoid the living room looking too luxurious; to show a simple style. In addition, the light and warm color tone is selected to replace the golden color that commonly used in the European home décor.

What are the challenges in designing this kind of old unit?

The layout of this 50-year-old unit had a common problem that most of the old buildings have, such as a main pillar near the entrance that doesn’t really harmonize with the overall design. Therefore we tailor-made a curved shoe rack to hide the pillar and; will therefore go left to the living room when they enter the unit.

請問這個單位設計特色是甚麼?客戶有甚

麼特別要求?

戶主希望將英式華麗風融入家居中,

從家具的雕花線條、吊燈的優雅曲線、以

至整體偏向淨白柔和色調,都是貫徹這種

風格。其實客戶本身沒有特別偏好,但其

女兒十分鍾愛這種英式氣氛,所以與客人

商討設計時,她傾向採用女兒的意見。

在設計單位時,如何做到具古典美之餘又

不失現代感?

雖然單位有很多華麗元素,但戶主也

不希望太過流於俗套,部分設計仍採用現

代摩登元素,好像客廳棄用繁複雕花宮廷

式沙發,改為一張寬闊而富有時代感的設

計,其用意是減低過度奢華、增加現代簡

約美。另一方面,單位採用柔和而非金碧

輝煌的色調,亦是希望平衡歐陸式過於豪

華的氣氛。

這類舊式住宅佈局,會否對設計造成挑

戰?

由於單位樓齡接近五十年,所以都出

現舊式樓宇設計的通病,好像一踏進大

門,就有一條主力柱正好放在你面前,感

覺突兀。於是我在此玄關位置訂造了一個

弧形鞋櫃,除了可以修飾主力柱帶來的礙

眼感覺之外,也能將客人引領到左邊的客

廳,一舉兩得。

As I know your client is the tenant of this apartment. Will the designer be restricted as the landlord doesn’t allow the tenant to do much makeover?

The client had an adequate budget of HK$80,000 to decorate the unit though he didn’t want drastic changes, or to demolish anything. So we just polished and decorated the unit but didn’t make any changes on the layout. Repainting the old cabinet and decorating it with carved wood line and velvet omament can help create the English style. Choices of lightings and coffee table are also details to achieve the same style.

European style may sometimes make the unit look too gorgeous and luxurious. How do you avoid overdesign?

Golden color and palace-style home décor are quite commonly used in European style. So we communicated with the client about our design concept to prevent us from overemphasize on a single style or element. We could compromise with some ideas to make to unit look fashionable and decent, and also the client would feel proud of. This is how we made a dream home for the client.

飾這個租住單位,但又要遷就業主想

法,不能作太大幅度改動,於是我們

的設計重點放在粉飾現有家具。好像

將原本殘舊的儲物櫃重新髹漆,並且

在上面加上英式雕花木線、絲絨等裝

飾,因此在不用大幅改動單位的情況

下,仍能塑造英式高雅感覺。另一方

面我們亦在擺設上著手,好像燈飾、

茶几等細節,都呈現客人希望感受到

的英倫氣氛。

In the spirit of spirits, we asked our local wine (drinking) merchant, Chevy June to put forth an informative and interesting line or two on things viticultural. Instead we got this.

are everywhere and will find you quicker than a jackhammer can find a quiet stretch of Hong Kong bitumen to batter; why recently a cyclist was booked in Australia wobbling his way harmlessly home along the sidewalk having reached and breached the legal limit of 0.05. Not only was he fined, but his driver’s licence was also suspended.

In the U.S a man registered slightly over the limit whilst riding his horse home in Virginia. His defence that the horse knew the way home and he was just a passenger failed.

So you are all armed-up for your first jaunt into the quiet, bourgeois end of the Blue-Collar farming world and visit one of the many wine hot-spots across the globe somewhere; so what does all this mean for the savvy, hands-on, travelling wine-taster who likes to get their hands dirty out in the tasting rooms at the ground-zero of winemaking, but don’t want to lose the right to drive your own car?

