FIND UNDERPERFORMING ASSETS
Now look for properties in the market that seem to be performing
below the recently reviewed market averages. These properties may
be good candidates for your services.
Similar to the original search, choose the
target geography, identify the property
type, and focus solely on the existing
properties.
The difference here is the we are going to
isolate only those properties that are a
maximum of 70%.
When ready, click View Results.

TARGET PROSPECTS
Using our results set, find prospects that might need your help.
Adjust the type of change that most closely matches
your prospecting effort. “Leasing Co Changes” and
“Property Mgmt Changes” would likely work the
best in this scenario.

We are going to look at the previous company on the right which may be a
professional leasing company and then compare that to the “new leasing company”
on the left which may be the owner.

TARGET PROSPECTS
Review the Lease tab to identify what
space is available in this building as well
as who is representing that space. In
this case, the owner is representing their
own availabilities.
Also investigate the For Sale tab to see if the
property is on the market. This property is on the
market represented by the owner and has been on
the market for more than one year which is longer
than average in this location.