A) Breed. Have children. One or two is better as there must be an allowance for sickness and schools. If there were time machines I would begin this process now, wait until they’re old enough to legally drive a car, and head on back to enjoy my 20s again with a confused designated driver wondering how they could possibly be my offspring. If you are like me and can’t foresee octogenarian winery tours happening or have no time machine, see (F).

B) Hunt down a non-drinking partner. When you are online and searching for your new other half, tick that ‘non-drinker preferred’ button with all your might. They are worth their weight in gold - gently ascertain whether or not they have a licence and if they don’t, make them understand this is pivotal and they’re sure to rectify this problem in the near future.

C) Be a Tour Guide. Ok this is probably not the most obvious of choices, but you will be paid to drink, waffle on rambunctiously about wine (as every guide should) to the Nurses Social Single’s Club of the Guangdong No.16 Bicycle Factory infirmary and be driven around by a professional driver while doing it.

D) Visit Your Younger Brother / Sister. Stay as long as it takes to knock off the region’s wineries, or your welcome - you will have your goal firmly in mind at all times, thus always behaving preventing

二、追求一位不喝酒的伴侶:如果你

透過交友網站結識另一半,最好在搜尋時

揀選「不喝酒」的選項;與此同時,正式

交往前要確認對方已經擁有、或者即將會

考取駕駛執照,如果對方猶豫,你就要強

調「駕駛執照」這四個字,對這段關係的

重要性!

三、轉行任職導遊:這個選擇可能令

人摸不著頭腦,但當你知道當上導遊後,

就可以在帶團時在酒莊景點免費品嚐美

酒、向旅客發表自己對酒的偉論,而且可

以拿取工資,兼有司機接送,一舉多得。

四、探訪你的弟妹:在他們的家中留

宿,直到你到訪區內所有酒莊為止,你甚

至可以運用你的權威,要求他們的子女充

當你的私人司機。

五、在官場上工作:物色一份既需要

你的專業知識、而且要經常喝酒應酬的工

作。其實際工作只需要輕輕鬆鬆檢查下屬

的工作進度、偶爾寫寫報告,而且可以獲

分配一個司機,解決喝酒後不能開車回家

的問題。要獲得聘用,你無需擁有特定的

學位或專業知識,「飲得」才是最重要。

六、領養孩子:聽起來很難做到,但

其實一舉多得,既可以挽救瀕臨破裂的婚

姻,又可以讓自己老有所依。要得到這樣

的好處,你只需給領養孩子無盡愛心、安

全感、良好教育和一張駕駛執照。

如果上述方法都不太合用,或者覺得

只是一種不切實際的幻想,你可以還原基

本步,參與品酩旅行團,或者發揮團隊

精神,與朋友自行組織一支四人品酩小

組,在旅程中每天預先選好其中一人為駕

車者,然後每日輪番替換,以保障駕駛安

全。但要緊記誰是當天的司機,就萬無一

失!

F) Adopt. Sounds harsh, but people have kids to save marriages, out of boredom, protection against financial woes brought about by the curse of ageing. Enlighten the life of a child, while giving them love, security, education and a driver’s licence.

If none of the above appeal, or you are unable to see the thing through from dream to reality, then it looks like joining the good old wine tour circuit, or maybe making the trip a team effort, for example, a group of four, pre-selecting (important) The Driver to drive, and three to taste on the day, taking turns throughout the trip to warm the hotseat and keep travels safe. As long as you can all remember who is The Driver, you will all be safe and out of trouble.

者接受呼氣測試,即使單車很少會對路人

構成嚴重傷害,但一旦發現酒精超標,不

僅會被罰款,連汽車駕駛執照也會一併吊

銷。

部分檢控個案聽起來也令人匪夷所

思,美國維珍尼亞州一名騎馬的男子,在

公路上被驗出酒精超標。他在庭上辯稱,

馬匹其實知道他回家的路線,他騎在馬上

Self Pampering with Aromatic Baths

香薰沐浴洗滌身心

Living in a hustle bustle city like Hong Kong, it seems everything is on the go. In this fast paced and stressful environment, we seldom

allow enough time to relax or sleep, let alone a long soothing bath. Ironically, those who need this leisure luxury most are the ones who thought they can’t afford the time. Actually, pampering yourself with an aromatic bath can be simple and quick, you will feel recharged and invigorated afterwards.

When we think of baths, we merely think of getting clean, but if you know the tricks, by using your favorite essential oils and simple bathing techniques, you can create your own in-home spa, indulge your senses and nurture your soul.

The “ETC” of Aromatic BathsE for the Essential oils.

Essential oils and baths have

synergistic effects and the choice of essential oils can be highly individual. Each essential oil can affect us both physically and emotionally. For example, Lavender has been used traditionally in skin care for treating oily skin and acne conditions; it also has calming and soothing effects for the nervous system and can be used for the treatment of insomnia and anxiety.

T for the Temperature of the Bath Different bath temperatures can

achieve different effects:A 20-minute hot bath (38-42˚C) can

increase circulation, relieve muscle soreness, eliminate toxins and promote sleep

A warm bath (36-38˚C) is great for relaxation, relieve stress and rejuvenating.Bathing time: 20-40 minutes.

A tepid bath (32-36˚C) is useful for

sensitive skin and relieve of inflammatory conditions such as itching, skin irritations and rashes. Bathing Time: 10-20 minutes.

A 2 to 5 minutes cold bath (15-20˚C) or ice bath can be used on parts of the body to reduce swelling due to sprain or injuries.

C for the CarriersWhen choosing carriers, you need

to consider your skin condition and what do you need the carrier to do for you. For cleansing use simple soaps, for relaxation and reduction of body fluids use a bath salt, for dry skin use a plant oil such as sweet almond or olive oil. Honey has nourishing and anti-inflammatory effects on skin. Milk and cream are great emulsifiers and can also be used for their nourishing effects, just half a cup with the essential oils of choice would be enough to make your skin silky smooth.

水浴就最好不過,但很多人都覺得浸浴

是一件很花時間的事情,十分奢侈,其

實享受一趟香薰浴可以既簡單又方便,

只要運用合適香薰精油以及一些小技

巧,洗澡都可以做到水療般的身、心、

靈舒暢效果。

香薰浴的「ETC」

每一個香薰浴都包含三個元素,分

別是香薰精油、水溫及基礎油。

「E」是指香薰精油Essential Oils

透過沐浴過程,香薰油的功效可以

發揮得淋漓盡致;此外,不同精油對身

體和心靈有不同功效,可以隨個人喜好

挑選,以薰衣草精油為例,它有效改善

油脂分泌旺盛、容易形成暗瘡的皮膚,

在心靈上,它更可以讓我們的心境平

和,對失眠和焦慮情緒等症狀,有很大

幫助。

「T」是沐浴時的水溫Temperature

不同沐浴溫度,可達到不同的抒緩

效果:

二十分鐘的熱水浴(攝氏三十八至

四十二度),可促進血液循環、抒緩肌

肉疼痛、排毒及促進睡眠;

二十至四十分鐘的溫水浴(攝氏三

十六至三十八度),可令全身放鬆、抒

緩壓力、令人精神煥發;

十至二十分鐘的微溫水浴(攝氏三

十二至三十六度),有助敏感性皮膚及

消除相關炎症帶來的不適,例如痕癢、

出疹等;

在局部身體皮膚進行二至五分鐘的

冷水浴(攝氏十五至二十度),可以減

輕因受傷帶來的腫脹症狀。

「C」是令香薰精油發揮作用的「基礎

油」Carrier

選擇基礎油時,要先考慮自己的皮

膚狀態,以及你希望基礎油能將香薰精

油發揮甚麼作用,如果你想減少水腫,

浴鹽就是最好的基礎油;如果想滋潤乾

澡肌膚,則可以將精油配合杏仁或橄欖

油使用,而蜂蜜有滋潤皮膚及消炎作

用,此外,牛奶及奶油是理想的乳化

劑,只需將半杯牛奶或奶油加上幾滴精

油,就可以令你的皮膚如絲般幼滑。

I don’t have a bath tub!家中沒有浴缸,怎麼辦?

Some of us may not have the luxury of having a bath at home, we can still enjoy the benefits by having stimulating showers, hand and foot baths. For showers, you can first mix the chosen essential oils and carrier (except bath salts), rub the mixture all over yourself after you cleansed, leave it on for a minute or so, then rinse. You can also create your mini steam bath by plugging the shower drain, then add the essential oil mixture into the collected shower water, inhale as the steam evaporates the essential oils, in the mean time your feet would be enjoying a foot bath as well; just remember not to flood the bath room while you are enjoying it.

並不是每一個家庭都擁有浴缸,但其實只要我們動動腦筋,花灑浴也可以做到相同

效果。首先沐浴潔淨全身,然後將精油及基礎油混合塗抹身上,靜候一、兩分鐘後,

用花灑完全沖洗。另一個方法是堵住花灑企缸的去水位,開動花灑,然後將精油和基

礎油倒在企缸地面上的水中,此舉不但可以讓你的足部享受香薰足浴,而且當你吸入

香薰蒸氣時,也可以將香薰油的好處,滲透身體每一個部分。不過千萬要謹記,要留

意企缸中的水深,不要過分注水導致水浸!

Carrier Recipes for Baths

Bath Salts Blend For detoxifying and relaxation

• 1 teaspoon Baking Soda• 1 tablespoon of Sea Salt• 2 tablespoon of Epsom Salt

Add 8-10 drops of essential oilMix well and add to a full tub of bath water. For hand and bath use only half the amount.

浴鹽配方有助排毒及抒緩神經

• 小蘇打:1茶匙• 海鹽:1茶匙• 瀉鹽:2茶匙• 精油:8至10滴混和後加進整整一浴缸的水內,如果不是浸浴,而只是洗澡或在手部上使用,可以將上述材料份量減半。

Cleopatra Blend For skin moisturizing and ultra smooth texture

• 1/2 cup of Milk, heavy cream or buttermilk

• 8-10 drops of essential oil (for a luxury blend like this I would use Rose, Geranium or Ylang Ylang)

Mix well then add to bath. Sprinkle some cleaned rose petals for that added luxury.

埃及妖后配方滋潤及柔滑肌膚

• 牛奶、奶油或白脫牛奶(酪乳):半杯

• 精油:8至10滴,筆者特別喜歡使用玫瑰、天竺葵或伊蘭樹

混和後加進浴缸裡,想得到更賞心悅目的效果?可以加進一些玫瑰花瓣。

Aromatic Honey Bee Blend Soothing, anti-inflammatory and skin nourishing

• 1/4 cup clear raw honey• 2 capsules of Vitamin E • 8-10 drops of essential oil

Mix the honey and the content of the Vitamin E capsules with the essential oil then add to the bath and enjoy. Add a couple slices of fresh lemon if you want to taste even better.

蜂蜜配方抒緩、消炎及滋潤皮膚

• 蜂蜜:4份一杯• 維他命E膠囊:2顆• 精油:8至10滴將材料混和後加進浴缸中,如果想增強嗅覺享受,可以加入幾片新鮮檸檬。

Oil or Simple SoapSimply add 8-10 drops of essential oil of choice to 1 tablespoon of non-scented simple soap lotions, sweet almond oil or olive oil. Add to bath water or rub on skin at shower.

基本清潔
